Apartments look good from a landscaping perspective. There are plenty of open spaces and trees. Plenty of car parking space available. Amenities such as gyms, swimming pools, tennis courts, etc. are available. It's a great option if you are certain that you are going to stay in the apartment for the entire lease term. However, if you have a genuine need to move out during the lease term, you'd be kind of stuck for the entire duration once you are in on a specific lease term, even after giving them 1 month notice, as mentioned in the lease agreement. That's because it's extremely difficult for an average person to satisfy the options they offer you to move out mid way. Of course, if you are in a great position financially, you can always move out by paying 2.5 times your monthly rent or keep paying monthly rent even after moving out till they find some new tenant. By the way, they don't explicitly mention these conditions in the lease agreement.

We are grateful you appreciate all what Glenbrook Apartments has to offer. The lease agreement states that all parties agree to enter into the lease for the specified term. If, for reasons of their own, a resident decides to move out ahead of the expiration of the lease term, we offer, as a courtesy, the option of a Lease Break Agreement to terminate future obligations under the lease. The fee associated with breaking your lease varies based on the amount of the lease term you have fulfilled when you move out. Lease break terms are not written in the lease but are provided in full upon request. I am sorry to hear that you had to terminate your lease. Thank you for allowing me to address your concerns.
All of the new outdoor spaces are wonderful. Such a convenient location as well.

People have different reasons for choosing to make our community their home, but many of our residents chose Glenbrook because our community is well-maintained, and that refers not only to maintenance, but also to the overall appearance. Having that well-maintained appearance is only achieved by enforcing the Community Rules. The Community Rules are incorporated into the lease agreement, which you had to read and sign before you moved in. The Community Rules ensure that every resident can enjoy being a resident of our community. I am not sure what you mean by stating that “you pay hefty fines for breaking even a small rule”, since we do not charge residents fees for violating the Community Rules. The apartments units are really nice and spacious. The view with landscaping is amazing. The facilities are also excellent from tennis, heated pool, spa etc. However, all this aside the Property management guys are worst. The pricing is adhoc. What they display online is either never available or may change at their will. Once you show interest in a Apt they will try and squeeze every dollar they can with some trick or the other. Even the amenities billing they tell you is on lower side. Your real bill will be always much higher. Also, they have way too many rules for almost everything. If you want to have peace of mind during your stay avoid it.

I am surprised by your comments about the management though, since our staff usually receive high marks for their efforts. Prices at our community have always compared favorably to those of our competitors. We typically have a price range on each floor plan, and the range is based on the location of the apartment and the lease term. There should always be urgency for a prospect to secure the apartment they like, since our community is in high demand and apartments on the lower end of the price range may rent very quickly. Once a lower priced apartment is rented, there may not be another one in the same floor plan available at that price. We do not bill for amenities. Perhaps you were referring to the utilities? The utilities are billed by a third party, based on the number of occupants and the square footage, and there is a cap amount for each floor plan. The Community Rules are incorporated into the lease agreement, which you had to read and sign before you moved in. The Community Rules ensure that every resident can enjoy being a resident of our community. Thank you for the opportunity to address your concerns.
The grounds are beautifully decorated and redone recently, there's plenty of amenities to keep you busy, far more than I might ever use, and it's located in a great location. The maintenance staff does good work and are friendly. However most of the amenities I don't use, and there's a ridiculous amount of rules to this place. I realise some are meant for the good of all tenants, but many of them make me feel like I have to live the way the managers want me to live. It also makes it hard for me to justify the amount of rent they're charging just for a single bedroom apartment. Especially with how much the rent was raised in maybe a year's time.
