Property Ratings at Virginia Highlands
This has always been the best location in Atlanta to live next to the Beltline, Parks and VA Hi and Midtown nightlife. It has many friendly and supportive dog & cat loving neighbors. Since taking over a year or so ago. VAHI (Rangewater) management have been doing a brilliant job - they have taken a complex in a very poor state with a lot of issues. Resolved them in next to no time and have around a 95% occupancy rate when it was about 50% when they took over. They show great empathy in dealing with tenants. New initiatives such as pool parties and college football screenings have been great. I recommend living here - you'll love it!

I wish I listened to the reviews before allowing my daughter to move here. Her A/C went out on the 1st day and has not been repaired and no one will tell her when it will be. I have contacted numerous people at MSC all the way up to the President and have not received 1 response. As we all know it starts at the top and when you do not receive a response from the president of an organization, what can you expect from everyone under them. Too bad to, because this complex is nice and in a good location but God help us if something happens while you live here. DO NOT RECCOMEND this place
Grounds are overgrown with weeds, sticks and trash everywhere. They must have stopped paying the landscape company because they haven't been here in weeks. I would give less than 1 star if I could.
Location is great, and building is fine. The price is to much for the service you receive. Have had countless issues and the management here does nothing to fix. The pool was shut down for over a month, and the facilities are not kept up at all.
This was a great place to live prior to March 2022. It was purchased by new management (Grace Apartment Homes, MSC investment) which has been a terrible experience. They do not respond to maintenance requests, the pool was broken for months and could not be used. It was briefly fixed, and then broken again. Any maintenance issues in individual apartments take forever to be addressed, and when someone finally came they did nothing to fix the problem. Staff is completely unresponsive to resident issues. I moved out as a result of new management and would never return.
The buildings and location are very nice. However, the property was recently acquired by a new management, MSC Investments, which has done a terrible job. They are poor at communicating with residents and consistently fail to respond to repairs or service requests. Would not recommend living here as long as they are in charge.
Good neighbors are priceless. I like how there are no loud parties nor do you hear loud conversations outside your window at night.

Kind and helpful staff. Ron followed up with me on my move in day to confirm the key and other information was left in the apartment as I was arriving after hours, after the office was closed. This was a very nice gesture and made the move in easy. Overall a great place to live and very close to the hospitals (here my wife and I both work) restaurants, MARTA, and the beltline to great stores and restaurants.
The location and affordability cannot be beat here. Hopefully that will not change.

I recently moved into this location and have had a terrible problem with the noise. The walls are paper thin and the ceiling are so low you can hear your neighbors every move. The front desk staff does what they can but there are so many other great properties in the area, don’t move here!!
Really can't beat the location next the Beltline and Piedmont park and maybe 5 minute walk to Ponce City Market. Pretty quite complex overall, with plenty of parking and friendly staff. Melanie made the leasing process very easy for me.
I love the location, and VHA feels like a very safe and close little community. I'm happy with the bare necessities available, but I definitely think we pay too much for the value received.

This is a wonderful place to live. It's in a perfect location, along the Belt-line and Piedmont Park. The staff is friendly and the apartments/community have a comfortable charm.
Overall, I do love the complex. The location is great, and there is a sense of community amongst current and former residents.

An older complex with some older complex issues, but it's at a most excellent location and the apartments are fairly decent for the price, especially compared to some of the more modern complexes nearby who charge an arm and a leg. The leasing staff here are fantastic, as well as the maintenance crew. Super responsive and helpful. I've heard they're new as of 2020, so they're doing great so far.

