This place is infested with roaches! Worst moving experience I’ve ever encountered ! Would not recommend living here. Had to spend money out of my own pocket for pest control when it’s free here but does NOT WORK or they aren’t spraying — just leaving a note to make it seem as if they came and did their job!

Definitely not a safe place to live that's for sure. They don't seem to care about your safety or security. About once a week you'll hear gunshots and you might find shell casings on sidewalks

Terribly disappointed with this place and it doesn’t seem to get any better. If you enjoy having your children woken up at night due to the fire alarm going off a few times a month this place is for you. Stay away from this place if you have kids. It’s unsafe.

Gramercy on the park has always been one of the most beautiful properties to me. My overall experience living here has been wonderful. Maintenance has been quick and efficient and office staff is very friendly. They will take care of whatever you need. The pool area is such a beauty during the day and night. The property is quiet as well.

The move in process was easy and everything took about 1 week. Tia and Andrea walked me through everything and answered all of my questions. My apartment was move-in ready. The only thing I saw on my end was one of my socket covers where loose and the maintaince team came a few days after move-in and walked through and made sure I didn’t have any issues with my space. I love my home and the environment. I wish I would have found this place sooner.

There's been noticeable improvements overall within the last 6-12 months. Several issues have been compleyely resolved and maintained. Gramercy is becoming better and ascending toward the overall satisfaction level to when I first moved-in.

DO NOT LIVE HERE! I don’t even know where to start. First and for most, don’t live here if you have children. Biggest mistake I’ve ever made. The units are constantly having maintenance issues which gets fixed so poorly, it just breaks again within a week then they refuse to repair it after fixing it so many times instead of just properly replacing it and just make you live with the issues. Management is extremely UNFRIENDLY and takes zero responsibility for anything! They have zero compassion for families or your safety. The amount of police chases that go on around here is insane. The streets are filthy and always filled with tons of junk cars. Dog poop and broken glass everywhere all the time. Zero parking on the streets ever and they expect you to park in the garage when car break-ins happen every week. I honestly don’t understand how this place passes inspections and is open for people to live in. The list goes on. Do not move in here.

The office and maintenance department are great and very helpful. I have been at Gramercy since it was built and had several different management company’s and the staff that we have now are great to work with.

Absolutely horrible living experience. My car was stolen from the parking lot last month, the gates are accessible by anyone, roaches, fire alarms in the middle of the night, street is littered with trash and car parts. I do not recommend living here!

The apartment was not move-in ready. It is unsanitary and stinks of cigarette smoke. The outlets are stained from the cigarette smoke. There is broken glass and trash in the patio area. I do not recommend Gramercy on the Park based on these facts.

The only good thing I have to say about GOTP is that it feels safe. I do not think you should move here if you like a clean surrounding. I do not think you should move here if you want your maintenance concerns met in a timely manner. It looks great on the outside but the inside is DEFINITELY not worth it

We moved in Jan. 1 2023. Our dryer has been missing for a month even though we were supposed to be provided one before we moved in. It was there 2 days before we moved in and when we moved in, it was gone. They still have not replaced it even after multiple requests. We had cockroaches for the first 2 weeks of moving in. The fire alarms go off everyday and the power goes out every other day. The office employees leave early so we can’t even catch them when we get off work at 5:30 even though they don’t close until 6. They gave us the wrong mailbox key so we haven’t been able to get into our mailbox or have the key replaced. The gates to the community are ALWAYS broken.

When I originally moved in, I had been promised an upgraded apartment. The apartment that they assigned me, was old and not updated. They then moved me up to a fourth floor apartment that was updated but wanted to charge me more. I then moved to a first floor apartment, transferring my lease, and was promised an upgraded apartment. When I got there, it was not upgraded. I was moved into a hotel, until the upgrade was complete. In the process of that, my furniture and belongings were stored in another apartment by a moving company. The complex ended up having to reimburse me for missing and messed up items. There were constant gunshots and the gates were always left open. I did not feel safe. Not to mention the parking, which is great if you were near the garage, but not otherwise. The management and staff changed at least 3 times in the 18 months I was there. I paid security deposits and pet deposits. When I moved out recently, needing a 3 bedroom apartment, they told me I had not paid deposits that were refundable. So they play games with wording in order not to give you back deposits. I would definitely not recommend living here!

