Property Ratings at Georgetown Apartments
I love living at Georgetown Apartments. I have lived here several years. The apartments are beautiful and UNIQUE unlike the other cookie cutter complexes. They have like 100 different floorplans - not exaggerating. You truly feel like your apartment is your own. The grounds are lovely with beautiful, mature trees and they always keep up with the grounds. Maintenance always responds in a timely manner and the office staff are always friendly and helpful. They organize community events like pool parties, karaoke nights, movie nights, etc. My experience with residents has always been friendly. Georgetown has the look and vibe of a little village! It IS old but it has charm and good bones.

Hi, reviews like this give us motivation and help us ensure we provide high-quality care.
These apartments are very spacious and have so much charm! The Management team and Maintenace team are very friendly and reliable!! There was a time when I locked my keys in the car coming home from work late at night therefore, I had no way to get in my apartment, so I called them and Maintenace came right away to let me in!!!!!! Sara (management) is always friendly and always has an open door she is truly awesome such as the staff they are always doing some kind of activity for the residents such as movie night at the pool, Christmas party, trunk or treat, garage sales, karaoke night etc!!! This is really good place to live!!!!!!

Hi there, thank you for taking the time to leave a review for us at Georgetown Apartments. We're happy we could meet your expectations!
This place used to be surprisingly cheap and had a flat utility bill, which was really nice. Unfortunately last year a new management company bought the place and raised the rent far more for new leases than they had done since I moved in in 2017 (normally the rent increased about $16, but this time it was over $100), and now they're also getting rid of the flat utility bill, which I would understand, but my windows don't even close all the way. I was lucky enough to renew before they got rid of the flat utility fee, but I'm sure my electric bill would be quite high unless I decided I'm okay with freezing in the winter and boiling in the summer. I also recently had an issue where a sparks were coming from a power outlet in my living room whenever I turned the kitchen light switch on, and I immediately put in a maintenance request and answered 'yes' to the question asking if the issue is a fire risk. Despite that my request was marked complete even though nobody came out to look at the problem. I had to text videos of the sparks coming from the light switch to the leasing office's cell - one video was sent as an .mp4, and the others as Google share links. The person that responded said my pictures didn't work but claimed they'd sent someone out. I responded asking when that would be, and mentioned that I verified with multiple friends that the Google links worked. Suddenly it's "I can see the videos now but I had to copy and paste the links" (yeah, right), and they'd send someone out that afternoon. Oh yeah, I also get a ton of wasps in my apartment because my windows won't fully close. Those maintenance requests also get marked completed. Trust me when I say waking up in the middle of a night with a wasp buzzing around on your blanket isn't fun.
I've lived here for 5 months and my apartment reeks of cigarette smoke every day. I'm not a smoker, but my neighbor across the hall is. Apparently I missed the fine print that states you cannot smoke in communal areas on the property, but you can smoke in your apartment. I've been told that unless they have proof someone is smoking communal areas there is nothing they can do. Meanwhile, since the buildings are boiler heat and it wafts into the apartment at all times, it continually smells like cigarette smoke. My heat went out due to a thermostat failure when it was negative 4° outside just before Christmas Eve, and it took them two days to come in and actually fix it. I would not recommend this property to anyone. I'll be moving when my lease is up.
Nice area in the places look pretty spacious. Area is nice

My husband and I have lived here for a bit now and have had some issues. The management has been great and the neighbors aren't terrible. Although, we noticed after a storm we had some water spots on the ceiling of our bedroom, meaning the roof in the attic started leaking. When the leasing office sent some to "fix" it, the man who came just had some white spray paint and painted over it. When the leak moved to our living room it was much worse, they sent people to fix it, but it was still a persistent problem. We just noticed some black spots after a snow/rainfall and our roof is currently soaked.. luckily we're moving at the end of the month.

I have lived in the Kansas city area for many years. Moved around quite a bit, so experienced a lot of apartment complexes. This is by far my favorite. The staff is friendly, helpful and lots of amenities here. Most of my neighbors are long time residents and very nice. It's more of a community than just a place to live. Couldn't be happier!

