Property Ratings at Goodnow Hill and Franconia Apartments
i wouldn’t recommend this place to anyone……. nice and bugs everywhere!! million legged bugs almost everyday i’m tired of keep having to call exterminator to come every monday it’s a mess. cannot wait until my lease is up. Been here only for a year & i cannot do another. Yes it’s cheap & affordable but i guess you get what you pay for.
Yes it’s affordable, yes it’s close to the city. But it truly is not worth it. I’ve suffered here. I’m only still here because this is what I can afford. There will be bugs. All types. There will be mold. There will be no heat some days and no air others. No matter how clean you are. You won’t be happy here. Neighbors are rude, they mostly get drunk all day and treat you like dirt. Live ANYWHERE but here.
If you like playing tag with mice every other day then this is the place for you. If you like for mice to come sample your food WHILE YOU ARE COOKING then this is the place for you. If you like to hear mice having a good time in the walls then this is the place for you. Maintenance is no help, they do nothing about any issues and make you feel like you are harassing them. I can't wait to move!
Since I've been here I can honestly say the Franconia Apts are decent. Upon lease signing, I had the opportunity to view my actual apartment. All that needed to be fixed or adjusted were corrected within a couple of days; the maintenance team were all over it. My apt has fairly new carpet, stove & fridge, an intercom system, alarm system on door & windows, temp control, good water pressure (and the hot water is H-O-T-T-T). I have no bugs or leaks, my neighbors are courteous, the halls, stairways and grounds are kept and its relatively quiet. I don't see homelessness or loitering up in the complex and I don't consider the neighborhood a slum. I would have giving an extra star but the downside is my cabinets are outdated and I could hear footsteps above me.
I currently live in Goodnow & I’m very tempted to break my lease. The walls are super thin so you hear everything! People in my building constantly blast music , to the point my walls are shaking (not exaggerating). It’s even worse when it gets hot outside. I’ve seen ppl jump on random ppls cars and start twerking, fighting in the parking lot, and a bunch of other stuff. I’ve complained to the office about a bunch of issues I’ve had with my apartment and they’ve done nothing about it ! Then you have to go all the way downtown just to pay your rent. If you’re in a hurry and need to move ASAP, then fine, but this place isn’t worth signing a 1 year lease for !
There is always something wrong. Maintenance is in my apartment almost as much as me! I can't wait until my lease is up!!

Please don't hesitate to contact your Rental Manager, we look forward to helping with any unresolved issues.
This place is horrible!!! I have been here for less than 6 months and already has had issues. My first problem was that my apartmeny started to get infested with roaches. I called my leasing office and it took a week for someone to spray the place and they never came back again. The next issue i had was mold on the bottom of my wall that took them 3 weeks to come and fix. Last but not least i started to have mice problems from dirty tenants that lived in the building, I called the office and they came and was suppose to put down mouse traps but it never happened. This place really sucks down to the management nobody helps the situation. I wish i was able to move out tomorrow if only i wouldnt get penalized i would be gone immeditaley. Dont waste your money on this trashy place its so not worth your money or time.
This apartment suck ! I wouldn't recommend this to no one
The management is very unprofessional, and a mess.
When/ i moved in I didnt have to worr- about if they had cleaned the place. I have an alarm entry into the building also a alarm system in the apartment. That gives me a great piece of mind. The people were very nice in the rental office and very helpful. Their is a laundry mat in the next apartment building over. Although its less desired . It only has two washers and dryers. The upside is that there is a laundry mat down the street thats in walking distance. It has free drying and WiFi and also laundry service. You can walk to some food places and Giant is only around the corner . The 33 bus lie stops right in front of the complex. I really like the area and i can get too Towson mall and White marsh ,Walmart,Kmart and downtown etc in 15 mins . So far its a great place to live .
I've lived here for 2 almost 2 years. The grounds can get trashy but groundskeepers always clean it up. The neighborhood is ok there are lots of children outside during the day but very peaceful and quiet at night. My only noise concern are my neighbors arguing or groundskeepers cutting grass. The walls are thin I can always hear my neighbors yelling as if I was in there apartment. Management is really nice and have always been professional with me. Maintnace always comes when you call but could be a little more professional. My boyfriend was robbed once for his phone and our car was broken into once. I rarely see police riding through the neighborhood though. NEVER had a problem with mice thank GOD but I have had some roaches, centipedes, yellow jackets & spiders. Despite how clean you keep your home you will experience atleast one of these pest at some point in time. If your neighbors have them you will get them. The landlord pays for water and cable which is a plus. One thing I don't like about this apartment is the fact that if your being evicted they put your notice on the main door to the building so your neighbors can see. In the 2 years I've lived here I couldn't even tell you how many yellow notices I've seen on the main door. GREAT apartment for small family and STUDENTS especially. I would stay another year but I found a better job In DC so I'll be moving when my lease is up.
These apartments are reasonable I like that the two bedrooms don't connect one room on one side and the other on one side. Staff are friendly.
CONS: There's no dishwasher in these apartments. There's one laundry facility in one building for three buildings to use. The air conditioner or heat does mot stay after it goes off. Super cold in the winter especially the rooms. Windows needs to updated. The kitchen is very small. PROS: The grocery store is a minute away. They have an alarm system in each apartment. The floor plan is alright for couples. You can have pets.
Goodnow Hill apartments are very reasonable in price but as the saying goes, you get what you pay for! The maintenance crew is horrible! I've had a leaky ceiling for over a year now. Every time it rains, water trickles from my ceiling.. I'm on the bottom floor! Nothing is urgent to them and I am really just through with regional management all together! Ready to move as soon as lease is up!
This apartment complex is okay for Baltimore City, prices are fairly cheap and apartments make a good starter place. The buildings are from the 70s and need renovations inside and outside very badly something is always breaking or going wrong. Two to three buildings share a washer/dryer in a small creepy, card operated "laundry room" on the ground floor. No washer/dryer in the unit. There is an ongoing mouse and insect (ants/spiders/centipedes) problem that never is fixed, they offer traps and exterminators come to the complex to serve the various apartments from a list every week but treatments don't work. Multiple floods and backups from toilets and neighbor's sinks. Some of the rental office staff can be really nasty at times, others are nice and helpful. Noise level can get loud, but is usually not too bad. It needs a lot of improvements. The area is in a pretty good location but needs to become better from management, seems like no one cares about the apartments or the tenants.
Quiet area, very close to food markets, shopping, fast food and quality schools! I look forward to renewing my lease
I have been with regional management for almost 9 years no major complaints and when i call and request for maintenance it is never an issue. Supervisors are real nice and handle situations quickly. They even have a maintenance man that come cleans the building everyday.
I live in a small apartment in the city not to far from the high ways and not too far from the inner city , where i stay is actually a great neighborhood. The building is walk up and I live on the third floor, it's a jr one bed room and I'm in love with it , I've been here for a year and since than my family has grown , I'm now in a relationship and I'm accepting a baby. We are looking to move and we are happy to upgrade to a two bed room apartment, we never had problems contacting mechanics and they came out right away. Over all goodnow hill apartments get an A from me
