Love to live close to the River and downtown Roswell. The community is well kept and has been getting quite a few upgrades/renovations in the past few days. Fairly priced and great customer service by their team. Location is amazing and the schools are pretty good too. Come check it out for yourselves.

Roaches , Rats and no AC . I feel like brick building in Harlem NY . Trash everywhere and no valet trash even though you are charged $25 they never come.
This place is a trash hole. Not taken care of, not safe and you can never reach anyone in the office because their phone are always disconnected ! Don’t move here.
I lived here with my fiancé, roomate, and newborn for a little under a year; the best interaction I had with management was breaking my lease early to move to a different complex. From day 1 they were dishonest with us; we were in a time crunch for the north and they would not let us inspect the unit until the day of move in. On the day in question light fixtures were hanging out of the ceiling, windows would not shut, and there was extensive water damage in the kitchen (we thought it was from the broken dishwasher, which never got replaced). Fast forward a few months and we have water coming out of our lighting and up from the floors. Mold is growing in the nursery faster than we can kill it and management won’t do anything other than schedule meetings that they don’t show up to. We managed to find a similarly priced apartment nearby so there’s absolutely no reason to waste your money on this place when you can live someplace cleaner and safer.
If you have any sense of self preservation you won’t move here. There’s no reason for this place to have 4 stars. My apartment had a gas leak for who knows how long and mold in the A/C closet. Management disconnected the phone so they don’t have to answer angry calls from tenants. They said they lost one of my rent checks and when I refused to pay it again they magically found it 2 weeks later. They are unmotivated and unresponsive and that’s still putting it lightly. Roswell code enforcement has been called to force them to deal with problems but that rent check better be there at 9am on the first each month.
The management is TERRIBLE. I’ve never seen anything like this in my life. The trash is out of control, ABSOLUTELY nothing gets fixed. 1/2 the apartments don’t have air and the other half don’t have heat. They don’t have a drop box for rent so good luck trying to pay it on time because you’ll have to try to catch someone in the office. The online portal hasn’t worked since I’ve lived here(the past 6 mos.)Sadly it’s a dump and the office staff are unintelligent and completely incompetent.DON’T RENT HERE YOU’LL REGRET IT.
If you’re looking for decent living stay away. Honestly, I don’t see how this property is still operating in Roswell. Nothing gets fixed and it’s been like that for for quite some time. It’s frustrating when you pay, yet you’re forced to live under your standards until a lease is up. Trash area normally looks a mess, maintenance goes by fix things, but they’ll ride around and flirt. Go elsewhere and thank me later.
I'm a resident. I love the apartment and the location. I can never contact the staff. I go to the office at 1 or 1:30 every day, and no one is ever there. Like most people, I have a lunch hour for errands and cannot go to the office at all hours. Until this month paying online was not an option. There is no after hours drop box. No one answers the phone when you call. There is not option to leave a message. No one answers an email. I've tried for two months to contact anyone to get a renewal lease. Most people in here cannot get the office to send a renewal lease who want one, so we're stuck paying hundreds more in rent. I've paid late fees every month since the new mgmt took over because the only option is to bring a money order and hope they're present to receive it when you have time to bring it. I've called over 20 times today for almost 2 hours to no answer. I don't have a vehicle and need to order milk for my baby and other groceries, but they fixed the gate today (after about a year) without giving anyone gate codes. It's just astonishing that a company can run like this.
Once you move in, you are no longer a priority. They fix the apartments to move in but after that you are literally begging them to get back to you via call or even email. They have so many waitlists and nothing really gets fixed unless you are a new tenant moving in. Management here sucks and there's ALWAYS garbage laying around. I have a list of things just waiting but they had no problem raising the rent $150 for absolutely nothing!!!
This place is awful. The staff is disrespectful, maintenance does not exist, garbage piles up into the streets, roaches of all sizes infiltrate the apartments, the gym is inaccessible, the pools are disgusting (during the small windows of time they are open), heating and air units are ancient.
Across 2 management companies it has been a competition to see which can neglect their residents more. It took my closet ceiling caving in for the previous one to actually come look at a leak. Now a second leak has started and new mgmt sent maintenance once. They acknowledged the leak and never came back to resolve it
Mold, no service when there is water leaking into lights. They don't care!!!! Stay away...
Grace Roswell went under new Manangement about 2 months ago. The new Manangement have been trying to get everything under control. Andrey, Andre, and Natasha have been GREAT!!!!! The maintenance guys have been working 7days a week to try to get caught up on some of these work orders that have been left behind and forgotten by old manangement. For the people that leaving these bad reviews please give the new management a chance they have only had the property for 2 months now and roam wasn't built in a day. Don't be so quick to judge because old manangement left you with a nasty taste in your mouth. Thanks new Manangement and their maintenance staff.
These apartments are constantly changing management companies, the current, Grace, being the worst by far. In general, the renovations are poorly done, like they hired someone's cousin with 6 months of experience poor. Apartments are not ready on move in dates. Ours hadn't been cleaned, carpet hadn't been replaced, there was literally trash left by old tenants, and nothing was working properly. We even had to get our air ducts cleaned, during which the contractor pulled out literal bags of garbage from our vents. You will have to visit the leasing office multiple times just to get 1 issue fixed, where you'll hear other tenants complaining about their maintenance issues as well- such as completely broken fridges not being fixed or replaced for months. Maintenance is non-existent otherwise. We even still have a torn floor, holes in our kitchen wall, and wiring running exposed under our cabinets from a maintenance visit almost a year ago. We still don't have our "new lease" from the new management after 2 months, and they keep quoting our rent as multiple hundred dollars more than we signed our lease with old management for, while the complex has only gotten worse since they took over. Absolutely not even close to worth the rent they're asking for currently. There are countless other issues, but these are the biggest ones. I don't know how the other apartments nearby are, but there is literally no way they could be worse than Grace Roswell. Move anywhere but here.

