I have lived here for a year and I am finally moving out. I do not recommend living here. My place has been INFESTED with cockroaches, I used to ask to be on the pest control list and they barely came so I had to take it upon myself to get to get rid of them. Even with a ton of cockroach killer, they still are here. Next, this apartment is filled with mold. I know that this is a common problem upon speaking to neighbors and reading other reviews. I recently did an at home mold test and it came back positive for 2 different types of mold. Since I’ve been packing to move I have discovered that my furniture and clothes also are moldy from living here and I have had to throw a lot of things away. I have multiple air purifiers and can still smell the mold. I suspect it has caused me and my dogs health problems that we have been having within the last 6 months and I cannot wait to leave. After hurricane Milton I suspected that someone who works here (maybe maintenance) came into my apartment without my knowledge or consent, because when I came back from evacuating (because we were told to evacuate) I discovered that my bedroom window had been opened and my toilet was broken. When I left my toilet was working and all my windows were shut. I am the only person who lives here and I was scared so I emailed management and have not heard back. During my past year living here I have had a few issues and they always seem to not really care and I have been awaiting my move out date for far too long. There is a reason that they have lowered the rent prices. BEWARE. NOT worth the cheap price.
1: Don't let the appearance of the leasing office fool you. 2: If you just don't have any choice but to rent then ask to see the actually apt you will renting before you sign your paperwork. 3: They do have a major roach issue and it's very bad so think about this carefully. A few sprays is not going to resolve the issue. 4:You can really find something better out there than this.

Where to begin?! We have had problems from pretty much day one. My fiancé and I moved in 1 year ago and we have not had the best situation here. Our apartment from day one has been roach infested (Even though they bring pest control every week), the first 2 MONTHS we lived here we didn't have a bathroom sink because of so many excuses, and most recently they raised our rent and we get even less for our money than we did before. Maintenance is bear minimum (You have to wait about 2 weeks for someone to take care of something), office staff is not anything to brag about, and there is NO communication between the office staff and maintenance. The only positive I will say is that it is in a good location close to restaurants and close to my job in UTC. This is the first apartment that I have rented and I am disgusted to say the least. The only reason we live here is because this is all we can afford. I don't expect 5 star service but at least maintain the property, be honest about things and be somewhat professional. Just a disclaimer this is only part of the issues here.

Upkeep of the trash area is disgusting and terrible, office staff is rude, rent is insanely high for the amount of space, I’ve had plumbing issues frequently since I moved in two years ago, the pool always looks gross, the workout room is a sad excuse for a workout room, everything is mediocre at best, and it’s just not worth the price. Find somewhere better. The only good thing about it is the maintenance staff is super friendly and kind

This place is a dump! The units are falling apart, the staff is uneducated when it comes to their job. One person will tell you one thing and the other will say something completely different. It would be nice if they were on the same page. They handle maintenance issues poorly. Keep in mind that you most likely will not get your security deposit back. I left my apartment cleaner than when I moved in, but yet they are still charging a “cleaning fee.” This place is a joke and just a money hungry business who could care less about the residents. Please take your money somewhere else and save yourself. This is by far the WORST place I have ever lived!

Apartments can look like crap inside and out, amenities broken 90% of the time such as pool and car clean stations. Management changes hands constantly so every time you go to get something fixed they blame someone else for nothing getting done . Security gates that is supposed to serve as “protection” is always broken. For the price you pay our common fixes and security should be taken care of. Instead they wanna go and pay towing companies for any cars “unregistered” over night. How about you take that money and provide what you promise?!?

Staff rarely fixes anything. Since I’ve lived here, rent has doubled, buildings never been pressure washed, the grills at the pool were removed, instead of replaced, gate is always broken, and the trash compactor stays overloaded with bugs everywhereeee, worst community ever.

New management is terrible. There a various glaring issues with the property: trash everywhere, dog poo everywhere, ignored/dying landscaping, fleas infesting the park, buildings slowly falling apart, no maintenance team for 2+ weeks on multiple occasions, no response to service requests, cigarette butts scattered throughout a "no smoking community", and the list goes on. If you have the choice, DONT COME HERE!

