Property Ratings at Glenbrook Manor Apartment Homes
Good place if you are looking for cheaper apartments. But in terms of safety of your property not reliable. Had incident with my car twice in a week. No CCTV monitoring. Management will not be responsible if anything happens to your vehicle in the parking lot, you are on your own. random non-resident vehicle roaming around back and forth mostly in night and at times during the day.
Lived there from June 2018-Aug 2019, staff is reasonable, rent is fair for the area, the place never claimed to be luxurious, so you get what you pay for. Swimming pool often isn't open in the summer. 73 degree max temperature on the thermostat in the winter, which wasn't always very warm but at least it's included in your rent. Work orders don't resolve issues. Convenient Location. Outdated laundry facilities, and overpriced laundry facilities. They only care about the money. Money talks. If you want something done right, talk about the money. If you always pay your rent early like we did, then you'll never really have any issues with management. Not a bad first apartment if you make the most of it.

This is the worst apartment ever do not move here because the management sucks on top of the maintenance never is on top of anything we are always running out of hot water and it takes forever to heat up and had the worse ant problem and on top of that the management is lazy they said that they would send someone over that day and no one comes over to fix it literarily worse place to live ever if you are looking to live here DO NOT

DO NOT WASTE YOUR TIME MOVING HERE!! They seem very nice over the phone and make it seem like this is the best apartment to move into but then reality hits once your all moved in and it’s the complete opposite!! I’ve only recently moved in and I’m already planning to leave. The maintenance people do not care and they’ll get to you when they get to you even though you label it high priority! And you never have any hot water. Please do yourselves a favor and skip this complex!!

TERRIBLE MANAGEMENT practice. Hope this place goes bankrupt. We didn’t have real issues until we moved out, keep in mind, we never complained about issues other than MOLD and we ALWAYS paid rent on time. So our lease ran out September 1st, and fastfoward to mid November, me and my boyfriend both had collections by Morgan Communities show up on our report. This confused us, because we always paid on time, we once paid the last day of the grace period, but always on time none the less. So we call up the office and ask them what’s going on, and so she shows up the history of our payments. We moved in on September 1st and THEY GAVE US A LATE FEE ON THE FIRST MONTH WE MOVED IN, WHICH THEIR RULE IS NO KEY TO APARTMENT UNLESS YOU HAVE RENT MONEY WHICH WE HAD. So either the ladies in the office are incompetent and lazy, or they’re a sleazy business. I tried calling corporate to speak to the district manager, complete pansy and wouldn’t pick up the phone. Even the district manager is incompetent to handle issues. STAY AWAY, THEY DONT KNOW HOW TO RUN A BUSINESS AND DEAL WITH ISSUES.

Lol if you're looking for a DECENT place to live, I wouldn't suggest this place. There is not enough parking spaces, assigned parking spaces for one car only. Any other people Living in the apartment get a "visitor" spot, IF there's any open. There is ONE washer and dryer in each building for 5 apartments, which if i may add, haven't been replaced or updated since the 70s. The appliances in my apartment are old and yellow looking, also haven't been updated or replaced in years. Oh besides the dish washer, someone must have broke it beyond repair. The toilet in the bathroom is wobbly, on top of 60s yellow or blue title on the walls. The blinds haven't been replaced in years either, a few were broken when I moved in. There is bums constantly digging in the dumpsters, actually I'm convinced there was one living in the pine tree out front. The only good thing about this place is the location and it's quiet. Other than that, I couldn't be more happy to be moving Within the next month. There's been a couch and mattresses sitting by the dumpster for weeks now. Just lovely to look at :)
I've only been here a few months, but I must say, this area is great and the up keep is great. Ive already seen new carpets put in as well as my parking lot resealed. Any time there is any issues it is resolved instantly and without complaint. The size of the studio is fabulous and the hot water is perfect, we all know we love hot showers. Being in this area is basically in the middle of all the suburbs and the city, commuting anywhere around the city is not more then 15mins which is wonderful. Wegmans right down the road as well which just tops the cake. If your looking for a nice quiet place but still closely accessible to all the city life, this is a great place to try out.
This is my second year living here @ Glenbrook Manor. For those of you who have never experienced apartment living, myself included, I admit the 1st year was a big adjustment. My apartment is comfortable and has plenty of space with many closets. The staff here are friendly & courteous. When I have a maintenance problem, the work order is put in immediately and the issue is promptly taken care of. The grounds are kept up beautifully; grass is cut in the summer and snow is removed in the winter. The location is great; everything is nearby, from the expressway, to grocery stores, banks, gas stations, and the shopping mall!
The complex is conveniently located near many area's of business. I have lived in two units. In both the AC was very poor. The complex allows smoking in the apartments and we frequently have a smell of smoke throughout the building, despite requesting the complex do something about it. Lastly, the price of $805 a month for a two bedroom is high compared to other nearby apartments when considering the facilities and amenities offered.
This is an older apartment complex in the Gates, NY area. The property has been well maintained throughout the years. The apartments are situated in a way that keeps noise from neighbors to a minimum. The complex is pet friendly, allowing dogs and cats. Heat and Hot water are included. The rent prices are higher than the other older complexes in the area and this is why my overall rating is not higher.
This is my first apartment. I got a one bedroom and it is absolutely perfect for me. It is very clean and actually very quiet and relaxing. The atmosphere around here is wonderful. They have a pool and lots of woods and trails to walk your dog. Staff is friendly and helpful. The grounds are well maintained which is another aspect I loved. You are near shopping centers, stores, major highways, and even schools which is very convenient. I love it here!
I like the general location of this community. I just relocated to Gates & have signed a 12 month lease here. The apartment is clean & has lots of closet space. I do feel there should be more washers/dryers in each building.
The apartment lacked 'brightness' of the rooms and the patio was in need of a paint job. The garden in the back yard could use some serious maintenance.
Checked out the studio spartments. Very cheap for the location and price range. The one I checked out was very tiny, like a closet in the basement. Paint coming off of the front door, plus the washer and dryer are just off to the side of the entrance. Would never ever live there.