Moved in a day late and there was roaches in the apartment and the paint was still wet. they have needed to turn the water off at least 2-3 times a week and literally give you an hour notice. Work orders are never done in a timely manner and after placing 3 work orders for a broken dishwasher, I guess I'll need to place a fourth one 3 weeks later. Maintenance doesn't even follow up about work they know they haven't completed. They have a "trash valet" service about as worthless as their management team. I literally had trash ripped open by animals only to have to repackage it and throw it away. Their appliances are older than dirt and my neighbor needed a new water heater days after I moved in. The apartment isn't so much the issue, just the people running this complex.

Management is terrible. You go months sometimes years with unresolved work orders. And their answer is. Well we are new Management and the old work orders aren't in our system. Waterbugs, roaches and rats come along with the unresolved maintenance issues

Lived here for about 6 months now, management and maintenance staff is consistently rotating. Not only that but it just keeps getting worse and worse. The front office has now been aware for almost a hour and a half of a potential carbon monoxide leak within my apartment. Was told by Brenda the maintence supervisor would be here within the next 10 minutes to check it out. Now almost 2 hours have gone by, and still haven’t seen anyone. Have contacted the office 3 times now and have been told by Melanie “let me call the supervisor again” then get hung up on with no answers. Might i add, i informed them, if in fact there was a leak, i do have a lung condition that can be deadly effected, and still NO SENSE OF URGENCY. they only care about their money, not one bit about the actually residents.

I’ve lived in this community for over three years and despite a change in management, there hasn’t been any changes to how this complex is operated. In my previous unit, I dealt with everything from rotting animal smell in my master closet space for over a year, raccoons fighting in my walls for two years (they were once removed but maintenance never covered the hole outside), mice in my apt that I was in charge of removing both times; this issue got me very sick for three weeks with symptoms of leptospirosis, I had a kitchen light that was improperly replaced/wired after a major flooding in the unit above so I could never turn it off in my last three months there, the entire three years I had to deal with a hot water nozzle in the kitchen that barely turned on and then took literally 8 min to heat, an AC unit that went out two different times in the summer (the first incident took over a week, the second time took over 2 1/2 weeks to fix), visible black mold coming out of my air vents that was talked down to be a moisture issue that’s “no big deal” so they cleaned my vent covers and marked the order as complete, multiple other mold complaints where I could smell it in the wall by my bed after two very bad leaks in the units above me that left my carpet soaked (MULTIPLE complaints about this were made due to be having health issues as a result and not one person ever came out to inspect it or offer me an option) etc. When my lease for that unit ended, I had hope that things would be better in a new unit...that was inaccurate. I’m on month three of my new unit and I’m still waiting for a dishwasher replacement. My dishwasher was found to be broken a week after move in, and I’ve had to hand wash everything despite paying for a unit with this amenity. For two months, I had to deal with a sewage smell that radiated throughout my home from it, this was mentioned to staff multiple times, and finally after several emails to the assistant manager, someone came to once again assess and “repair” it. He was able to successfully drain the dishwasher and mentioned that the sewage issue was exacerbated by the amount of time that the water sat in it (which is a maintenance issue), and of course he never came back like he said he would to ensure it was working properly. On top of that, I find it completely unacceptable that I’m expected to use a dishwasher that has a permanent waste smell in it despite bleaching and scrubbing it, plus it still doesn’t even rinse/wash.