This is the worst apartment complex I have dealt with, granted the units are nice but the staff is terrible. My first experience is living here for two months and my car get towed, after never being told I need a parking pass and management does absolutely nothing. Now I have water damage due to pipes bursting and am being forced to move out in 7-10 days. Management offers me a more expensive, and smaller unit. Are you joking? While also not offering help to pay for movers. This staff is terrible, save your money and your quality of life.

This apartment has gotten so bad!! If you care about your safety AT ALL, this is not the place for you.I’ve been here for 3 years and this will thankfully be my last. In the past year there’s been numerous car break ins and get used to hearing gun shots going off outside. I’ve probably heard 4-5 different exchanges of gunfire from the apartments across the street in the past yr alone. If your safety isn’t a concern don’t worry there’s more. The front staff is the least helpful group of people. Please just call the front office any day M-F 9-5 and see if they answer. Call 20 times. They won’t answer. That should tell you something about how well your maintenance requests will be handled. Finally the amenities. Or lack there of. They changed the gym hrs to M-Sat 10-5pm. So if you have work 9-5 like most working people do, it’s not an option. I will say they did this for covid purposes but even then during covid they didn’t come up with a remedy for the anything until October. So from March-October no maintenance requests were being addressed, no gym use, no pool use, no front office staff. Imagine during the beginning of the pandemic when we were just stuck inside and your maintenance requests just being ignored for months. If you want an apartment complex that doesn’t care about it’s residents this is the one for you!

