Recognized as one of America’s most historic neighborhoods, Germantown dates back centuries all the way to 1683. Even though it’s one of the oldest settlements in the city, Germantown has a relaxed and friendly vibe about it.
And speaking of its historic vanity – the Cliveden Estate’s backyard was the site of the 1777 Battle of Germantown. Along its main thoroughfare, a 2.5-acre rose garden flourishes with brightly-colored blooms at the Wyck House. Locals gather at the Johnson House – which was a stop on the Underground Railroad – to join in the Juneteenth Festival. The Revolutionary Germantown Festival is held every October and features reenactments of the Battle of Germantown.
Outside of their affordable apartments, locals can be found exploring Fernhill Park or dining at delicious eateries. Locals look forward to easy commutes to work by way of two SEPTA rail lines.

Property Ratings at Germantown Square
I just moved here and really love it already! Beautiful apartment, and super friendly leasing team. From my first phone call to move in process, their leasing team has been so hands on and answered so many questions patiently. Apartment was handed off in good condition too from previous tenant, when my cleaner came after I moved in for a deep clean- she complimented the cleanliness which made her job easier. The team is super responsive and helpful which makes me feel at ease taking the leap to move here. I am a really light sleeper and haven’t been disturbed by anything yet! Emergency (even minor) Maintainance request was responded to professionally and diligently within 10 minutes of submitting through the app and handled promptly. The application process was easy too. Ah, they also left a bottle of champagne with keys which I totally forgot to thank them for! Great team, secured building.
This place is absolute fake luxurious trash!!! The management is totally unprofessional and careless. Like the review below me said they actually sent a picture of dog poop to everyone’s email!!! How unprofessional!! The outside dumpster is beyond disgusting trash is always every where even people that live on the block are able to throw there trash right over the gate not caring where it lands.. The parking garage is a joke !! They are charging tenants $150 and month for a garage you can barely maneuver in on top of that it floods EVERY time it rains! The walls are super thin you can hear your neighbor whisper. You can’t can’t a hot steamy shower to save your life. Management does not keep this property clean at all. There has been trash juice that has dripped on the floor from the elevator to the door that has been there for months! Oh and as far as the police next door they don’t have a care in the world that people live here in the summer they talk as loud as they can in the middle of the night good luck trying to sleep. Oh and They just turned the heat on in the lobby area as well as the hall ways like it hasn’t been freezing lately. This place is a complete joke. Take your money elsewhere you will be disappointed.
The other reviews are spot on. This place is disgusting and unsafe. The amazon locker system doesn't seem to be working because packages are just left on the floor. As a result, there have been so many package thefts (from inside the building) that management is deactivating the door codes for the delivery people. Basically as far as they're concerned its not their problem and you can either go pick your packages up from somewhere else or have them left on the sidewalk. Why don't they use the amazon lockers? Good question. Aside from that, this week management finally acknowledged (this has been an ongoing problem) that one of the tenants lets their dog crap all over the building (they emailed a photo of a pile of dog crap on the stairs - not kidding!). This place is 100% nasty, and besides the dog crap problem the apartments (or at least mine) smell like an ashtray because management isn't enforcing the no-smoking policy and smoke filters through the ducts and stinks up the entire building. Management also didn't bother to salt or shovel the parking lot when it snowed, so if you rent a parking spot I hope you like walking across an inch of solid ice and hope you don't fall and break your neck. And the parking lot floods too whenever it rains, ankle deep, so enjoy. Don't be tempted by this place. At first the location and amenities seemed great but this building is a disaster and management is inept to it.

I don’t know where to start but on the outside it looks nice until you step foot in here. Everything is cheaply made and barely even works like outlets or the laundry machines they provide. The management they call in seem like they don’t even care and honestly don’t even know what they are doing. The only good thing about this building is the Amazon locker thus it gets one star. The bathrooms suck the water is barely hot the pressure is extremely weak, right across from most balconies is a police station no more than 5 feet away (not even lying) so be ready for the lack of privacy or them peeking into the apartment every now and then and the police station keeps this bright light on so if your on their side you can’t have total darkness there will always be that light and not to mention they are very loud at the latest times. I’ve witnessed neighbors be harassed by other neighbors for actions they didn’t even do. And most of the hallways on each floor smells like dog urine especially the elevator. I had high expectations for this place and gave it many chances but the cons outweigh the pros
This place is disgusting. It looked nice when it was new but I regret moving here. Where to start? The elevator and halls smell like urine from people dragging leaking trash through the building. On that note, there isn't enough room in the trash area so the bins are constantly overflowing and spill onto the sidewalk. The trash can in the lobby was overflowing too, so instead of getting someone to empty it, management sent a nasty email and then took it away. So people started just leaving their trash on the lobby furniture instead. The elevator seems to break about once a month. The hallway on the ground floor has flooded 3-4 times since I've been here they seem to have problems with the pipes bursting. The basement (where tenants storage area is) flooded too. Did management offer to pay for damaged property? No! Despite it clearly being their fault because they did get contractors that were able to fix the drainage issues in the basement. This is one of the few things that management has bothered to address. They send lots of emails about how they're working on problems but nothing happens. Be prepared for random water outages, people slamming doors and kids screaming at 3am, whatever you can think of it will probably happen here!
