We are very clean people and we have a roach infestation in our kitchen. There are baby and adult ones, and they come out all throughout the day. We constantly have to spray for them and they don't leave. The entire building is infested. There's mold in our bathroom and the staff does nothing about it (no fan in bathroom). Our heat and a/c is constantly not working, it's honestly a joke at this point. These apartments are old old old and they just paint over old issues to make things appear new and fresh, but don't be fooled. I highly recommend living somewhere else.

I just moved in a few weeks ago and I am very satisfied with this place. The amenities are pretty nice and all the tenants I’ve met so far are super friendly. They also are very quick with responding to maintenance requests!

whatever you do, do not live here. from the moment i moved in, there were things to be fixed. my entire time living here the tub leaked. there was a period when I had bugs due to a huge hole underneath the kitchen sink. the building is 50+ years old. i cant leave or come home without running into residents smoking in the parking lot. the elevator is broken at least once a month. the rent is more than what you're getting and i'm terribly sad i signed a lease here without being able to tour due to coivd otherwise I would have never signed here. i hope no one else makes the mistake that i did.

I have lived at 414 Flats, before it was 414 Flats. The overall maintenance of the building and grounds has deteriorated significantly since becoming 414 Flats. The lobby and the elevators used to be cleaned daily. this no longer occurs. Stainless steel cleaner has not been used in the elevators for 2 years. The parking lot is littered with cigarette butts. The pet area is full of dog droppings. However there does seem to be very recent improvement. The hallway carpets have been cleaned for the first time in a year, and the large elevator is no longer banging open. The sign asking people to social distance in the elevator has been reposted. This is appreciated.

Cosmetically the quality of the apartment is poor. Vinyl job and paint job are sloppy. Grout in tile bathroom is very dirty. Tube has large paint spill. I am here only a short time and the attentive staff make up for the poor quality.

Never rent here. The ownership couldnt care less about their residents, only management makes living here bareable.

A decent place to live overall. Very good location. Good parking if one is willing to pay $50.00 a month for it. Otherwise, parking is insufficient.

414 it is a great community to live at - - it has been my home for the past 23 years.
The best part is the location. It's walkable to so many things, especially the greenway. I go for a walk or run almost everyday!!
I have been here for 15 months and plan to continue here going forward. Anthony and the office staff are cheerful and really care about their residence. During my time here maintenance issues have been addressed almost immediately and I haven’t had any non-fixable issues. There was an issue with a neighbor smoking inside the building there was an issue with a neighbor smoking inside the building(which is not allowed) and it was addressed as soon as the individual was identified. Pest control comes regularly and if there is an issue they can be called out with 24 hours notice. Moreover, being single, I have enjoyed feeling safe and secure with my apartment choice. Residents are friendly and there really is a community here of all ages and backgrounds. If you’re looking for a place to live these apartments make a great home.
I like the location. It is close to everything- downtown, West Knoxville and hospitals. I have lived here almost 11 years and I call it home. The office staff is kind and approachable.
I have never moved into a new apartment that I loved as quickly as I have 414 Flats. My apartment unit is fantastic. I am truly impressed with Anthony's management and how friendly and efficient the maintenance associate was. I absolutely love it here.

Great location, good community and the office manager is excellent.
I enjoy living here. The convenience of the building to many areas to shop, shop for groceries and easy to get most any place from this location the only fault I find is little or no maintenance (with the outbreak of the corona virus) only emergency repairs are being taken care of the rest is not so many people have repairs in the queue for when they are able to resume repairs. Also, the cleaning of the building is left up to office staff since we no longer have a cleaning crew due to budget. That's hard since the have full time jobs in the office but they are doing the best they can.

When I moved in, I felt welcomed. Then the front office staff changed. I plan on moving out when my lease ends almost exclusively due to the management staff here.

