Property Ratings at Grace Court
This place is disgusting. They made sure it smelled great the day of my tour and move in but after that, it started smelling musty and smoky. Guests have told me this apartment building smells like a "dirty bowling alley" There were several washing machine leaks while I've lived here and they don't do any water damage control after. There is literally mold growing on the walls in the laundry room and I know it's all in the walls and ceilings too. Like I mentioned and smells musty and the walls sometimes get that leaky look that mold can give. I started having lung issues after about a year and a half of living here and after several tests, doctors said it's probably due to the mold. Also when I was told when I moved in that they did pest control but had a roach problem for months and had to do my own pest control. It's a great area for a decent price but if you can spend a little extra and not deal with the health problems I would. Also, this isn't a management problem but the kids here have no discipline. They throw things off balconies, scream and run in the hallways/stair area, and rough house outside by everyones cars. I'm counting down the days until I can get out of here

This apartment is good for somebody starting off, or single parents with 1 or 2 kids. That was me, a single parent, and I lived in these years ago, and they were nice but outdated but seen some improvements. They are in a great school district for those that have kids. For the price, they are reasonable compared to other apartments in the area. The manager at the time was not a people person at all, and she lacked the skills. Hopefully, they have replaced her for I feel she brought the property down.
I just recently applied here and had a wonderful experience. The leasing agent informed me of all the requirements I needed to be considered for the apartment. Not only did the leading agent spend all the time that I needed going over paperwork and answering my questions, she was very friendly as well as the people I talked to in their head office (headquarters). I also talked to other resistants that lived there asking about their experience and they all had great things to say. I got approved for the apartment and I couldn’t be happier.
Was shown an apartment and as I was looking I noticed a few patched spots across each room all on the same side facing outside walls. When I asked if there was any water damage, the lady lied and said there wasn't when there were signs of mold. The place is also very old and nothing was updated. The furnace was in dirt and rust and the filter has been there for well over a year. I asked how often they replace the filters and she said every 3 months, also a lie. There is no leasing office on site, so good luck with any issues that need to be resolved when no one from management us around. Do not bother signing an application, they will let you continue with an application fully knowing you do not have their "requirements" to take your money and then they will deny it the next day. Most door bell ringers are broken and a few side walk spots are broken as well. For a place that care so much about outward appearances, they sure do not care when it comes to their own property. Make sure your car is sparking clean with no rust.
My husband and I have lived here for 3 years now and never had an issue. They make it easy to put in maintenance requests online and even pay your rent online too! Never have to try and find time to run it to the office. They handle issues in a very timely manner, Denny and his crew are always polite and respectful when they come in. I would reccomend them to family and friends.
I have just recently renewed my lease, I have been here for two years. Never once have had an issue with anything or anyone since applying here. The staff has always been super friendly and very helpful. I recommend Grace Court.
If you’re looking for an apartment that has A cockroach, rodent, and mold problem, then this is the apartment for you! You may not be allowed to have pets here but have no fear, you will more than likely find yourself living amongst some household pests. (Roaches, mice, spiders) Want them gone? Good luck with getting rid of them because office management, or lack there of, isn’t on site and acts like you’re a bother to them if you call them about the unwanted pests. They will tell you that someone will be out to take care of it but no one will show up. Found mold in your apartment that is growing/spreading? Who the heck cares? Not Grace Court! If you call the off sight office enough times you might come home to find a small dehumidifier plugged in to your outlet but that’s it. This is an excuse of a living community. I have never seen such poor management and they expect people to pay to live here...If you enjoy living in a place that is pest free and has regular maintenance, I suggest you look elsewhere because you won’t find that here. It’s disgusting
