Property Ratings at The Waterline
I had an appointment with the leasing agent there and stood outside for over 30 minutes. Doors were locked. No one would answer the phone. I had received an email confirmation of the date and time of the appointment. If they can't even show up to an appointment that they scheduled and confirmed to try to rent the place, I hate to see what would happen if ever there was an issue that I needed help with while living there. I still have yet to receive a phone call back from anyone in their office. Terrible customer service. Incredibly unprofessional.
I have been living at Grand Ave for almost a full year now. For the first 6 or so months the staff was friendly. They had the staff then change out, not sure why. The new staff has been a nightmare. There has always been noise all time of day and night from my neighbors. Nothing untenable, just people walking around in a place with insufficient sound proofing. If someone stomping around in the apartment above is a deal breaker you would want to avoid grand ave. The real problem comes from a neighbor. I have a dog with anxiety, when i leave he will bark for 10 minutes and then go to sleep. I know this because i have a camera in my apartment so i can check on him. I did not have any problems until ~9 months into my lease. I got a new neighbor and they are reporting that the dog barks for 3 hours. Despite my video evidence to the contrary i have been given 2 warnings and am being threatened to be evicted. This is unacceptable. When i moved in the apartment said that it was "dog friendly". I shouldn't have to take this place to court to have them listen to me. Avoid Grand Ave like the Plague. Today i got a note saying that i owed an additional $3.48 in pet rent. Not sure where this additional cost came. I received no explanation. if i didn't pay it i would be evicted. In addition Grand Ave raises Rent prices yearly regardless of market trends so look forward to that.

While we encourage you to enjoy your pets, we also want to ensure that you do not do so at the expense of your neighbors. That is why we send out reminders to pet owners when dogs bark. We want to work out a solution, not punish the pet owners. Regarding your small balance, we would never evict someone over $3.48. We stay in communication with our residents to remind them they have a small balance on your account. It is not to scolded or demean, but to notify you instead. Our resident appreciate that we are in communication with them. I can understand your frustrations with rent increases, I have been in your situation. The best thing about this place is the location. So many restaurants and bars within walking distance! Downsides: two of the most attractive things about this place do not exist. 1) The BBQ on the roof has been out of service THE WHOLE SUMMER. 2) the market downstairs was a failure. Open for a few months then closed. Parking is $75/month which I find a little pricey for Everett. Management sends emails all the time about things they are annoyed with (including sending pictures of dog pop they found telling residents to clean up). Just not things you want to be bothered by, especially if you do not own pets. Overall, if not for the location, I would not stay here but moving is a hassle.

Grand Ave apartments, your home away from home…because you’re going to wish you were back in the place you were in before these apartments. If you enjoy trash in the hallways, the stairwells, and leftover peoples crap in the trash rooms, you’ll fit right in. This place is for you if you like mismanagement, terrible communication from staff, and inconsistencies at every turn! Let me say, this place was a good place in the beginning (first year) with the previous management staff (I lived in the building for two years). Of course it’s an apartment in a downtown neighborhood, so it’s going to be noisy and you have to deal with the area bars and the neighbors upstairs, but those are not the problems at all…. It’s all in the new management… or “management” because I’m not actually sure they manage anything other than getting new people in the building to charge an astronomical amount. You’ll find office staff who have no idea who live in the building because it’s a new set of employees every week. Good luck getting any communication from them, not only after car prowls, break-ins, and, an attempted suicide from the roof, there were no communications from management about this, and you hear it from other residents but never from management. Half the residents smoke and even though there is a no-smoking policy that no one enforces, they smoke inside the apartments, on the balconies, right outside the doors (ignoring the 25 feet law), and in the garage; don’t worry, you’ll constantly smell it going up the elevator and no matter how many times you say anything to management, they do nothing in regards to their “no-smoking policy.” In regards to the parking garage, half the residents pay for parking and the other half just sneak in the garage, there’s no checks and balances. Management has even said they really don’t care what cars are in the garage. Good luck ever having guests and visitors, they won’t have any place to park either- the spots in front are always crowded with residents who haven’t figured out that you don’t need a parking hang tag or sticker to park in the garage. Don’t be surprised if you find someone sleeping in the lobby or in the areas outside the elevators (happened more than once with no email about it). Do yourself many favors and stay away from this apartment complex. I firmly believe that this place could be amazing, but you’ll have a lot of frustrations with the current management who do nothing for their residents.
Over all pretty good! Couple things if you live on the west side of the building you will be awoken by large garbage trucks smashing the dumpsters over and over again 3 times a week, between the hours of 6:30AM and 7:30AM. If you live next to the trash room, beware, people are PIGS, and will throw the trash right on the floor, so have a bottle of bleach handy, and a strong stomach. The onsite management and maintenance staff are good people who do try, and make your stay as enjoyable as possible. The building is nice, and the location is great! I am breaking my lease early due to the garbage smell, and health concerns because of it.
Lived there two years no problems. Transferred to bigger apartment after my first year went smoothly. Had to relocate after the second year due to health reasons. After a month I did not receive my deposit I was told they sent it to me but it got returned from them forgetting to put my apartment number on the envelope. I was then told that it will go out the same day I called and told them I haven't received it. A week later I still did not receive it and I was told someone put it in another persons desk and did not tell anyone. I received an envelope in the mail from them a few days later with a bill written and a date that was incorrect so it would look like they didnt go over the 21 days they are suppose to return your deposit. Didnt receive my deposit back because carpet professionals came in and said that two spots were soiled by pets. I never had pets nor have any other pets come into the apartment.