My boyfriend had his spare tire stolen and then used to prop up another car that had its wheels stolen. This was about two months ago on the third floor of the third building parking garage. At this time, the gate between building one and two had been missing for over a month bc someone ran into it and it was bent. They had completely removed the gate, so anyone could drive in. By the end of the week of this incident, the gate was replaced. Two vehicles had their tires stolen using this method. Yes my boyfriend got his spare back from underneath the car, but he wasted a whole day waiting for police and the front office not helping at all. This happened before 6:30am on a weekday. This morning, I walked out to my window busted and my work laptop stolen out of the front stray and my console rummaged through. I got home at 12:15am the night before and parked on the top floor of the third building parking garage. I went to my car around 10am Saturday morning and saw it. When I went to the front office and asked if they had cameras she replied that there are NO cameras anywhere and all that they could do was fill out an incident report. When I asked what that even does, she said "there's nothing they can actually do". After talking with the officer, turns out I was one of about ten other vehicles within all three garages that got hit. I HATE that we renewed our lease for a longer amount of time than our first. If we could get out of here sooner we would! AWFUL security. I understand random crimes happen but this is ridiculous and to not have any cameras is unbelievable. Wish I knew that when we moved in because we wouldn't have! The lady in the front office didn't even attempt to reassure me that we live in a safe complex (not that I would've taken that seriously or cared). As I began to walk out of her office visibly irritated and almost in tears bc of this incident, she didn't even say a WORD. Just let me walk out and that was it. I will stop telling people how nice it is to live here because of the dog park. The irritation and frustration I always get from dealing with the front office and on top of these two incidents far outweigh the fact that there's a dog park. We hate it here!!
I was considering moving here because it is next to a dog park I liked but from my experience with the property manager, I would never trust my family's well being and safety to this place. I notified the property manager that I had been bitten by a dog living on this property. The dog appears to be a pit bull or pit bull mix which is not consistent with the breed restrictions they state are in place. The property manager said she had no obligation to listen to anything I had to say. She did not want to know any facts of the situation and was extremely rude. She told me she didn't have to listen to anything I had to say since I was not "one of her renters" completely missing the point that I was informing her of something I considered to be a danger to her renters. No I'm not one of your renters nor will I ever be.
New management is doing a very poor job. Have to call / remind about the work orders multiple times and still they don't do it. It's so difficult to keep following up with them and have to literally beg them. The hallways, parking, trash chute everything is very unclean. Why do we have to ask them to do their own job? Really fed up with the management and I would not recommend the apartment to anyone.
Living at Gramercy on the Park has been a great experience for us. Because we transferred from Detroit to Dallas, we had a very limited amount of time to choose a complex and we couldn't be happier with the decision that we made to live here. The maintenance staff is outstanding, everyone in the leasing office is friendly and accommodating, and we love the fact that it's dog friendly.
I've lived here over a year. Management switched early on in the lease term and that was a challenge but it seems like things are getting back on track. Nice location, great amenities, great price point
The landscaping at The Gramercy is very pleasing to the eye, each of the three buildings has something unique to offer. Ranging from rose gardens, color changing fountains and hammocks. This is truly a lovely place to call home and to be proud of.
Is this complex perfect? No, it isn't. My apartment has hod problems like: moldy vents, dog hair from the previous owner, sliding glass door screen blown away by wind. In the end, these are small problems. They cleaned the mold, I added my own elbow grease to their cleaning efforts, etc. They are currently repainting the entire property and adding a secured gate entrance. I'm sure this is all in preparation to attract the young professionals that will be working a few exits to the north at the new Toyota, FedEx, and Liberty Mutual Offices. Pros: next to a dog park, friendly staff, nice pool, nice gym, parking garage/covered parking for free. Cons: seems a bit like a frat house at time, e.g., the trash chute floor can be covered in food and beer cans (but note: staff has been responsive in cleaning that). The neighborhood - Frankford/Dallas North Tollway - is a good one. Lots of restaurants and a grocery store in the area. And this is the newest and nicest complex in that area.
The Gramercy On the Park Apartments have been a good fit for me. Having just moved to the Dallas area for work, I chose this complex based on the amenities and proximity to my job. Utility costs are very reasonable and the staff was wonderful.
I have lived here since 2014 and was able to clearly observe the pros and cons of this apartment complex. I will tell you about general pros and cons from my experience. Pros: *Professional staffs - They have professional and pretty friendly staffs ready to help you. I have not had any issues with them so it was great. I had so much issues with apartment complex back when I was in college. It was like a chaos and staffs were disrespectful so it is very refreshing to have professional staffs who are educated. *Great location - It is about 10 minutes away from H-mart if you like to shop asian grocery stuff. Also it is like 5-10 minutes away from all the actions such as bar/club scenes in Addison. It is only about 10 minutes away from Shops of Legacy nightlife as well. *Elevator - This one has elevator in the buildings (total of 3 buildings), and has 4 stories. It is easy when you have to move big stuff like bed and couches for movers... I dislike the apartments that doesn't have elevator and have to move up to 3 stories by stairs. *Parking - Parking is plenty and I rarely ever had trouble finding a spot pretty quick. Although, they have a lot of "reserved" parking spaces in the garage that aren't being used so it is very annoying but it isn't a huge issue. *Amenities - This place is pet friendly. It is right next to dog park. Has 1 pool for the whole complex but I never see it being too packed or anything. *Minimal bugs - I don't think I have seen mosquitoes here. Maybe it is so windy here. Cons: *Utility bill - It is ridiculous!!! I am Asian and I don't put my apartment in super cold temperature or super warm temperature. My apartment is about 900sq ft and I was paying like up to $300 in just electricity alone during winter. It was just ridiculous!!! If you like to turn on heater during cold cold winter, expect to have your electricity bill to be like between $150 to $300 per month for 1 bedroom apartment (900 sqft). *Cleanness - When I moved in, I felt like they did NOT do a BEST job cleaning the apartment so I had to clean again all by myself. Maybe it was just fault of maintenance person? *Noise - Expect a lot of noise if your unit is near by George Bush highway. Since the complex is sitting right by Bush high way and Dallas Toll Way, when the cars are driving by at minimum 60 mph, it makes a lot of noise. *No security gate
