Property Ratings at Grand Adams Apartments
If I could leave zero stars I would. This management company is an absolute joke. This building is outrageously expensive for zero return. The lobby smells like a sewer. Since we have moved in multiple appliances have broke and no one seems to care to fix anything. The super is the biggest joke of all. He has no clue has to fix anything and when he attempts to fix something the issue just becomes worse off than before.
I’ve rented for +14 years in the area and have never come across such a poorly managed apartment building. My unit was vacant for a month before I moved in and yet the day I moved in, there were appliances missing (no fridge) and people painting the walls. The management company knew we were moving in that day and had had a month to prepare the unit, yet instead our moving crew had to contend with paint fumes and trying to move in and assemble furniture without ruining it with wet paint. The lobby reeks of mold. Multiple tickets (to fix front door, fix broken washing machine, fix broken knobs on stove) are closed with no action taken. The final straw for me is I have had many issues with my front door (it won’t open and traps me inside, or it won’t lock when I am leaving and need to be at work or an appointment on time) and when I called the emergency line for help on a Sunday, the responder yelled at me for calling. I was trapped inside which is a fire hazard, and yet I was the one being yelled at for calling the emergency line for help. I have never lived somewhere with such careless management and disregard for tenants. It’s obvious they are just trying to cut costs and do not care at all about the state of their buildings. No wonder they are constantly offering many months free on leases, no one who lives through this would resign for a second year.
Constant construction noise and dust, no notice from management. This used to be a decent property but the last few months have been absurd.
My husband and I lived here for three years and absolutely loved it! The apartment itself featured upgraded appliances with high ceilings and a walk in closet. The building features an outdoor area that we used to entertain friends and also offers onsite parking for a reasonable fee. The management team is also extremely friendly and helpful. We moved out to the suburbs to buy a house, but if we were to ever move back we would 100% rent from the Grand Adams.
Just want to say that new mgmt had some hiccups at first but they’ve really recovered and things are going great at the building. Since people are working from home and I needed a place to take a conference call they offered me a unit to use as a quiet space. Todd and Ron are reliable and communicative and doing well given how crazy things have been.
I am a long term resident but unfortunately quality has drastically deteriorated since new management took over in March 2020. They DO NOT respond to emails, calls, are never onsite and refuse to fix major issues on the property (stolen packages, broken doors, oh yeah.. a MURDER they never acknowledged). A good majority of the 'amenities' they claim they offer do NOT exist. AVOID AT ALL COSTS

Before the Grand Adams I had never lived in the same building for more than three years. I have been here for twelve. It is a great home!
I have been reaching out to The Grand Adams for over one week now and have not heard back from them. I have inquired through multiple websites, and via phone, and have gotten nothing in return. As much as I wanted to live in this building, they have made it practically impossible for me to do so which is quite upsetting. I guess I will finally give up and look for another property to live in that actually cares about prospective tenants. So displeased with the management here.
