Located just across Lady Bird Lake from Downtown Austin, Zilker is one of the city’s most desirable neighborhoods. Zilker’s tranquil residential streets are complemented by walkable access to an array of shops and eateries clustered along South Lamar Boulevard and Barton Springs Road. However, Zilker is perhaps most famously regarded for its easy access to some of Austin’s best outdoor recreation at Barton Springs, Barton Creek Greenbelt, and Zilker Park.
The neighborhood was actually named after nearby Zilker Park, where exciting events like South by Southwest, Austin City Limits, and the Holiday Trail of Lights take place. Property Ratings at Gibson Flats
I've lived here going on 4 years now. It's perfect for me because I'm in-office 2 days a week and at home the other three. I've never lost connectivity during a meeting. This area of Lamar has a ton of places to walk to. Probably the biggest plus is some really cool people work here. For example, Amir in maintenance who came to my apartment (in his dress clothes, and on his day off) to repair my plumbing.

When I signed up, my leasing consultant was very seasoned and helpful. The property has doorbells and a great view of Austin skyline, which are 2 reasons I chose it. However, my apt location was occupied so I could not see it. That was a mistake. Between the time I applied and moved in, they changed property management companies and the difference in service and staff is night and day. Not in a good way. My apt was filthy, the cold and hot water for washer connections were opposite, there was a pest problem that persists, months after moving in maintenance has not fixed the items on the punch list, and when I ask the brand new office staff for an update on service requests, they say the AC problems are the priority. But 3 months after move in? It’s because they are too cheap to hire enough maintenance staff to handle the volume of issues, and also none of the staff know what they are doing. The constant AC issues go back to poor quality of appliances and upkeep backlog. The maintenance lead is very good but there is only 1 of him. Not enough to help with all. Telling me that someone is sick is not the same as foxing the issues so I can settle in without the risk of cockroaches or other critters in my kitchen. Also, they do not have a courtesy officer, and ask you to call 311 to report noise issues. They also don’t tell you that the package lockers are an additional fee, paid to a 3rd party, but Amazon and the other carriers all will put your packages in there, forcing you to pay this hidden fee instead of delivery to your door even if you specify this on your directions or call Amazon customer service. And, there’s significant noise that starts 6 am every day from construction Next door, and trains that run all night. I knew there would be some noise, but not to this degree, and no you don’t get used to it! It’s a really bad apartment experience, full of frustrations, and I would not recommend anyone move here.
The team here has always been so responsive. When you have an emergency, you can count on maintenance ver quickly. Good walkable area but be aware of the apartments by the train tracks and the trash pickup, which is at 5 a.m., because there is alot of noise pollution. Great balconies for people watching though, especially the intoxicated people leaving Gibson Street Bar- who take up alot of the street parking at night. Overall, great apartment with minimal cons.

Apartment operates very smoothly. Maintenance requests are taken care of extremely fast. Great restaurants only a few feet away.

What really stands out at Gibson Flats is the staff! I have had very positive experiences all around with Tara, Madison and all of the maintenance gentlemen. This is a very comfortable living environment and the neighbors here are considerate of others. During summer, swimming at the pool is the best! The gym, while on the smaller side, is also well equipped & clean. I highly recommend living at Gibson Flats!

I've lived at Gibson Flats for a few months now and have absolutely loved it. Gibson has some great amenities and features that I was not able to find with other apartment complexes with comparable prices. The complex as a whole is very clean and you can tell the management team really wants to make Gibson a special place for their residents! Not only is the complex nice, it is also in a great and safe location. There are so many walkable places nearby and it has made for an easy transition into a new city for me!

My wife and I are working professionals and have lived here for nearly 5 years. The community is quiet from neighbor to neighbor ( good sound proofing), the staff are kind and come to fix/maintain your apartment quickly, and the apartment is very safe. The location is very good. I choose to shop for another place 2 years ago and couldn’t find anything better.

I lived at Gibson for 3 years (2017 - 2020) and had a great experience. The amenities were kept in good condition. I never had any serious maintenance issues in my unit but always had quick and effective service when requested.