My husband and I have been looking for a while now for a place to call home and we finally found it!!! Our apartment feels more like a house than an apartment bc it is so spacious! The amenities and facilities for the building are all great too. Building is always clean and up to standards. My dad was quite impressed when he came to visit us! That alone means the world!(to me anyhow!!!) It is a community! ?? The staff is the best part of all! Anthony is always cheerful and helpful! He is what makes this place so great!!!! Not only is he great, caring, compassionate but professional! His staff of Michelle(leasing agent), Brad(maintenance), & Derek(groundskeeper) are always so nice and Brad is always prompt to fixing any maintenance issue, big or small. We absolutely love it here and hope to stay for many years!!! Highly recommend!!!
Since moving here 5 months ago there have been several problems that management has completely ignored. The fire alarm has falsely gone off 3 separate times due to a faulty sprinkler system. Apparently this is not a new problem and has been going on for years. This is not only a safety hazard but extremely inconvenient as the alarms have gone off at 2 AM, 6 AM and another at 10 AM. When the alarm went off at 6 AM, we sat outside for about 15 minutes and the fire truck still had not shown up. I decided to call it in myself because clearly the alarm system at this apartment complex does not even alert a fire station nearby. I keep an extremely clean apartment and would not expect any bugs to be in the apartment and yet I have found several cockroaches. I am assuming they are coming through the vents, as the vents are absolutely disgusting and most likely have not been cleaned since the building was built in the 60s. I have told the manager about this and was told the exterminators were out till the beginning of the year. On top of that, my bathroom reeks of cigarette smoke nearly every other day. It smells like I went in there, shut the door, and smoked a whole pack of cigarettes. I don’t smoke and this is beyond disgusting. I believe someone is smoking in their bathroom and it is coming through the vents. Once again, I have told the manager about this and his response was to ask if I knew which apartment it was coming from. How would I know that??? I informed him that I did not know, and I’m not sure how I could know and received no response. The manager even had the audacity to post a letter on all the resident’s doors detailing how this was a smoke free building and he has received several complaints about marijuana smells. I have not once smelled weed in the building, yet every single time I walk in, I am forced to walk through a cloud of smoke as the residents like to sit on a bench (that literally has an giant standing astray next to it) directly in front of the door and smoke. He wrote in the letter that we were not allowed to smoke within 300 feet of the building, yet I see him smoke directly next to it all the time. I am guessing over half the residents in this building smoke due to how bad the elevator reeks at all times and how every single time I am going inside I smell smoke coming from somewhere.
This place is your worst nightmare. No AC for over 3 weeks now. Only 2 tiny elevators in the building and 1 is still broken so all residents, animals and don't forget that you need to bring all of your garbage into the elevator with you and throw it in a dumpster in the parking lot. DISGUSTING. No maintenance on the premises! Lights don't work. It is a total dump. The leasing office lies. The rooftop pool? Yeah sure....broken also and hasn't been opened at all. Parking is also a nightmare. I literally do not have a single positive thing to say.
414 is a great location. To grocery stores, restaurants, and shops. The new renovations and updates are wonderful, and coming along nicely. New items and new ideas are being done almost daily. Nice office staff; listen and take care of problems in a timely manner. Glad we're living here.
I have been a resident here for about 4 years now. I am extremely pleased with the new renovations and with Brookeside. The new office staff is welcoming as well. While with renovations, not everything goes as planned... I have been notified in a timely manner when they would enter my apartment home.. which I appreciate. Neighbors are great, I am very excited to use the pool this year. I love that it's on the top deck of the building. 414 will always be my home, and I am glad that it is finally getting the renovations that is deserves.
Was a GREAT place to live until Brookside Properties purchased the bldg. They've made it look like a HoJo and it's a continual construction nightmare. The things that actually need updating and attention are ignored for cosmetic smoke and mirrors. Elevator inspection is out of date, but there's new lobby furniture, new appliances, but plug ins don't work or are falling out of the wall. Ceiling tiles are rotten and crumbling, but there's a new shower curtain rod. The company cares NOTHING for the tenants and personal privacy.
Forest park has a lot of amenities which have many rigid rules that can make it difficult to enjoy them as an adult paying rent.
Apartments in this complex are mostly small. Not enough room for two to fit comfortably. Free garbage removal & recycle. Washer and dryer room under lock and key (dryer doesn't dry clothes completely). On busy street, you can hear cars buzzing past(I find that annoying, especially when it's late)! Basketball court next door is especially noisy, whenever you have the windows open. Other than that, comfy little one bedroom!
