You will end up with a bad experience if you lease apartment. Community is old age but Prices are par with relatively new communities Maintenance staff if understaffed and take ages to get maintenance issues fixed. water meters were not working for 4-5 months and ended up paying double bills. Non professional staff with no solution to any problem. Your problems will continue even after vacating apartment due to inordinate delays even sending our move out cheque

I’ve been living here for 10 months and I’m already looking for other apartment. Buildings are poorly constructed so you can hear everything between apartments, if your downstairs neighbor walks you will feel the vibration in your whole apartment, I don’t even want to tell when your below neighbor has kids and they run all day, you will feel you are living in a permanent earthquake. Apartments lack of isolation in all senses, in summer you will have to spend a fortune in AC to keep your apartment fresh and on winter you will also spend a fortune on the heating. Same story with the noise, you will hear the traffic from the 400 all night as windows are not sealed. My advice, seek elsewhere, quality of living here is quite low.

It used to be a nice place once under previous management. Now they remodeled units with poor craftsmanship and jacked up the prices. complex has dense greenery but unmanaged. It became home to snakes, rodents, Roaches, and what not. No one even walks in the trees. I see that people with kids are just no longer renting here anymore. Noticing lots of evictions lately. Waterbill surprises are a thing here. Mailbox stealing, losing packages are pretty common too. Lot of low life. Gate only works during the months of June, July and August at max. Renewals are often very expensive. Pricing is very inconsistent. There is no exhaust fan in rest rooms. The strong mold infestations are a big problem. My kid and a lot of parents told me that they suffered respiratory issues while living here including my self. Hopefully someone will sue them soon. I won't even live here for free.

Management has not changed since 2018 and our team is committed to serving our residents and the community to the best of our ability. As you mentioned, our grounds are heavily wooded and maintained regularly, including a landscaping overhaul last year and plans for another later this year, adding peaceful serenity for our residents to enjoy. This can result in the presence of wildlife, but our team does its best to address this by scheduling increased, upcoming pest control treatments. Water prices are set by the city of Atlanta and evictions, like in all communities, are only carried out when necessary with no recent increase in frequency as you mentioned. Our gates are currently fully operational and open during office hours. Our property may be an older one, built in 1982, which does mean that bathrooms were not built with exhaust fans, but our team is dedicated to keeping our homes in great condition. We take reports of mold seriously and we are pleased to state that every instance reported to us has been resolved. That being said, the satisfaction of our residents is of the utmost importance to our team. But that is about it. the strong marijuana smell, the management, leaky water, trash everything stinks in here. Random spiked up water bills are pretty common. It is a ghost town in the night. Trees fall down on cars. We tell them to have a tree specialist to look into the trees but they won't do it. lots of trees are old, leaning and ready to fall with a heavy wind or rain. maintenance is a whole different can of worms. This place used to be good. Pool stinks. Management sucks. everything changed now.

I would not recommend this apartment complex. I have lived here for over a year. The management and maintenance team does as little work as possible and prefer to spend their workdays socializing with each other. One of the selling factors of the community is the gated entrance. However, for the past 9 months at least one gate is inoperable leaving the community unsecured 24/7. The apartments are very loud with little soundproofing between units. I can hear my neighbor's vacuum and television even at low volume. The traffic noise from 400 is also loud as the windows and sliding doors are not well sealed. Maintenance of the grounds, exterior, and interior of the apartments is very poor. They keep the leasing office looking nice, but please take a closer look at the grounds around the rest of the complex. It's nothing but badly maintained shrubs, weeds, and dirt. The communication from the management office is grammatically incorrect and contradictory. They sent out notices for virtual activities but do not include links to access them. Please look somewhere else. You might pay a bit more, but it will be well worth it.

I had to scavenge to find an apartment that would fit my needs moving all the way from Louisiana to Georgia, but Glen Lake did the trick. It is definitely the nicest placed I've lived in, but I think that may just be because I'm from a place where you're not given the best amenities, but it's very cheap. I will say that this place is not worth what it actually is, but you're paying that much because it's Atlanta, and Sandy Springs. It is beautiful in it's naturesque way and the way that they depict their "way of living", but once you move into the apartment, then it's quirks come out (as per usual). It was very apparent that they didn't walk through the apartment before we moved in. We went without a sink for two weeks. The air conditioner also didn't work the first 2 weeks and it leaked into my roommates room and soaked her carpet that took them 4 days to do anything about. The maintenance is probably the worst part about it- they take about 3-5 days to do anything. The management staff is pretty good. Everywhere is kept pretty clean. Be prepared to get wifi right away because there is no service. Very dog friendly. My least favorite part about it so far is the very noisy upstairs neighbors, we are on a bottom floor and there are two more floors above us. They are very loud and run and stomp all the time. It is definitely taking getting used to, but they are very inconsiderate of who is below them. Overall, it is an average apartment for the experience you get, and it's beautiful, but costs a little too much for what you actually get.

