It would be easy to characterize Gainesville as a pure college town—the University of Florida is home to over 50,000 students in a city of 130,000, and the campus is arguably the defining cultural hub of the community. Between the art exhibitions, concerts, lecture series, and, of course, the wildly popular Gator sporting events, the UF campus culture is a magnet for students, locals, and visitors alike.
But Gainesville has much more to offer than just an electric collegiate atmosphere. The historic Hippodrome State Theatre anchors the thriving Downtown district, which is packed with a vibrant assortment of bars, nightclubs, and restaurants. Local favorites like Flaco’s Cuban Bakery and Volta Coffee attract a steady stream of students and non-students alike at all hours of the day and night.

Property Ratings at Georgetown Apartments
I moved recently to Georgetown Apartments and I really like it here. I moved into an apartment with a brand new kitchen, appliances that are very modern (stainless steel) and the floors are very nice looking. Love the look and feel of the apartment. They have a new leasing manager (Robin) and she was super friendly and took the time to sit down with me and explain the process. She answered all my questions. All the staff that I've met are all super friendly. I highly recommend this place.
This place has gone down hill quick. Lived here for 3 years and it got worst every year. Maintenance issues are put off to turn apts. Floors and walls are thin. The pool is unusable do to unsupervised unruly children. The laundry facilities are not kept up with. Dogs are rarely on leashes. Tenant don't clean up after their pets. There is always garbage around the property. Tenants throw left over food in the parking lots which attract raccoons. Parking is ridiculous. A raw sewage leak was left undealt with for 3 days. If you consider this property make sure you drive thru after the office staff is gone. The list is really endless on why to not rent here
Property Manager at Georgetown Apartments, Responded To This Review
We are sorry to hear you have had a bad experience here. We have a new manager that has started 3 and a half years ago. She has made improvements and responds to issues as soon as they rise. We have 24-hour maintenance which responds to your needs in a timely manner. The rules and regulations are gone over very thoroughly before move in. Please give Georgetown another chance so you can see the changes and the great staff.
Thin walls, squeaking weak floors, no privacy ot peace of mind depending who they place you by. Not managed properly and can not get in touch with the owner with any issues. No sufficient lighting at night. Supposed to be monitored but cameras never "see/catch" anything. Save your money. Cheap isnt always better you get what you pay for. Garbage disposal and bathrooms always smell like sewage and we dont use the garbage disposal. Alot of other maintence issues. They only have 1 guy doing maintence.
I have lived at Georgetown for a number of years and I really like these apartments. This is my second apartment (home) in this complex. The apartments are very spacious, lots of closet space, close to shopping, on a main bus route, management is always quick responders to any emergency. parking is easy and quite assessable. Office staff and long time maintenance personnel are awesome.