I understand the establishment was a wreck when the new management took over, David the new manager and Goldem. Are working tirelessly and diligently to fix this place. I’ve lived here under old management and new management. And David is by far the best Management to have him and his maintenance team are top notch.

DO NOT LIVE HERE!!!!!! They give you ONE NOTICE to get a parking permit discretely over email 6 days before they are “enforcing” it but when our fire extinguishers needed to be inspected they gave a letter on the door a month in advance and send us four emails a month to let us know their hotdog truck is at the office???? Not to mention it was during thanksgiving when they know no one is going to be looking for anything like that. JAMES the employee who works there failed to even remotely do his job when we were applying. Didn’t give us the right guest gate code, wrong gate key cards, gave us one mailbox key and suggested we buy one and give it back to the so they “have one on file”,didn’t tell us how to pay rent and didn’t even tell us we needed a parking permit. Instead of towing peoples cars WHO PAY THEM TO LIVE HERE maybe he should be more thorough with his job. WE ARE IN A PANDEMIC!!! PEOPLE NEED THEIR CARS TO PAY THEIR RENT! PEOPLE HAVE TO PAY THIS AWFUL MANAGEMENT! AGAIN DO. NOT. LIVE. HERE.
There are several new & improved updates to this community that would make any new family feel right at home!
this place kept our money after we were to move in. The apartment was infested with roaches. The refused to offer another place to us and they kept the app and admin fees when they could not deliver an apartment that was not infested with roaches. Calling 8 on your side. DO NOT RENT HERE... IT IS NOT CLEAN AND HABITABLE.
Limited parking, unruly neighbors, they don’t enforce the no noise after 10pm. Lack of enforcement about guests. Club house renovated AND YOU CAN’T EVEN RENT IT!!! Dog garbage is always overflowing & leasing staff is friendly but clueless.
The staff is very helpful and friendly. The beautiful club house and large pool area are well maintained. The onsite workout room is convenient and has a variety of equipment. Any requests made have been quickly addressed. Its definitely worth a tour!
I have been living here since August 2017 and my experience has been beyond fantastic. It is affordable, I have not had any issues with maintenance, the grounds are always kept clean, I receive my mail's promptly. Most importantly I do think the leasing office cares about the residents which you don't always find. Heather, the leasing manager, is extremely nice and has made my living here an excellent experience.I feel safe and happy here.

Usually when looking at an apartment property there's curb appeal, yet while touring the Lory of Braden River it's obvious the landscaping has fallen into disrepair, the buildings need pressure washing and apartment doors need painting. It's also noticeable that there's a lack of litter control and dog waste removal. Most apartment complexes have a play area for children or a gameroom. None these exist at the Lory just a swimming pool area. The apartment I was shown was nothing overly special either and I have crossed the Lory of Braden River off my list.