Gate is always broken, maintenance request take forever to get completed, complex lighting constantly goes out, trash valet picks up trash when they feel like it which causes critters to come out and scavenge the trash. Once upon a time, approximately 5 years ago, this was one of the best properties in the city, but with the new management company it has gone down drastically. One good thing is the area, but only if you don't have to get on 400 or 285.

Initially we were shown two apartments that were supposed to be identical to the unit we would be renting. We were told the unit we would be renting was not available for viewing as it was being "renovated." We arranged at that time to do a walk-though, at which time we would pay all fees and sign a lease. We were contacted two days prior to the arranged date and told we needed to sign the lease online. As the agents we worked with were friendly and helpful at the time, we did not think there we be an issue. This is where we really, really made a huge mistake. The unit we were shown as ours AFTER we signed the lease was nothing like what we were shown, NOT renovated, had dated, worn-out appliances in the kitchen, and the kitchen floor, unlike the wood-look vinyl we saw in the other units, was a very dirty and worn-looking slate with filthy grout. DIshwasher was worn. Nothing like what were shown. We were due to close in five days and with movers coming a couple days later. With zero options, we took the only other available unit, which was considerably more expensive. Upon moving in, the master-bath toilet leaked heavily, shower did not work at all, and the HVAC was out(did not blow at all), the 2nd bath tub had disgusting wads of hair/muck in the drain, and the guys who were pressure-washing the walks blew mud and debris all over the front of our apt and front door. This was our first 2 days here.

I have been at this location for the last 3 years. It is simply perfect! The reasons: 1. The price is great, given the expensive Sandy Springs area. You get value for money and space as well. 2. Location. Basically you're right within the perimeter " Everything's close by! " 3. Ambiance. The tranquility, security and pleasant atmosphere is priceless. 4. Amenities. There's a tennis court, swimming pool, gymnasium, dog park and other upgrades done 5. Staff. They are simply the best. Very professional and courteous.

I have been in the complex for 16 years, and through various management teams. The property, while older, is very well maintained, the apartments are spacious, and the location cannot be beat. Pet-friendly and picturesque!
Great apartment but needs some pretty major renovations. We Love how quiet the complex is. We are sad to be leaving but rent has become too high out of our price range.

Glenlake offers 1, 2, and 3 bedroom apartments and townhomes. The complex is conveniently located close to the major highways for easy access in and out of Atlanta, the Marta, Perimeter Mall, several shopping centers, restaurants, and local businesses. The complex has a wooded landscape which provides a beautiful picturesque setting and if you are an avid outdoor runner provides both shade in the summer and a visually appealing aesthetic feel. The area is extremely safe. I have lived here for over a year and have never been a victim of any crime. Glenlake offers various amenities such as a swimming pool, tennis court, outdoor grills, outdoor fireplace, a fitness center, dog park, nature trail, and etc. The fitness center, however, is quite small and has few options in terms of workout equipment. If you are an animal lover this apartment will be perfect for you. Residents do a good job of picking up after their dogs and keeping them on leashes but expect to see a few friendly wandering cats from time to time. Maintenance does a good job fixing any problems that may arise. There is also good upkeep of the grounds. Because of all the trees you may have to deal with a small pest problem from time to time. The apartment contracts with an exterminator and once a request is made someone will typically come out and spray within one or two days. As a plus, you can have it set up with administration so that the exterminator provides his services to your particular unit on a continual basis such as once a month, for example, at no cost to you, which I suggest you do. Most residents seem to be nice and often keep to themselves. Parking may be problematic. You may end up with a less than desired parking space since there are no dedicated parking spots. Residents park in any parking spaces available which means you may end up making a short trek to and from your apartment unit to your vehicle some days. The walls in the apartment buildings are kinda thin so you can sometimes hear your neighbors. It's not a problem for me but if you are looking for complete quiet I suggest renting one of their townhomes instead or an apartment where there is no one above you. There is a noise ordinance which helps. Outside it is exceptionally quiet and peaceful considering how close it is located to everything. Apartments, however, can be pricey but are very roomy and spacious.

While a bit on the pricy side, you get what you pay for. People clean up after their pets, garantees piece and quite, with 24-hour security. This place is a rare gem if you can't afford that million dollar home so long as as you follow the strick rules which helps to keep this community safe and clean. I hope that I can stay here for another year or more.
The grounds are beautiful with a gorgeous pool and landscaping. The management staff along with the maintenance staff are very professional and friendly. It feels like home. There are always events going on at the office. We have lived at this complex for several years and plan on staying a long time.