I have lived here for 4 years and I absolutely love it. It's a beautiful community, everyone is very friendly and I have great neighbors. The apartments are larger than any other communities I have looked at or lived at. My favorite amenity is the outdoor pool, it's huge so it doesn't seem like it's crowded. The staff has always been very helpful. I highly recommend living here.

I’ve lived here over a year now and just renewed my lease. Great place to live! Everything is nearby and hospital is right next door. Had a couple small issues with my kitchen sink and dishwasher but the office and maintenance staff took care of it quickly and were very helpful. Would highly recommend. :)

That’s awesome to hear, Barbara. We love our residents, and want to make sure they are having a great experience at Kansas City Georgetown Apartments. Please reach out if we can be of assistance in the future. Here's to 13 more years!
As a 9 year resident of Georgetown, I can honestly say that I'm very happy living here. We have a friendly and diverse group of people who seem to get along very well. Geoergetown has a lot of personality- this isn't a cookie cutter place which is what originally drew me here. The apartments and townhouses are spacious and there are lots of trees to make you feel closer to nature. The pool is fun in the summer and they have a fun resident appreciation week celebration. Come and check it out for yourself and welcome to the community!
Terribly maintained old apartments. Cockroaches run freely here and no work is ever done to improve the buildings. Heavy smoke smell in the hallways and run down storage units
I moved to a studio here last year. Upon move in there were many issues with maintenance that took weekly emails for two months to finally get resolved. After another few months, after receiving no notice, the pest control walked in my apartment while I was changing. The front desk ladies immediately admitted they didn’t send any type of notice. I moved out at the end of the month since they broke the leasing agreement. They are 100% incompetent. If you’d like to have privacy in your home, don’t move here.
Neighbors fight constantly. I understand, it happens in apartments sometimes. However, this particular neighbor happens to be the maintenance man for the apartments. Do I stomp on the floor, confront him, call the police? He has a key to my apartment. If I act will he retaliate while I'm away? I've discussed this issue with the management for month and they've done nothing to fix the problem. Read the other reviews about Georgetown Apartments. Don't say we didn't warn you!
The workers at the leasing office will lie to you as much as they can so you will sign on to the lease and they will not stand by their statements. They have no manors, and poor maintenance scheduling. They may give you a day notice if your lucky. Sometimes they just won't even show up. It took two weeks to get my range/oven fixed. Do not move here!
Aesthetic: Immediately upon arrival at Georgetown, you know you've found something rare in the world of apartments. You've only just left the interstate, but somehow lost all the noise, and these buildings aren't your standard boxes. They're gorgeous; Each one unique in structure, with personality and an old-world feel about them. They even have names! Hand painted on hanging wooden signs, welcoming you home. Not your standard-fare, cookie-cutter kind of place. Neighborhood: Other residents are friendly. Quick to make newcomers feel welcome and happy to help if you need it. It's a safe area. Police regularly patrol through the day and night, and the hospital is practically next door. Don't expect any trouble here. Price: Rent sounds high at first, but the space is always generous, and with all utilities paid, doing the math will show you that it's fair. Add to that an indoor and an outdoor pool, a workout room, and tons of other amenities. Georgetown makes sure you're getting the most bang for your buck. At first. They have a bad habit of raising rent every year, without updating anything in your home. Long term residents will tell you they're paying too much. Also, Time Warner Cable appears to have a strangle-hold on the whole complex, so if you're looking to save money with AT&T UVerse, or take advantage of the GoogleFiber area we're in, expect to be disappointed. Maintenance: The maintenance team has clearly improved since I first moved in. I went my first year with a broken shower and a flooding basement, and my neighbor's building's chimney collapsed. Since those dark times, Georgetown has hired competent workers, and they are working around the clock, making life at Georgetown pretty comfortable. I haven't had a problem in the past two years that they couldn't solve in a timely fashion. Ultimately, Georgetown is a wonderful place to live. Great people work here. Great people live here. I can forgive the minor inconveniences of limited options in Internet and TV. I love it here. And you will, too.
