Absolutely adore this place. The maintenance team is very personable and always stop to say hello regardless of their busy day. When I moved into my new home I did not have anything crucial missing or wrong. The office staff helped every step of the application and thoroughly guided me through the move in process. Let's just start by saying that this place is old and with that comes problems. We have mold in all of our vents and there's no exhaust fan in the bathrooms. Maintenance doesn't respond in a timely matter, if at all. Had some maintenance requests just straight up cancelled. The most recent debacle was sending multiple emails/ service requests to report water stains on our ceiling (top floor, clearly roof problem) for months. They spray painted one stain and ignored the others that popped up. Now we have an active leak each time it rains, the ceiling is falling apart, and that room is no longer safe. On top of that, homeless people are a constant, crime, roaches, and water shut offs.

I stayed at grace woods for a year and did NOT like it here. The management is NOT good. Current residents, please check the move out charges correctly. I had returned the keys, still they have charged 80$ for missing keys. We have followed up multiple times, no response. management just ignores you, whenever you call, they say the accounting manager is out, call after 15 mins. When called after 15 mins, they say the same thing. Management is not treating the moved out tenants fairly. Talking about property, its not good. 1. Roach infestation - Pest control doesn’t work. Roaches are behind the refrigerator, the stove, cabinets, and some in the room 2. Air conditioner malfunctions once every 2 months. 3. when raised a maintenance request - it takes at least 3-4 business days for urgent service, 3 - 6 weeks for non urgent service. 3. No safety - multiple break ins during holidays. 4. Old building 5. Homeless people walking around day or night 6. All washers covered with dog/cat hair 7. Gym isn't fully equipped

Grace Woods took a chance on me since they never met me in person, and I am originally from out of state. I have had all good experiences with them before living there, during, and after. They were prompt whenever I had a service request, the apartment was clean and comfortable. I especially loved the package hub. I really liked the abundance of trees on the property - it felt so cozy since even though it’s so close to the highway - a nice little retreat. The property is also very conveniently located. My moveout process went well, and they were more than fair when it came to me getting my security deposit back. If I ever move back to Austin, I will definitely consider living at Grace Woods again. It's definitely not a good portrayal of the actual units. buildings infested with German cockroaches and they're deep rooted in the kitchen particle boards. run down and old. they keep making improvements on the outside to make them look nice but no effort to even address or repair more important parts. my roach infested unit that I'm moving out of this month has had a rent spike and increased by more than $200. it's a disgusting property. don't fall for the facade.

Tenants beware! This apartment complex has several units that are infested with German cockroaches. Exterminator appointment did not help at all.

The worst thing that can happen is renting here! First, do not be fooled by the low price - soon you will realize that they have a lot of payments and it is very expensive! And the additional fee can vary from month to month! In addition, this apartment is very old and in need of repair, and the owners refuse to repair! In my apartment is a strong cold-the wind from the Windows and walls! It's unbearable to sleep and I have a cold all the time. I'm four days wrote to managers an email with a request to pochenit windows, but they have not replied to my appeal. I received a reply when I wrote to them that I intended to close the contract and asked for compensation. They said that master soon will, but when not told the. I asked them a question on mail and again they didn't answer me. But, the next day, someone from managers let the carpenter in my apartment without knocking, I was in the shower! Surprise!!! OK, the carpenter replaced one cracked glass and agreed with me that you need to change the windows, but only if he will be given permission managers... So, for the second week I have not received notifications. I also sent them a video where they can see problems with windows and walls - no reaction! At the moment I have to spend my time looking for a lawyer... By the way, I paid $200 for electricity in December!
The property manager, Griselda (Gigi), is absolutely amazing and so knowledgeable and friendly that it makes living at Grace Woods a true joy! Levi is also great and both are extremely efficient and fast at any requests or questions put before them. The actual property has undergone some major changes recently and looks absolutely beautiful and has created a very happy and safe atmosphere. I love the pool areas and go to the dog park areas at least 3-4 times a week. I've signed 3 leases here and looking forward to more memories being made here!
Aside from being conveniently located in central Austin everything else about these apartments is horrible. Horrible management above all. Resident, like my self have not been able to pay rent online for the past few months. When you confront management about this they simply don't take responsibility for this issue and is a huge inconvenience. Not to mention my apartment was broken into and the point of entry being the bedroom window was never replaced. Why, you may be wondering. Simply because the window was not broken. However, you can clearly see where the intruders were able to push the window to get it unlocked but because the window was not actually broken it was not replaced. Worst apartments I have ever lived in Austin and do not recommend to anybody.

