Property Ratings at Governor's Square Apartments
It's been 2 weeks since I put in a service ticket for my kitchen sink that just free flows all over the floor. As a result the cupboard is not soaked and needs to be replaced. I am washing my dishes in my bath tub. Water leaks everywhere where the outlets are for the electric stove, dish washer and the garbage disposal. I have a ticket in for the shower hot/cold cartridge being replaced because the water unexpectedly gets scolding hot and giving my 10 year old niece 2nd degree burns. There is no sauna here. There is a forever green pool and the hot tub is lukewarm. There hasn't been mail delivery here because of the repeated break ins since AI like my apartment. Hate that I have 4 unanswered service tickets.
I lived here for 2 years in a 3rd floor 3bd/2ba. It's worth the price nothing fancy but spacious. Maintenance always fixes issues if you report them and CALL TO CHECK, they're busy too. The parking downtown isn't great but if you have the parking spot it's not a problem. We would swim in the summer and barely anyone would be out, some 20-30-year-olds and sometimes some kids. Very safe to walk inside the gates.
The two most useful things to know if you rent here are their email- leasinggovsq@att.net and that if they are neglectful in their management you can call 211 and report them to city services to motivate them to do what they should have done already. They're prone to losing maintenance requests or anything you put in their drop box or give them face to face so I recommend emailing them for confirmation of anything you discuss and receipt of drop offs and reporting maintenance requests. There will likely be several times they'll show gross neglect and will have to be reported to city services as well, and that's where the 211 number is useful. There were several times my apartment was not in acceptable living condition while I lived here, and they were defensive and unresponsive for as long as they could be when those things happened. 211 motivates them to be decent people. I've never left a bad review on an apartment building I've rented in before, but they earned it. 0/5
The people you talk with and sign your lease with are seriously misleading you about their ability to take care of you as a tenant and take care of the property. What they are selling you is lies of a well maintained property. Look closely, it is utterly falling apart on the outside and in the units. The contract is not negotiable. I asked to leave my lease a few months early and was met with a) Haughty laughter from the manager of the local office b) no response from Watt Property whatsoever. I have had a FLOOD in my bedroom at 1am that caused significant damage. They didn't replace the carpet, so I got the pleasure of an industrial strength blower in my room for a whole week. Compensation for my trouble? Lol. No. Mold in my bedroom, which the maintenance supervisor denied for weeks, until a hardwood specialist came in and pulled up the floor and 30 square feet was rotted out and molded from the last season's rains. Did they repair the concrete that allowed the leak into the bedroom during summer? No. I pray for no mold this winter, but I bet it's coming. The security is a lie. You can access the garages from the outside by pressing a button which you can reach into. There are no CCTV cameras on the property like they claim. The security guy they employ at night just sits in his truck and doesn't patrol the property. The place is dangerously so easy to breach that I escort my girlfriend out into the garage if it's any time past 10:00pm. The maintenance, as noted above, is a joke. They will write down your work order and send it to the east coast for payment approval. A lot of them just get denied or underfunded (per the maintenance people who work here - like they will request 5 parts and get 3 back). Do they tell you along the way? No. And if you ask for copies of your work orders, they will not release them to you "per company policy." Good luck claiming anything in court if it ever gets really bad. They keep terrible records on very critical quality-of-life maintenance that is one of the reasons the rent is so high. It may be broken, but you will continue paying max rent while it's broken for months and months. There are lots of bugs of various kinds. Centipedes, roaches, stinkbugs, spiders. No ants, though. I wouldn't call it an infestation but they will definitely be coming in and dying on your kitchen floor from time to time.
I lived at Governor's Square apartments for two years and during this time was extremely taken advantage of. The pool was green from July 2015-September 2015, so the only nice part about the place was unusable. The hot tub is turned off in the winter months. My refrigerator broke and management refused to replace it for 3 weeks. During November 2015, my entire building did not have hot running water for 3 weeks. There has been major construction going on for the last year that starts with hammering at 7am Monday through Friday and doesn't cease until 4:30. When I asked to speak to the manager on site's superiors about the issue with the refrigerator, I was told that she was not allowed to give me their contact information. My car was broken into two times on the street. The working staff here is extremely rude and unhelpful. Also security is virtually non-existant, as many nights in the summer there have been groups of rowdy people in the hot tub at 3 am. Smoke detectors in unoccupied units are not checked regularly, as they have been chirping every 15 minutes for the past 6 months. When I called the office to report this, I was told that this woman did not know which units were occupied or not. This place was a disaster.
Worst renting experience I have ever had. My apartment was unlived in for 6 months as I was deployed with the Armed Forces, while I was gone governor's square had refused to return my security deposit claiming damage for nearly the exact amount of the deposit (convenient how it all adds up nearly identically). The apartment had been maintained by a house sitter and was completely unmodified. It shows their level of professionalism taking advantage of a US service member when deployed to war and robbing him blind. Management's suggested remedy was "sue us" young lady on the phone repeated that menacing threat several times as if taunting me. Additionally throughout my 18 months there I had issues with rodent infestation and black mold superseding the permissible levels (governor's square denies this but I have had an independent hygienist sample the property and found egregious levels of black mold and environmental hazards). We are preparing a case to submit to the CA Attorney General for investigation of deceptive and malicious business practices. There are so many better properties in the area that are more modern, less money, better kept and with professional staff. I recommend avoiding this property at all costs.
This apartment is located in the heart of Downtown Sac, walking distance to midtown, old sac, and the new arena (completion 2016). The apartments are older and dated, assuming mid 80's, the property management is sort of a hassle (which is the only downfall). Other than that this place has a pool and parking garage. It is so close to being the perfect fit, but so close to being a waste of $ too. If you can stand the property management and the $ it is worth it.