The apartments are poorly maintained. Car break-ins are a common occurrence. The apartment owners have no respect for tenants.
Great location, terrible management. After a long day at work you just want to be able to relax in your apartment. However, on far too many occasions I have had to deal with issues that should not be occurring in a “luxury” apartment. During their remodeling phase, I came home to find all of my plants on the deck covered in white spray paint because they were too lazy to move them out of the way while painting the exterior walls. On a separate occasion, I came home to find that all of my window seals had been blown out with a powerwasher, causing years of grime and water to be sprayed all over my furniture. If you like waking up with the occasional cockroach in your bed, this is the place to live. But don’t bother asking management for help as you will typically be ignored, or if you are lucky, receive a condescending comment from Jasmine in the leasing office. The one and only goal of the leasing office is to lure new suckers into this place, and once you sign your contract, you will be viewed merely as a nuisance by staff. For people that still live there, if you need something done, you need to go to Rachel (in person) in the leasing office. If you want to keep your faith in humanity, avoid Jasmine at all costs. A friend of mine was once booted in a visitors spot. The lists goes on with issues with this place: not enough parking, the gate to the Beltline is always broken, some areas of the complex flood during heavy rains, the pool is dirty and there is never any soap or toilet paper in the bathrooms, the walls are super thin and probably insulated with cockroach corpses, poor lighting in the walkways, etc. The only thing keeping this place afloat is the location. Given all of the new buildings in Atlanta I recommend looking elsewhere.
Starting with the good, I have little more than to say that this apartment is in a good and convenient location. However, my experience was overall unpleasant. I will use bullets to keep things concise: - complex is across the street from Piedmont Park. Significant amount of noise and traffic, especially weekends. - residents throw pool parties from pretty much Friday afternoon through Sunday evening at the pool, and these parties are LOUD. I could still sing along to the lyrics with my windows and doors shut, blinds drawn, and earplugs in. They leave trash everywhere - With the weekly pool parties come lots of visitors, and parking fills up. Limited guest parking passes, and they will be all accounted for by the time the weekend comes. Parking on the street in front of the parking complex is impossible. - apartment is exceptionally poorly built. Upon moving in, flooring was wholly absent from the closets (the nails to anchor down the flooring around the edges were exposed, which I realized when I stepped on them and cut myself) - large gap between my door and the frame, enough for light to shine through - Horribly insulated, contributed to my electricity bill being about 50% higher from my previous apartment that was about 200 square feet larger - doors were painted with latex paint. If you have a latex allergy, beware, they won't tell you of this. Not sure why you'd use latex paint on wood in the first place - a family of squirrels made a nest in the ceiling above my apartment, which I knew because in addition to hearing them at night, I saw them entering and leaving through a large hole/defect in the wall under the gutter/shingles while sitting on my porch - The way my porch was built prevented rain water from draining off of my porch when it rained - Kitchen appliances are old, outdated, well-used, and dirty - some good, some condescending and unprofessional leasing staff. I have been interrupted and spoken over enough times on the phone to make it a pattern. - Most times I called the leasing office and I would go to voicemail - If I went down to the leasing office during the business day, it was common that they would be closed -- about half of the days I was there only one person was working - I once waited over an hour for pressing paperwork. The staff returned with takeout food - I was threatened with eviction once for leaving out a small paper bag of papers, collapsed cereal boxes, an empty lotion bottle to recycle for *1 DAY* in front of my door.
My year of living at the Virginia Highland apartments was ABSOLUTELY HORRIFIC!! From day one, I couldn’t wait for my lease to be over and GET OUT! I hope this helps someone considering to move here make a better decision than I did… I should have believed the bad reviews when I read them!!!! The location is great for walking to stores and such but your quality of life at home will not be pleasant living here. The office crew (specifically Jasmine) is rude, lazy and condescending. Good luck getting anyone on the phone (which is funny because anytime I'd walk in there and the manager isn’t there, they are playing online with the radio blasting and carrying on with each other… hm… real busy not to answer the phone). They simply can’t be bothered. Once they have your money and your signed contract… DON’T EXPECT ANYTHING FROM THE OFFICE STAFF. The maintenance team is more pleasant to work with but they have banking hours and the job done is (half-done if done at all). Beyond the nickel-and-diming to actually get an apartment, once I was able to get INTO my apartment, it was filthy with broken elements and grime everywhere. I was so upset. List below: cabinet doors and counter broken and hanging off (yellowed from age or smoke?) closet shelves hanging broken patio moldy black all over the floor - SO GROSS!!!!!!!!!! toilet, oven walls, sink filthy and black or yellowed - SO GROSS!!!!!!!!!! side of bathroom sink bubbled from urine - SO GROSS!!!!!!!!!! hair hanging out of the air vent and in every corner - SO GROSS!!!!!!!!!! dishwasher from the 80’s that does’t work (I’ve resorted to hand washing) roaches galore - SO GROSS!!!!!!!!!! This list is just a taste of what I have had to live in. And there was NEVER AN APOLOGY for any misstep or inconvenience caused. Even after scrubbing I have never felt comfortable being in my apartment; always wearing socks and touching only surfaces I was able to get to to clean. The staff running this community simply aren’t professional, nor do they have their act together (or care) or have your experience in their vision as a priority so PLEASE BE WARNED. YOU PAY A LOT FOR LOCATION ONLY.

This apartment complex is right in the middle of it all! Walk out your door and open the gate to get on the belt line. It's right there! Restaurants and shops are literally within 2 minutes of walking. The apartments are spacious and well kept. They have a roommate plan that is spacious enough to give you some extra privacy. The buildings are insulated enough that you don't have a problem with hearing the neighbors. The parking lot is well lit, there are plenty of open spaces as well as visitor spots. I have lived all over Atlanta and feel completely safe here. The prices are competitive with the area. The staff is friendly and helpful. The pool area is clean and has a nice area for picnics. I would definitely recommend this complex!
