Property Ratings at Gramercy
Its ok good property , friendly staff. A bit pricy
The units are not very well maintained inside or out and they will charge you for this when moving out. My recommendation, do not move here under any circumstances, I can promise you that you will regret the decision in the future as much I do for many reasons.

Requested AC repair on 5/25. Still not fixed 6/1. Was told needed 80 degree temps to repair. Apparently 90 is not the new 80.
1/25/2018 We moved into one of their "remodeled" apartments. The saying "Lipstick on a Pig" comes to mind. They did not put flashing over the doors and water was leaking into our apartment the entire time we lived there. The property manager was condescending and incompetent and attempted to put all complaints about the mold growing on our walls back on us. We were told over and over that things would be fixed that never were. When we refused to pay our last month's rent they filed for eviction even though they kept our entire deposit. Save yourself some headaches and avoid this place like the plague that it is.

I moved her in the middle of August. As far as I know, even though I reported the air conditioning as not functioning, it has never actually been repaired. They played around with the compressor over and over to no actual effect (difference between set temperature and actual could be over 15 degrees). Now that the weather is cool, there is no way to tell if they ever actually repaired it. It took multiple requests to get other repairs done, including a fireplace that was a selling point in us taking the apartment. The fireplace was non-functional for the first few months, not a serious issue in summer, but it was still an issue. Now they can't find me in their online system used for paying rent and reporting maintenance issues. Should I be surprised or not? When I try to log on, I get sent to the "applicant" site. They had me re-register. I never received a confirmation email. When I tried to send it again, I got the message that my email address was not associated with Gramercy. They said they would send an email to their IT department to get it fixed. That's probably disappeared down a black hole. I have lived in worse places, but not paid as much to do so.

I lived at Gramercy/Mohawk Hills Apartments for a full year in 2015, and I wish that I had NOT! I rented one of the apartments that had been “remodeled” and I would use the term very loosely. I rented a 1 bedroom on Golfview Drive. It did have new carpet and new paint but that was about the extent of the “remodel”. The rest I will disclose in the body of this review and try to keep it in chronological order. The flooring in the kitchen and bathroom is not REAL wood flooring, but a lower cost linoleum that is made to look like wood. The cabinets in both the kitchen and the bathroom have not been replaced, only the doors and handles. The bathroom cabinet in the unit I rented had water damage and even after I pointed it out on the move-in inspection, they said they would not be able to do anything about it. Also, the bathtub and faucets are NOT new either, although the faucets were new, in the kitchen and bathroom sinks. The tubs have merely had a new coat of glaze applied and I observed that it came off after about 4 to 6 months. The new faucets in the kitchen and bathroom sinks are not the best quality, and the one in the kitchen of the unit I rented actually broke and caused a flood less than 3 months into my lease. The window shades in the bedroom were of very low quality and there are two huge windows on one side that did have enough covering, so you could see in from outside. Again I asked if they could get one larger blind to cover these two windows and they said no. While the neighborhood is decent, I still did not like the idea of that large gap in what the blinds covered. The biggest challenge would probably be the pests. I would not expect this from an older community, but it happened none the less. Within one week of signing a year lease and moving in, I discovered that the apartment on Golfview drive had mice and ants, and there were more than a few spiders. I guess that is why they told me about company sponsored pest control once a week!!! That should have been a big clue. I was never able to get rid of all the ants, no matter how many times they sprayed and I only got rid of the mice by buying those electronic pest eliminators that plug into the wall. If you choose to move in here, beware! They are not ready to make this into a high quality community. They only wanted to put some lipstick on an old pig!
So I lived in Mohawk Hills for a little over two years went through a variance of experiences. We can start with the apartment itself it was a second floor two bdrm two full bath very spacious floor plan hence the price. The office staff was sweeter then pie , very patient with me and my roommates were a little bit younger and they put up with our shenanigans . I will say the reason why it doesn't have 5 stars will be attributed to the quality of the apartment itself there was allot of mold I mean a lot but atleast they made a solid attempt to cover it up ha-ha. We actually had an incident where I slipped and fell and put my foot through the shower wall I've seen less black mold in condemned buildings. The other big deal breakers got to be the maintenance you can ask anyone whose ever lived in Mohawk (now known as Gramercy) the maintenance is terrible extremely slow and they might as well be doing there repairs with tooth picks and bubblegum atleast most of them were personable . all and all I wasn't miserable but I definitely wouldn't recommend living here unless all your other options had been exhausted. SUMMARY: Floor plan 5/5 Pricing 3/5 Office 4/5 Maintenance 1/5 Aptmt quality 1/5 Neighborhood 2/5 General policies 2/5
Gramercy, formerly known as Mohawk Hills, is less than appealing these days. There is a rather large renovation project underway currently and is the cause of quite a lot of stress. I have lived in the neighborhood for almost 3 years now. Since renovations began, I have not spoken to a single neighbor who hasn't had a flat tire (or several for that matter) from nails and other debris left by construction workers. My son actually found a knife that appeared to be dropped by the painters working on renovations a few weeks ago. The week before that, he stepped on a rusted wire left behind by construction workers and it went thru his sandal. Thankfully it came up thru the sandal and out between his toes. Had he not been so lucky, that would of been a trip to the emergency room. Renovations, once complete, seem to help with the outer aesthetics of the units, yet lack where it really counts. Painted walls, although more appealing, don't bring heating/cooling bills down or help the toilets from backing up constantly. The units were built in the 1970's and no cosmetic renovations are going to change that. Renovations are not completely finished in one area of the complex before moving on to the next site. It's like living in constant chaos. Management has been less than helpful. They don't seem phased in the least bit by the actual quality of the units or how clean and safe the complex is. There are plenty of other apartments available in Carmel in the same price point with far less problems. We will be leaving this neighborhood as soon as the lease is up.