I promise you don’t wanna waste your money in a place that causes rats, doesn’t fix it for 6 months, trash pickup is terrible, we pay for pest control and they don’t even come to spray for bugs unless you hound the front office. Maintenance men ride around not fixing anything all day. The air conditioning never works when it gets hot and they’ve take over 2 weeks in 90 degree weather to even show up at my apartment to look at it. And the heat always conveniently stops working when it gets cold. Please don’t suffer for the next year like we did. We know the townhouses and Apartments look intriguing but they’re just pictures I promise. And the price is this low for a reason

Truly awful treatment of tenants, especially after CF Real Estate took over managing the property. Since they took over the following has taken place: • Rent has been posted late in accounts, so that rent cannot be paid on time and can only be paid late. • The front gate has been broken/open since at least 1/6/2020. Prior to that, the outgoing gate was stuck halfway open forcing tenants to use the back entrance where the gate has been permanently left open. What is the point of having gates if they aren’t going to be functional? (Prior to new management, the gate was open from ~ 8:00 AM-5:00 PM, Monday-Friday, defeating the purpose of a gate if it is left open to anyone when most tenants are out of their homes.) • Currently have a work order that has been in since 1/15/2020 with no response or indication of when we can expect it to be addressed. • Valet Trash has not picked up on more than one occasion. Threats made from management that fines would be charged to tenants not adhering to guidelines regarding trash, but trash is regularly left out of bins in open spaces making the community look very dirty. • The office phone is not answered. Even calling multiple times back to back results in calls being sent to voicemail and calls are not returned. • Incident involving a drunk & disorderly tenant was handled flippantly by management. I came to the office to let them know there was an issue, and was responded to flippantly by two employees. The first leasing agent I spoke to shrugged their shoulders and said, “Call the police.” When I explained that I had hoped the office would call the police so he didn’t have to create any unnecessary tension between my neighbor and I, the employees responded incredulously that there was nothing they could do and showed frustration that any expectation was had regarding how the office should handle it. It is truly disappointing that with new management there is such terrible customer service. You would think that they’d make any effort to impress, but unfortunately there has yet to be any sign that CF Real Estate will conduct their business any better here than they do at any of their other properties. I intentionally chose this property because it was not CF operated. Imagine my disappointment when they took over.

No matter how many times we called, emailed or went in person (including calling and emailing corporate) it was nearly impossible to talk to anyone to get anything done. In ONE year of living at this complex we had many issues including (but not limited to): a leak in the roof which caused a big hole in two spots in the master bedroom/closet for 7 months of the year, our fridge going out 3 different times (each occasion causing ALL of our food to go bad and one occasion the fridge was not fixed for over a month), our heat went out during winter and wasn't fixed for almost two weeks (20 degree nights) and I don't even want to get started about the amount of BUGS EVERYWHERE (in our food, in all of our cabinets, in our beds, bathrooms.. everywhere). All of those issues on top of the little maintenance issues that normal companies would be able to resolve quickly, but this one took weeks/months (if ever) to resolve. The leasing office/maintenance need serious reform to be able to handle the need of their residents. So happy to finally be out of this complex.

Every month since moving in in July 2018, we have experienced extreme overcharges for each monthly water bill. At previous apartments, our bill was typically between $30-$50 max. Here, it has consistently averaged between $90-$110 for two people. This has included months where we have been gone on vacation for up to 14 days. This overcharge will cost us an additional $600 by the time our rent is up. THIS ISSUE IS NOT SPECIFIC TO OUR APARTMENT: I personally know of at least five other apartments experiencing identical overcharges. It is likely a problem that is affecting the entire apartment community, which is why it is so disappointing that Avia Riverside has failed to fix it. We have been told by HG Living staff that the water company must fix the issue (and there is nothing they can do), but that is completely untrue. Customer service reps with the water company have told all of our neighbors that have called to complain that HG Living is most likely responsible for the issue not being resolved. At this point, all I can assume is that there is a complete lack of care by HG Living staff to support residents in getting this issue resolved. It is completely heartbreaking for me to feel so powerless in having a complete inability to fix this problem for my apartment. The issue has continued for the last six months, and I am concerned at this point that it will likely continue until our rent is up (again, costing us an addition $600 per year.) It is a big deal for me to know that when it comes down to it, you just have to hope that nothing goes wrong while living here. Because if it does, you may be completely on your own.

I'm only giving Avia Riverside an one because zero isn't an option. I'm a new resident and absolutely can not bare living here another day. There's nothing worse than coming home after working over 12 hours a day to a place that is unsettling. My home is definitely not an ideal resting place of peace nor relaxation, as it should be. I've had nothing but stress and sleepless nights since moving here due to things falling apart and roaches are everywhere. Absolutely the worst community I've ever lived. I can not believe this place can actually govern itself this way and nothing can be done about it for us tenants. I feel trapped and helpless, and it's the worst feeling ever. The only plus is the commute to work. To date, I still have several outstanding work orders that haven't been completed, going on two weeks now, including one of my closets is literally caving in. Any day now I know it's going to collapse. So definitely move here if you want an old home that constantly has issues with things breaking and no one caring to fix them, reeks of mold and mildew, has outdated carpeting, unskilled and unresponsive maintenance, uncaring management, and roaches galore. Do not move here! This place is a dump!

