I would have highly recommended the Gramercy until mid 2024, when Greystar took over (property management). They have a poor reputation and there's a reason why. Pros: Great Location - Close to multiple restaurants, gyms, coffee shops, etc. Cons (all from Greystar): - Greystar continues to mis-invoice tenants, screwing up their rent and utility bill - Maintenance used to be fantastic, fixing items in 1-2 days. It now takes 3-4 weeks for anything to be addressed - No one seems to pick up after their dog. There's dog poop in front/behind the property, hallways, elevators, etc. - Many lights in hallways and stairwells have been out for multiple weeks - parking gate is broken more often than not, and causes guests to park in Reserved (paid for) parking spaces - Guest parking is minimal, even though there's an entire vacant top floor with more than enough resident spaces that should be repurposed as guest spaces This property used to be great, but it's all went downhill since Greystar property management took over. DO NOT MOVE IN

I don't have many complaints apart from the fact that some social areas need maintenance. I rented my apartment from 2023 to 2024 (12 months) and I made a security deposit for a month's rent, I moved out of town and they sent one check with incorrect names and being worst that I never received it, it's been almost 6 months trying to contact them and no one gives you an answer so be careful with your deposit money

The staff is extremely nice and generally easy to work with. The apartments are spacious and in a great location. However, there are often problems with cleanliness around the complex. Stairwells are generally dirty and rarely cleaned - trash and other items left in stairwells will remain for months before cleaned. The entrance gates to our building have been broken for months with no sign of being fixed. The main gate does not lock or require any key to enter currently, so anybody can enter at any point. The gates out back by the pool do not respond to our keys so they are unusable. It's been about 3 months of this.

I’ve been living at GAB for almost 5 years and absolutely love it. I know everyone has their opinions about Buckhead but my experience has been nothing but positive. I love the location, and my apartment! The management Team is phenomenal. I’ve literally only had 5 minor maintenance requests over the years and each time my work order was addressed and completed within 24hrs. Big shoutout to the community manager Shawn! She’s amazing! Anytime I’ve had an issue or concern she always went above and beyond to assist. It’s very rare that you have a community manager who takes the time to listen and actually cares about the the residents. And whenever she’s not around, the other staff takes good care of me. I couldn’t be happier.

I am just so impressed with our service men. They are so prompt, knowledgeable and friendly.
It would be good for someone like myself who works from home and likes to walk to the places in the area - it's a good location although the parking deck is a pretty terrible experience - it would be better for someone who is not driving their car every day. Since that describes me, I was content with it. The finishes in my unit were not updated and that also didn't bother me but I know some people wouldn't like carpet/the dark kitchen. The rent was ok. The maintenance staff and trash valet were both amazing the whole time I was there. I like that there were a lot of recycling receptacles because I recycle a lot. The walls are thick enough that I was rarely bothered by noise and there were not too many times that staff needed to enter the unit, like some other apartments can be annoying about. I probably wouldn't live here with a pet since there's a pet rent if I'm not mistaken. So it would depend on who I was recommending it to, because it just depends on their lifestyle/what's important to them.

I called on Sunday, I was not expecting anyone to show until Monday. I was very surprised to get amazingly quick service. Any time I have called for service everyone in maintenance has been great
The maintenance team was absolutely incredible, and made living at Gramercy at Buckhead very comfortable. They were professional, attentive, and effective.
The building rooms and amenities are nice.
I hope my experience with the loud neighbors was a one off and that not everyone experiences such unruly neighbors

Pro - good security, decent amenities but gym could be improved, some equipment does not work. Con - package receiving is very bad, companies can not access the building to deliver. I was never told about setting up my Amazon locker until I asked. Online rent system has constantly reflected the wrong rent amount, despite me talking to leasing agents 3x. Requires me to pay rent in person. People placing trash outside on non trash night and leaving it for days
Over priced units. Parking is always a Hassle for you and your guests. Charge an excessive fee to pay online. Water is metered by how much the building uses, not your individual unit. I live alone and barely home, my water should not exceed $100. Same with power.

I'd definitely recommend the Gramercy because the location is amazing (centralized, walkable grocery, shopping, food, nails, etc.), especially for younger/more bar-scene folks. The bathrooms and closets are HUGE. Upgraded kitchen appliances are a plus. Two pools and a bomb maintenance team. I would not recommend because the visitor parking situation is unbearable. It is quite loud in the building I was in. I would just mostly say be really particular about the unit you chose.
The apartment has so much storage I was very impressed. It is also located in an area close to everything or easy to get to!
Service is always done in a very timely manner. Every time I have filled a request the service team has gone above and beyond my expectations for the service.

The parking deck really is not ideal. The lack of guest parking and even as a resident the un-marked parking is very limited (yes, I am aware that you can pay for a parking spot). For the size of the property and types of tenants (mostly students and young professionals) the parking is not large enough to accommodate how many people are coming and going on a weekly basis.
For the most part it is a clean and friendly community in a great area of buckhead.
I met the guy in charge of maintenance the day I moved in. He's a very friendly guy and I like how eager he is to get things done quickly.
Would definitely recommend to a friend or family member even a complete stranger.

