I've lived here for two years. The property is decent enough. They've responded to our maintenance requests in a timely manner, appropriate to the severity of the request. Most of the staff is fine -- depends on who you deal with, but most are fine. They can be a little bit of a stickler for the rules, but that's typically what keeps a property decent. My only complaint in that regard is, if you get a compalint against you, they don't always ask for your side first before issuing a warning. I think it would be more fair to hear both sides of the issue first. I removed a star for that and because the trash situation needs to be remedied. Either bring in an additional trash compactor or empty it more than bi-weekly. And the dog park side gate is not secure. And it would be nice if the gym was actually available 24/7 like it used to be. But overall, I recommend it to friends and acquaintances.

Rude management, dog poop everywhere. If you have to live here, either get an upstairs unit or a townhome. Bec the floors are VERY thin. You hear your neighbors every move, every toilet flush.
We moved into Grand at Florence on November 22nd. This is by far the worst community that we have ever lived in. The construction is horrible for being a newly built community. You can hear your neighbor sneeze through the walls. We have had to call the police for loud music that literally shakes our walls. This is absolutely not luxury living, the pictures are not the same as what you see. I feel like they are using Covid as an excuse, maintenance is horrible and the gym is still not open even though everything in Kentucky is. If you are looking for a luxury community and a home where you are able to relax then do not move here. We are counting the days until our lease ends!
Dogpile is a problem, I have to agree to the previous writer, especially on this point. Ppl let dogs defecate and urinate everywhere and you step in when walking to your car. Neighbors are talking loud at the balcony at midnight and play loud music day and night. Walls are THIN.
Very poor construction. Nearly all interior doors stopped latching and exterior doors have to be locked or they pop open. There are cracks already in the ceiling and and the floors are not level. The garage is only good for storage , your car probably won’t fit in there. The walls are fairly thin. Had to listen to a crying baby for a couple of months. AC units don't remove moisture and the furnace is a heat pump . Our heating bill was over $200 most winter months. There are several building code violations I’ve noticed. They require water damage coverage with your renters insurance. My insurance agent said he has never seen that requirement for renters insurance. We found out why they require it. Several first floor apartments flood when it rains hard. The property was not properly graded when it was built. Down spouts drain uphill and sidewalks slope towards apartment doors. The floors are vinyl and cheap carpet.(no hardwood as stated in the owner of the complex's 5 star review) Countertops are formica and appliances are cheap, oven only has on element. You can't go outside without stepping in dog poo. It's all over the lawns and side walks. Some one even thru a bag on the roof. You would think with the high rent they charge they would keep it cleaned up. They claim they do back ground and credit checks, but the first month we lived here the police were at our building 4 times. I guess they are finding it hard to find people to rent to, now they are renting to construction companies to house there laborers. Not very nice for the price. Our mortgage on a 3500sf house was same amount we paid for a 1000sft apartment . Thank god a found a new house in the area. As another review stated. Most of the five star reviews are from the owners the staff and what ever friend they could find.
We have lived at GAF for close to two months now and so far have really enjoyed the experience. The units are updated and detail oriented. The extra details such as the crown molding, different color paints on the walls, two levels, and wood floors makes it feel more like a home versus an apartment complex. The front office staff was very helpful with coordinating the move in date and continues to be helpful. They always greet you when you enter the club house and are extremely responsive when you reach out to them. The grounds of the community are kept clean. We spent two months researching/walking through more up to date and dog friendly complexes in the northern Kentucky area. GAF by far has the best prices when it comes to quality of the unit/community, pet fees, and amenities.
I have lived here for almost a year and I am very pleased with my experience. The office staff is nice, the grounds are pretty and you get a lot of apartment for the price compared to living in Cincinnati. I had a few minor maintenance requests and they were all handled promptly. Not a huge fan of driving my trash to the entrance of the complex, but that's really my only complaint. I have not experienced any major noise issues that you would not expect in apartment living.
I am very disappointed in the noise level. Overall the apartments are nice but the noise level is really high. I've lived in apartments before and never have I experienced anything remotely like this. Walls are extremely thin and/or there is inadequate insulation. I can hear my neighbors loud and clear.

Claims to have zero tolerance for noise I have had to complain more than 10 times about noise issues. They still haven't done anything to truly solve the problem despite "zero tolerance policy." They wouldn't even do anything about the first few times the noise was loud enough to vibrate the walls because they "didn't know where it was coming from." I had to contact corporate to force them to do something. I don't know if the insulation is poor or there is no sound proofing but I have lived in apartments for 10 years and had never had any issues.

My problems lie in two main areas. One is the slow construction. Two is the poor maintenance of what has been completed. Regarding the slow construction. There has been very little progress made in months since I've lived here. Grass took over a month to put down and there are still areas grass and pieces of the sidewalk are just 'missing'. The pool was supposed to be opened Memorial Day weekend. We were notified that a "piece" was missing and would not be open until hopefully the end of June. There was no construction done for WEEKS on the pool area at all. Dumpsters sit in the parking lots in front of apartments. Electricity is lost throughout the day as construction occurs and you can hear the workers curse and yell as you walk around your property. Dirt is everywhere. Cars are perpetually dirty since moving in. When it rains there are lakes that form in the roadways and there have been times when I could not leave my apartment because there was so much rain pooled in the road. The roads have holes everywhere in them in and out of the complex. Regarding the poor maintenance. It takes days to get a response even on emergency maintenance requests. People have gone days with flooding in the apartments or no hot water as nobody showed up. It has been difficult to get issues resolved even when you do get a response from maintenance. Sometimes taking several requests to fix a simple request. The grass that was laid is now almost all dying and there are large divots throughout the grass that is there. It appears that routine cleaning of walkways, stairs the complex as the whole have not occurred in months. Trash lives scattered throughout the complex and untouched until it is blown away. For the high prices of this complex I would highly recommend you search elsewhere. As with all of these complaints there have been no response from the complex.