I've been living at Avia Riverside since June of 2016, and while overall it's not that bad, you never want to have serious maintenance issues here. I'm now on day 2 of no hot water, with a water heater that's far overdue for replacement, and no one has even stopped by to look at it. I was told they understood that no hot water and the inability to even reasonably bathe is an emergency issue that MUST be resolved, yet they've made no effort to do so. 4 stars for size of apartments and price point, but ZERO stars for lack of "emergency" maintenance responses on serious issues. There's a history of maintenance request tickets being marked as completed without anything being done also. As long as you don't have anything that needs to be fixed, it's a pretty nice place to live.

We were excited to move in to our apartment, even though we hadn't lived in one in years, but that excitement was short lived! We have had multiple water leaks from the apartment above (starting on the day we moved in) and every time they come out and look at it, they say they "fixed it" which just means they painted over the spots, you will NEVER get a call back if you need emergency maintenance, the office staff if so absent minded that children could do a better job managing their time and properly communicating! There seems to always be an issue with one thing or another! If you like to keep things interesting then this may be the place for you! If you are looking for a nice home...run far away!

Yes, the apartments are large, but so is the rent payment. And what you get isn't worth the hassle. Since the management was taken over by Harbor Group, the complex has steadily gone down hill. Nothing gets fixed. Let me repeat . . . NOTHING. My oven door glass has been broken for a year. Water leaks in the kitchen and bathroom. I feel sorry for the resident below me because I know they have water damage and pretty sure there's mold present. There is an online portal for service requests which management changes to "work complete" after about 3 weeks even if no one has visited your apartment. I say management because the people in the office completely change every other month. I don't even bother to learn their names because it will be someone new in a few more weeks. Stuck in this 15 month lease. Ugh.

Filled with all bugs GERMAN ROACHES , Black & Brown Spiders , Flying WaterBugs . The bugs crawls thru the cabinets , vents and hot water closet . The doors aren’t sercure , letting in cold air from top , side and bottom . Also bugs from outside . No pest control , but tenants charged every month for pest control .

I have been living at Avia Riverside for 2 years now. Let me start off by giving a few positives. The apartments are decently big. While apartment shopping I have found that most apartments are 700 sqft. These apartments have a lot of living space and the bedrooms are a decent size as well. The location is very nice. Chattahoochee Nature center across the street, close to downtown Roswell and the Mill, close to 400. BUT! The management company is extremely unhelpful. First, you can never get them on the phone. I once called 10 times in one day and still never got someone on the phone. Everyone is very nice but they never follow through with what they say they are going to do. Maintenance, even worse. You put in a request and a week later still no one has come out. You usually have to call and harass the office and then maybe someone will come out to your apartment. The apartments are very old. If you get an un-renovated apartment, expect things to break often. The gate NEVER WORKS. Front and back. There is one dumpster for this large complex so the trash piles up once or twice a month. I know this isn't the management company's fault but my neighbors were terrible. Loud, leaves trash everywhere(that never gets cleaned up), inconsiderate, 3 families living in a two bedroom apartment. The end of my lease could not come soon enough. These apartments are not worth the price.

Friendly staff, nice amenities, very very pet friendly. Close to public transportation, minute, hospitals, shopping and historic Roswell. Great place and value
When something breaks which it will in an 40 year old apartment complex, everything takes a week or longer to be fixed or at least acknowledged. The tank on my toilet sprung a leak...they "fixed" it but it leaked a again 1 week later, this time full flooding! I went to the office to complain to which I was told someone will be out today....lies. Come to find out the person I told did nothing and didn't even remember !! Long story short it still leaks and I am moving very soon. DO NOT LIVE HERE!!!!!!!!!!
Arium Riverside Apartments are located in Roswell, Georgia and is close and convenient to shopping and restaurants. The apartments are in the Fulton County School District and the public schools rank very high in the state of Georgia. The property is located on a metro bus line. In our backyard, lies the Chattahoochee River Park. It's a family-oriented park, with biking and walking trails, volleyball courts, children's playground, kayaking and other water sports. The apartments are spacious with plenty of trees and a well-landscaped lawn. It's been my home for over 15 years.
We haven't lived at Arium very long, but so far its pretty nice. We've worked alot with Antoine and he is super nice and accomodating! Our apartment is an older one, so it does have a few things that need work, but we expected as much for the price we are paying and we plan to make it as amazing as it can be. It's also very close to the river, as well as downtown roswell, so there's tons to do. We love it so far.
Super large apartments but the management is poor at communication and maintenance is slow.
