Property Ratings at Gerwyn Manor
I was interested in moving here, but was told I couldn't tour the apartment until after I do an application, that makes no sense to me. Why would anyone pay before seeing if it's what they're looking for. Also, it's really hard to get in contact with anyone in the office.
This place is very quiet which is a plus the down side is they don’t fix anything. I have maintenance request in online. They would send an confirmation back stating it was fix. When nothing was ever done. The pest control comes out once a month to spray. I was upstairs unbeknown to the pest control which only entered my hone just to place a note on my countertop without spraying. Which is disappointing to me because I am thinking they are really doing there job. I told them my dryer was smoking and its an fire hazard still nothing done..
Called their corporate office to schedule a meeting and of course no one there, spoke to someone actually in the office the next time whom told me to come in person to do app because online it charges $350 to do it and when i arrived again no one was there. The level of unprofessionalism here is appalling so we’ve decided to move elsewhere instead of here
I have lived at Gerwyn Manor for over 10 years. Management and maintenance are very friendly, promptly responds and are professional. If you are looking for a nice community to move too with a safe and family environment , I recommend Gerwyn Manor. Estella and Elizabeth are the best.
My niece referred this apartments to me. Upon touring the community everything was nice and clean. The office staff made me feel important, very attentive to my needs and wants. Estela made sure that I had all the information to completed the application, she was very friendly and made me feel welcome! When I moved in, my apartment was ready! After a couple of days , Chelsea call me to make sure I was comfortable and happy! I'm planning to be a tenant at Gerwyn for a long time!
I have been a current resident at Gerwyn Manor since April 2017. I absolutely love my apartment! The new manager Ms. Estela is amazing!!!! the maintenance staff are always willing to help! the community is clean and quiet. If you are looking for a new home I would definitely recommend Gerwyn Manor!
I've been a current resident for 9 years at Gerwyn Manor raising my son and I absolutely love it. The community is quiet and the location PERFECT!!!! I'm in the middle of EVERYTHING I love! The school district, the mall, the highways, My bank, supermarkets, hotels, bowling, skating rink, kids eat free eateries, airport, etc.!!!! The neighbors look out for each other. I love having access to the pool. The maintenance staff completes tickets in a timely manner. I love the technology of paying my rent online. I love my big rooms, and my big patio. Onsite laundry is a GREAT amenity! I feel safe living here with my son. I like living in a place where when there's issues, it gets resolved and not swept under the rug. I Love my neighbors and the communication the office staff has with us residents. I love the fact that I know some of the officers and the postal employees by their names as well.
I have lived in Gerwyn Manor Apts since 2014 and i am please with management and i love my apt.
I would never recommend this place to anyone. This was the first apartment I ever lived in and had hoped for a good experience and a long term place to call home.. But I was wrong. When we first moved in the carpet was dingy. We were told after a year they would replace it.. Well that management person was fired.. We advised the new management of the promise that was made and we were told they weren't sure why she would have told us that because they don't replace carpet while people are renting. That sucked... Then can the gun shots.. One month behind our window (no.....seriously we saw the guy outside our window) a guy fired off 2 shots. We called police and alerted management... They didn't even seem to care and did nothing. One month later again in the same spot.. Called the police and alerted managment (took a million times calling over and over again to get in touch) and we were told they would try and have police patrol the area at night. Never really saw police but honestly that didn't do anything. Then we had fights outside the back of our house. About 15 people all together threatening to beat and shoot each other. Let me tell you how nice that was with a small child in the house. I called the police that night as well but the people left as soon as the police rolled up. I contacted management again (again called a trillion time and finally my husband told them to call me. They didn't though I spoke to them when I got home) I even told them which apartment was responsible.. They told me they were going to give them their 21 day notice.. Well guess what. Those people are still living there.. So I finally had enough and have my 60 day notice. This place is dangerous especially for kids and the management team is lazy and unprofessional. If you do decide to rent here... Don't say I didn't tell you so.
there has been a HUGE difference with new management at gerwyn manor. calls for maintenance are hit-or-miss...i suppose depending upon who is working? some things i've called on are never looked at while others still take a few days to get a repair. the grounds have definitely seen better days as well--huge holes in the privacy fence that separate the apartments from the seedy hotel that gets regular police raids (no seriously, this happens) and almost non-existent parking spaces. most nights (and early mornings), you can listen to people blasting music from their cars for extended periods of time..so if you already like rick ross, drake, nickleback and various country artists i guess this won't bother you. old management also took their playground with them, so children regularly run through the parking lot screaming and without supervision. keep an eye on your vehicle, because these kids are prone to throwing footballs and riding their bikes/scooters into cars. the kids aren't the only ones screaming either--weekends are prime time for post-club nonsense (fights, domestic violence and just general screaming). i've managed to avoid some of the more-offensive bugs, but every year i manage to get ants, crickets and fruit flies (the fruit flies are the worst, let me tell you). the walls in the townhouses aren't thin or anything, but it's not hard to hear if your neighbors have kids or like to run up and down their stairs repeatedly. calling the police repeatedly really is your best option if you are disturbed by excessive noise from your neighbors or if you see something disturbing--the newest property manager and her assistant seem understanding and empathetic, but really don't have the backbone to enforce any of the terms in the leases. it's just easier to call the police and pass on the report to them over and over...and over. calling their corporate line generally does nothing as well. the complex has also been prone to break-ins of various sorts (townhouses and cars), so if you decide to move here, be sure to lock your car (or if you can't, take everything important out), lock the back patio sliding door (with bolt), lock all windows and BOTH locks on the front door. i've had my car broken into once before and my stuff wound up over at that seedy hotel just beyond the dilapidated privacy fence.. probably makes it a little easier to do stuff like this seeing as the parking lots aren't lit very well.
The apartments need a renovation for the price being paid but besides that, they are nice and quiet. It's home and my first apartment.
Customer Service here is horrible. Nice apartment, spacious, quiet neiborhood. But management is horrible.
Went to Gerwyn Manor to see about renting an apartment during normal business hours - there was a sign on the rental office door saying "in a meeting, back at 1:30" (it was 12 pm). We saw someone inside by themselves, so we knocked on the door and the woman who answered was VERY rude and said "I put that sign on the door for a reason - I cannot help you right now, you'll have to wait". We sat in our car and waited for about five minutes when she came back out and motioned us to come in - she said the only unit we could view was the rental office and when we asked about the price, the cost for the apartment was over $200 more per month than advertised on the internet. Her excuse was "the price fluctuates on a daily basis". She then handed us a flyer with the advertised price crossed out in marker and the new price handwritten on it. When we asked about time frame for move in, deposit required, etc. she said "well, IF you are approved, we can discuss that at that point." VERY rude, we didn't even bother applying. We felt very unwelcome and this just solidified all the reviews we had read about rude office staff.