Location, astetics, only thing that is negative is parking is horrible. There needs to be a second parking garage on the right side of the complex rather than a small 8 person parking lot.
Mostly because the office personnel is very friendly and responsive, which you can't find in many places.
The location is the best and the grounds are well maintained.
Prices are very high for area- there are a lot of other options becoming available.
based on all my experiences with maintenance, and the apartment complex in general, I would definitely recommend these apartments. if someone asked me if the water heaters at the apartments were adequate, I would have to honestly say no. two people living together or a person with guests could not take showers one after the other, absolutely no chance. it has nothing to do with the service I received, but with the appliance itself. I take 10 minute or less showers, and most people I know take 20 minutes or more - so me running out of hot water means most other people would too. if this is the same water heater as all the other units, I would not be surprised if it was a factor that led some to move elsewhere. it may not be enough for me to do so, but I just wanted to be honest because I like this complex and you can't know unless someone tells you.
Its a great location in Buckhead, especially if you are one to frequent the nearby shops and bars. The parking is gated and amenities are fantastic!
It would depend on the person and their needs. I think some would prefer hardwood over carpet for example, other decor styles, etc. The parking situation can be a little rough as well sometimes. But the security features are good, the walls seem thick, construction really hasn't caused any issues, good amenities, great location. I would definitely recommend it if I felt that the apartments suited their style.
Would not recommend because of bad parking. Not enough non-reserved spots for residents, not enough visitor parking spots, and parking outside of the gated area (and even inside of the gated area) has lead to car break-ins.
They didn't fix anything, my maintenance request says completed but they have not come by. I work from home and have been here during the day... no one has stopped by. It's literally replacing light bulbs......
Would recommended for location, overall apartment interiors, and management staff. Would not recommend for high rent prices, awful parking garage (both resident and visitor parking, and grounds cleanliness.

Location is great and ashley from the leasing office is great and listens to you, but we?ve had 60 problems since we?ve moved in and our dish washer is still broken and so is my AC. AC is getting fixed on Tuesday, but we are also going on week 3 of there being no fix. Our disposal was broken prior to moving in as well and flooded the area below our sink multiple times, and now our dish washer is flooding our entire kitchen area every time it?s run. So many annoying things it?s hard to keep track of
The Gramercy has a terrible reputation in the area. You should know that. All my friends (who are late 20s, early 30s) think it is just a party community and a frat house. AND IT IS. It is disgusting and I would never go back in a million years.
Every maintenance task I've seen thus far has been handled more quickly than any other apartment I've had, I think
I've been here less than a month (corporate housing), and already the maintenance guy has tried to break into my apartment twice while I was here. I never got a work order notice on my door, as he claims it was. I locked both top and bottom lock, and when he unlocked the bottom lock, but couldn't unlock the top, he tried to force himself in by pushing my door in. Instead of just accepting he doesn't have entry, he kept at it for 10 minutes. There is no garbage shoot, so you have to walk all of your garbage outside or trash valet (which stinks up the hallways). There's hardly any guest parking in the complex, and no street parking. And property isn't taken care of, as the hallway are filthy (probably from all the trash left outside of people's door), and the outside landscape is horrible. The door isn't very sealed, so you hear everyone walking past your door. And the residence here are terrible loud and walk heavy footed, so can hear people walking upstairs. The photos advertised on this site is deceiving and false.
I don't know who these people are claiming to enjoy the Gramercy, but they can't be actual residents. I've honestly never met another resident who likes living here. We finally get to leave next month. The staff is awful, the property is filthy, there isn't enough parking because they reserve unused spots to create artificial demand for their $30/month reserved spots, they lose your mail, packages, etc...Generally if an apartment complex can do something badly, the Gramercy does.

I did not meet the maintenance crew, but I like how fast and easy it was to get things fixed.
I really like the community but found it be very young. It was quite loud at times and I felt the property was disrespected.
In three months my lease will be up and I'll finally get to leave this place. But you, you're going to read this, and for some reason, you're still going to live here. The location or some monthly special or something will fool you, and around a month after moving in you'll start contemplating jumping off your 2x3 foot balcony. The staff here, from the bottom up, is composed of the most incompetent, apathetic people you will ever meet. It seems like they legitimately go out of their way to make your stay as unpleasant as possible. If you live here, they will: lose your mail, lose your packages; close early with no warning or rationale; ignore your emails, phone calls, and sometimes physical presence in their office; and treat you with a level of disdain and disrespect that really can't be put into words. Regardless, you're going to have to deal with these people, but if you've got a job, good look doing that during the week. The office is open from 9:00-5:30 on weekdays, which conveniently happens to be the hours normal people have work. Therefore any time you need to pay rent, pick up a package, submit paperwork, etc, you'll need to do so during their limited weekend hours. Be sure to track your package too, because unlike every other apartment complex that accepts packages, there's no notification system. Rather than installing trash chutes, The Gramercy requires all residents to pay for a valet trash service, which means every day as you come home from work you'll walk past trash outside every door, and every morning your walk will be through a hallway covered in whatever juices leaked out of the bags before they're picked up. I believe they clean the hallways twice a month. Again, you are required to pay for this service. The Gramercy's ability to find an architect capable of designing such an impossibly stupid complex needs to be noted. It's like they just started building and figured it out as they went along. You'll find your way around after a while, but delivery drivers never will. This place is so complicated that one of our delivery guys ended up stuck on the dog trail. Very few parking spots are available for residents without paying an extra fee. Most spots are reserved, which means you'll be hard pressed to find a spot for yourself without paying $30 a month extra. The walls are thin, so get to know your neighbors. They'll probably be fresh out of college and loud from Wednesday-Sunday. There are very few if any security cameras.

Overall it is a good apartment but the parking situation isn't very good. There are too many empty reserve spots that are used to try and make a little extra money. If the reserve spots were removed and more space was allotted for guests it would be fine.
The rent is overpriced in my opinion. There are comparable apartments in the area for less. The type of people this community attracts is great for recent college grads but not for professionals.