Moved to Austin 2 years ago and wouldn’t want to live anywhere else! Just signed a lease for a 3rd year! The location is fantastic, the residents are respectful and friendly, the maintenance staff is quick and efficient and the front office is always helpful. They keep the property clean and up to date and the actual apartment has beautiful finishes. Within walking distance to so many great places and is a quick Uber ride downtown. Best place to live in my opinion!

My partner and I moved to Gibson 4 years ago when we first got to town, and cannot speak highly enough about it. Phenomenal location with tons of bars, restaurants, etc. (Alamo Drafthouse!) right nearby - notable mentions include Ramen Tatsuya, Gibson Bar, Odd Duck, and Barlata. It's walkable to Zilker and is right on the express bus line downtown. Management has been friendly and helpful throughout, and we've only had great experiences with them! I tell everyone I know that Gibson is the place to move if you're interested in South Lamar. Another perk that a lot of folks don't think about is that, if you're heading downtown, Treadwell has a stop light that makes it easy to get onto S. Lamar during rush hour. Other cool things: covered parking garage, really nice grills / pool area, great gym, dry cleaning service in the building, and a skylounge with a terrific view. Our apartment (A3 / Yucca design) is very spacious, and we haven't had any major issues in the 4 years we've been here (great appliances, strong water pressure / heat, nice AC unit, etc.). If you can't tell by now, we are big fans of Gibson and would absolutely continue living there if we wanted to stay in an apartment (only moving because it's time for a house!). I've lived in Gibson Flats for a year now and it is absolutely wonderful. The property is extremely well-maintained: the hallways and stairwells are clean, the parking garage is regularly power washed, the common areas have been updated (work out room, community room), the pool is always clean - ETC. The people in the management office are also incredibly helpful and have been super attentive any time I've had an issue. The apartment itself is perfect - updated amenities, washer and dryer included, awesome wood accent wall - I could go on. Love this place!

I have been living in a 1bd/1bath unit with my dog for a little over a month now and things are finally starting to smooth out. I had looked at a couple other properties, but decided to live at Gibson Flats due to the location and availability of a downtown-facing apartment with a balcony. The common areas are well maintained and the workout facility is good without being over crowded or messy. However my actual move-in didn't go as planned and took approximately 3 weeks to get sorted out. On the day I took possession of the keys I was surprised to find a portable AC unit in the bedroom as apparently the AC had failed the day before and the part was on backorder. I also found 6 - 5gal paint buckets in the coat closet and the fire sprinklers still covered in masking tape from the painters, who also had missed a couple significant blemishes on two of the walls. Since I wasn't actually moving in my furniture that day I wasn't worried and let the front office get everything sorted out over the next couple of days while I was traveling. Once back at the apartment things still weren't fully ready for me to move in. The dryer had been left unattached to the vent and the electrical outlet and the second time I used the stove top it quit. Of course the front office had been very helpful up to this point, therefore I wasn't worried everything would be handled in a timely manner, except the AC repair that was starting to drag on with no end in sight. Each request for an update would yield the same response, the part is on backorder and we'll let you know once it's available. Good news, the AC has now been fixed, but it took approximately 4 weeks and the arrival of the new head of maintenance. Not sure if the whole thing just got lost in the transition or what, but once he arrived the AC pretty much got handled right away. Now that everything is working well in the apartment I can say I would recommend living here as the front office is a joy to deal with and I now have confidence any further AC maintenance issues will be handled in a timely manner. As for the location...it's perfect if you enjoy walking (Lady Bird Lake is 0.7 miles away) or riding your bike (ride to Whole Foods or Trader Joe's or lots of restaurants), as I tend to leave my car parked for days which is great.

I have been happy with my apartment thus far. I live in a 2bed/2bath with a roommate and the layout is perfect. The bedrooms are on either side of the apartment and the floor plan is very open. We were the first renters, so everything was brand new. The common areas are clean, but management needs to make sure everything is in working order at all times. I've gone to the business center a couple of occasions and the printers/computers have not been working. The building itself is in a great area, about 5 minutes outside of downtown and across the street from Shake Shack :) Service/management is friendly and helpful. No major complaints overall, except some renters aren't great about picking up after their pets (which management has addressed).
