Property Ratings at Golden Tree Apartments, A 55+ Community
We moved in 3 years ago. Our living room window has leaked air, moisture in the inside constantly and in the winter the moisture freezes in the inside. We have complained to two different property managers that have been here. We were told by the current property manager that the RMM (who works out of Ohio and barely comes to the property) had approved a brand new living room window for us. They measured, ordered it and paid for it. Now we’re told because that we caused the moisture issue (though it’s been a problem since the day we moved in and gets worse yearly) and therefore don’t get a new window. Our violation was we had a washing machine and hung our clothes up to dry ( we only had the washer for two months this year) therefore that caused all the moisture that we have been experiencing for 3 years. The RMM has no clue what he is doing and ties the hands of the on-site maintenance guy from doing repairs without his approval. RMM told us he would let us out of our lease if we are so unhappy hear. Unfortunately being on a fixed income we can’t afford any other place to live. This complex would rather get rid of you instead of spending money to fix an issue and keep a good tenant.
Work orders are getting done, new roads, security lights finally getting fixed, The manager is doing a great job and cares about the tenants. It's looking up, new carpet and appliances going in. :)

There are good changes happening, the manager handles issues well and quickly, The roads were just repaired and seal coated. Maintenance is finally getting done. I see major improvements.
I have lived here for 18 months and I will be moving as soon as my lease is up. Repairs take forever to be done and rarely are they done right. If you look at all the eaves on the apartments you will see that they are rotting and falling off - animals are entering. The roads have swimming holes in them - the pot holes have never been fixed and have only gotten bigger. The mail box area has rotting beams. When you move in you are told that there is assigned parking - NOT TRUE. Nothing is marked - no white lines or apartment numbers. There are constant arguments between old and new tenants about this. I have had my tires slashed last October. On the upside, you only pay for electric and my electric bill is between $23 and $32 depending upon the use of the air conditioner. This place isn't horrible - but if you can afford to pay more - go elsewhere and save yourself some headaches.
The problem here is the management and maintenance services. I do not recommend living here. After 3 years of being here I have gone with out heat in the winter months at least 12 times. They give you no warning and believe me they do not care. The old boiler goes out and you just have to suffer thru it. Turn your gas leaking stove on and suffer thru it. Nothing is ever being replaced here. They will take old parts from an empty apartment when you need something replaced.If your neighbor has cockroaches or bedbugs, when they move out the maintenance will bomb there old apartment and now all those insects and rodents will come to live with you. They do not care. God forbid if your maintenance need falls on a weekend. They do not answer the phone or ever respond.Or ever after 5 pm on a weekday they do not respond. The manager plays puzzles all day and doesn't even answer the phone. Be prepared to make endless walks to the office when you need a repair. You do not have a voice here. I have called the city of portage to assist me here with my maintenance emergencies. Your air conditioner probably doesn't work here. Many are going without here. I feel sorry for the residents. They are helpless and have no respect. Things are falling apart. I listened to every heater vent in my apartment rattle and shake for an entire weekend here. The emergency maintenance never responds to your call. By Monday when you report it to the manager it is still not taken care of. You have to call the city of Portage to get help. They come out and miraculously your problem will be solved. I just don't get it?? I worked hard all my life as a registered nurse. I helped people. I met their needs. Followed orders. I especially had compassion for the elderly. This is a senior living complex. You will not be heard. You will not have answers. You will have issues that fall on deaf ears. What more can I say?? This only a portion of what I have gone thru. My mother passed away 2 years ago in Grand Haven. When I came home that day I find a letter at my door accusing me of pulling the gutters down off the building!!!!! I thought it might be a sympathy letter from a neighbor. Nope just a harassing letter from the office instead. I want to have a voice. Is anyone listening ????? Please God help us here.
