Property Ratings at Gould Apartments
This landlord has failed their way to success. The building has a great location with okay prices. However, everything else is close to unacceptable. The build quality is very poor - the HVAC and thin walls make sound insulation nearly nonexistent. Maintenance is a joke - it will take weeks and multiple calls and texts to get something fixed, not to mention the lack of any sort of cleaning in the common areas. Lastly, there are often dubious safety issues like broken glass in the hallways, missing security cameras, and expired fire extinguishers.
Attempted to get a parking spot since I live one building over but thank God I didn't. Rusty (aptly named), is in way over his head. It took a week for him to respond to each text and he won't pick up his phone if you call. Save yourself the frustration of having to deal with this guy (who is the only one running the building) and find somewhere else to live.
Rusty is the only staff here, the apartments are livable but run down. The biggest problem is HE WILL TRY TO KEEP YOUR MONEY when you move out. Had to begin legal action to get security deposit back. Landlord sent us a statement acknowledging he owed us our security deposits, then did not respond for months to weekly emails, calls, and texts until I went to Student Legal Services, then he got back to us quickly and sent the deposit. Got the deposits back, but you shouldn't have to begin the process of suing to get what's rightfully yours. Student Legal Services has other claims open against J and H properties right now. The attorney I met with is familiar with Rusty and said he routinely keeps security deposits with no justifications, He will try to hold onto your money, scam you out of what he can, and do the minimum upkeep on the apartment. There are much better places at a much cheaper price in Dinkytown and Como.
The apartments themselves are really nice and spacious. It’s also a decent price for the area since the building isn’t charging you extra for amenities like others in the area. The only issue is that management is horribly disorganized. Just know that it takes forever for the landlord, Rusty, to respond to any emails, messages, or calls regarding the apartment. While a nice guy, he is very bad at communicating anything to any of us tenants. Not very secure building either and your mail is easily stolen from the front lobby. Friends who lived here a few years ago also had their car almost stolen from the garage and other cars were broken into during that time too. Also the building literally goes weeks without being cleaned so it ends up smelling and being full of trash. I would honestly avoid this place and just look at some of the other townhomes and apartments in the area since they’ll be around the same price but usually with more organized companies.