You will hear your neighbors no matter where you are in your unit. Thin walls! Peel and stick wood cabinets. Small outdated kitchens. Mismatched flooring. The ducts are filthy with dust! Mold everywhere in bathrooms, around windows. The jungle is home to many rodents that live here in the roof and walls. This place is a place to live but not something you’ll enjoy at all. No sidewalks. It is not kid friendly or pet friendly. The doggy poo stations are never emptied and no bags ever, yet we pay pet rent. Your dog will get fleas here. My neighbor didn’t have an animal and had fleas in their apartment. Don’t be fooled by the smoke n mirrors. This place needs a full rehab! The entire office and maintenance staff left because this place is run down. Lakewood ranch is better to live.
I have been living in this apartment complex for almost 3 years now. There were things I wasn't really happy with Springs before, I just saw a lot of negativity and lack of care. Few weeks back, I actually had a question and came to the leasing office and met a wonderful new manager Megan! I couldn't be happier to see someone working so hard and dedicated for the residents and the community. She was the first one to come out, greeted me and other residents and answered questions as much as she could. She is brilliant, energetic and such passionate for her work and I felt such positive energy from her and this new change, as Lory at Braden River Apartments. I also really appreciated when they sent out personalized email to the residents during stressful hurricane season, I thought that was really sweet of Megan to help residents to feel at ease, comforted and communicated. There is group of us always staying late at the business center and we always see Megan working after hours until it gets dark. We always mentions how hard and dedicated she works for the apartments every single day. I am loving the new change here and I really want to say thank you to Megan for being so committed and making this community into such connected place where I now loving to live.
We just moved into The Lory. We were so happy when we found these apartments. We moved from PA and love this location. The manager was the one who showed us the apartment and she was so sweet and funny. She made us feel like she really wanted us to live here. So we signed up. We moved in today and it was perfect. They just had a hurricane here and it looks like it never came here. I highly recommend The lory!!
They lied about refunding moneys given to apply. I was told by their leasing consultant that if terms or conditions change or I was denied the moneys I give when I applied would be refunded. Well they changed what I agreed to and now they say I cancelled and the money is not refundable. That is unethical and very misleading from what I was initially informed. Glad I did not move in there because if they can do this to a potential resident once your there what other practices will they do without properly informing or straight out lie about. Very disappointed with that company.
I was told by their leasing consultant that before I apply is the money refundable. And the leasing consultant said if the terms and conditions changed from what I agreed or I was denied I would get refunded. So I apply and the terms or conditions were different then what I agreed changed and I spoke to the leasing consultant and he informed me that they were going to mail me a check. A week goes by and I called them and spoke with someone different and was told it can take up to 3 weeks for me to get my refund. 20 minutes go by and she calls me back and then she tells me I cancelled the deal so I was not entitled to a refund. I would be living there instead of trying to get my refund. But now they left a really bad feeling with dealing with these liars trying to con me out of not getting what they had originally agreed to. They are very shady for these unethical practices. Imagine being a resident there and they not able to do what they said they would.
The property landscaping needs repair badly, weed haven. The management keeps changing yearly. The building need pressure cleaning and repainting. The apartment front doors have mold or peeling paint. The "park" in the back is just a chunk of land not really maintained to be anything the walking paths needs help!! The clubhouse was redecorated with cheap chic black furniture...looks like early college decor. It's a dog friendly community although watch for the mess. Would never recommend to a friend or relative. The crime problems ...wow there's 3 police cars here to help slow down the problems.. There was a SWAT team here with many guns drawn to remove a criminal not to long ago. There's only one dumpster for the whole property and is often broken or in need of emptying. That's just some of the fun that has happened during our lease.
We love the woods flooring and our quiet street. Great place to live for those who like lots to do. Very close to restaurants, grocery stores and beaches.
I've lived at Springs for over a year now. They are good apartments. The staff has always been friendly and helpful anytime I needed something. The gym could be a little better, but the pool area is always nice and clean. I haven't had any real problems living here and would recommend it to anyone looking for a new apartment.
This apartment complex is divine! Not only conveniently located to your most popular stores but is also an incredibly gorgeous complex. The neighbors are friendly, clean, and not noisy. Pool is always clean and well kept. Rent is a little pricey but for the rooms that are wonderfully designed I believe it is well worth it.
One of the best prices in the area for a single person when I began renting in 2013. Be aware that their rates do fluctuate though, sometimes $100-200 differences for the same layout within a matter of days, so don't get caught into overpaying because of "demand". The studio is very spacious, with a living room and kitchen area separated from the bedroom and bathroom by a wall. The second floor option also has an extra nook in the living room for a desk above the entrance. The washer and dryer in the bathroom makes life easy as well. The bulding layout is like a large townhouse, with each apartment having its own entrance at the street level. So no community hallways. Parking is not a hassle, I always find a spot in front of my place. The pool is hardly ever occupied so if you go you'll most likely have it to yourself. The gates are open about half the time because they constantly get broken, but I'm never concerned about security. Maintenance is usually prompt, and requests can be made online. The recycling area gets messy, they should probably empty it more often, same with the cardboard bin. Overall, great place to live for the price (I'm paying) and I recommend it to anyone that asks.
Love are new apartment we call home. Its clean and newly renovated and pet friendly!