Love this place. Griselda and Levi in the office are so helpful, great pools, 2 bus stops at entryway, safe and just plain nice. Been here 3 years and plan to stay. Undergoing massive remodeling due to new ownership and I can't wait to enjoy a more modern atmosphere. Thumbs up!

Office staff is great and the location of the apartment complex is very convenient despite the construction. My main complaint is the roaches. Even after the apartment was sprayed, it did not make a difference and I kept my apartment clean, hardly even cooked in there and did not leave any food out.
Everyone in the office is amazing. I love how activities are planned for the residents so it makes us feel welcome.

The property is quiet and feels safe, and the amenities are very nice. My only problem has been with the mailing address/receiving mail. The frontage road address is confusing and I wish we had a Parker Lane address instead!
I was very happy when I visited the property.I finally found everything I needed in one place. The only thing I would recommend is to put a gate around the bottom floor patios and a round the property.
Although I don't have many relations with my neighbors or other tenants everyone is friendly and for the most part respectful of others. Great location for living, a little far from work but living south is worth the drive. Safe community, little or no trouble and great staff!
I would recommend this apartment community because the apartments and complex itself is great, and the staff has been kind, friendly, informative, and fast. Even if I do have concerns, they are addressed in a professional and speedy manner.
Absolutely loved living here for the two years that I did. I only moved out because it was time to buy a house.
Office staff is friendly. The neighborhood is clean and the maintenance crew is quick on A level that I've never seen before when it comes to service requests. This location is great. Frontage road just outside of the main office is not so good but I know that's the city doing their repairs.
Mission Grace Woods is a great value. Its not a brand new complex, but it is very well maintained. The fact that its not brand new is a good thing, as the floor plans are spacious and architecturally interesting for your dollar. These apartments were built to actually live in - not just stay until you go elsewhere.

I would recommend it highly because the staff tries to foster good relationships among its residents by making an effort to provide gatherings for residents; the location is excellent; the grounds are always well maintained.
I have recommended this complex to several people. I always tell them that the office staff are great, maintenance are handled promptly and the grounds are always kept up in a good manner.
I would recommend it due to its locations. I would not recommend it if my family or friends was seeking updated units and amenities.
The price is good for Austin, although it did get a bit more expensive before I started going month to month. The apartments are not far from downtown and the placement right next to IH-35 is nice for a quick commute. The grounds are normally maintained well and it feels like a forest and peaceful. The one bedroom apartment with vaulted ceiling and a fire place is very spacious and the layout is great.
The price is not the best and the care of the apartments are not up to speed. The atmosphere though is great at times.
I would recommend likely recommend this apartment due to convenient location and professional staff, it also seems like the management is actively making improvements. Again it would be nice to be able to exit from the back of the complex since the apartment i will be renting is all the way in the back.
5 year great experience and highly recommended. Nice and comfortable. It backs up to Mabel Davis Park where you can run or walk in the evenings. Lot's of people out there enjoying the outdoors. There's even a fishing pond in the park. My apartment had lot's of great sunlight coming in which I loved. Neighbors were always friendly, out walking their pets and saying hi. My apartment was quiet and never had a complaint. The rent is very reasonable for the South Austin culture and super close to downtown. Cable comes with the apartment too!

The apartments are a bit outdated but the location is great. The complex is quite and peaceful. There's 2 pools that don't get much use but are always properly maintained. Management is great. Has all the essentials but is a little old. Perfect apartment for the price.