Downtown Everett is the next up and coming city with great new restaurants and brew pubs. If you want to live in a place that is within walking distance to the vibrant city center and all its attractions then Grand Ave. Apartments is for you. I have lived at Grand Ave. for over two years and continue to enjoy living in a modern updated apartment with with many extra amenities and a staff that work hard to make the property safe and enjoyable. The long awaited retail space in the lower level is now on track to be completed soon and will provide residents with great shopping/dinning options. The Community Manager and her assistant are extremely helpful, always pleasant, and make you feel like a valued member of the Grand Ave. community. At anytime I have needed assistance they made every effort to accommodate my family and I. I have renewed my lease and will continue to enjoy a great property that provides easy access to fun downtown living.

We lived here 6 months and absolutely did not want to move again since we had moved a lot recently but this place was too bad, and it got even worse after we moved out. The tenants are generally unfriendly and messy in common spaces. The apartments themselves look modern and clean but they are finished cheaply and noise is bad between floors. Office staff and management can’t be bothered at best, and sometimes downright rude. We feel that we were ripped off when we moved out. I wouldn’t recommend this place.

Very expensive for location and what you get,low grade appliances,flooring in living and dinning room,cheap carpet in bedroom,no closet door,Cold cave like apts,extremely noisy streets begins at 4am ends around 3am weekends due to bar on north west corner,nasty neighbors,bad rude management,dirty hallways,no parking,street parking very difficult and limited to 2 hours during day mon thru fri,even if you pay for inside building parking its very tight and limited to 1 car per tenant even though most of the parking area is empty parking is 75.00 extra,moving in and out extremely difficult as there is no cargo elevator and you have to move in using the front door of the building. Wife and i moved out two weeks early on a 3 month short lease. 3 months later still waiting for deposit that has no been repaid even though the apts was let better then received. Lots and lots of problems read all reviews before you make a decision to live here

The parking policy at Grand Ave is 1 space in the garage at $75 per month and street parking for those that have more than 1 car. Unfortunately the City Of Everett changed the parking along Grand Ave to 90 minute parking during the day and we have tried everything we could to fight this. Building is on its third manager since I've been here (less than a year). My unit has been entered on multiple occasions without the legally required notice or permission. My one maintenance request was ignored. Emails regarding issues with the building have failed to even be acknowledged. A building manager's three dogs attacked mine while off leash (which is against the building's rules). The dog area is frequently left without pet waste bags despite the fact that residents are charged pet rent. The garage gate has been broken for upwards of a week at a time and residents have had bikes stolen. The building and units are nice enough, but you can generally hear every step from the unit above you. Bottom line, the management is not on par with the prices, and I would definitely recommend looking elsewhere.

One-star comment is everything that I also encountered. I've been here for about three months and I'm breaking my lease. Upon move-in I asked if it was relatively quiet. It's the most obnoxious place I've ever lived in. Mornings start off with dumpster pounding in the alley at 7am and dog howls throughout the day. Local bar and noisy Lyon's Club shindigs on the weekend. 14 hours a day spent listening to a family and toddler stampede and rattle my ceiling fixtures. New tenant and not much has changed...I'm able hear the tenant's phone vibrating through the ceiling in the morning. I thought it was my own phone. This is indicative of the paper-thin floors and shoddy construction. Moving furniture that has relatively low weight will bounce your floors. Elevators and security doors have random failures. My maintenance requests have gone unfulfilled and information I give to be updated often isn't filed. Communal areas have issues with random trash after management hours...lack of respect by some residents. Overall nothing luxury about this place.
I'm pretty sure management has written some of these reviews. I was very excited to move into Potala Place, I loved that I would be moving into a brand new place, a market would be coming in very soon, and the fact that they had a gym was a plus as well. I was told before moving in that they put in "condo insulation" so I would never hear my neighbors, but after moving in, all I hear are my neighbors. I feel so disappointed that I paid extra for a "luxury apartment" only to find out that the contractors did a really shoddy job in building these units. My bathroom floor has developed yellow spots, and the tiles are starting to come loose from the glue that they used on the floor. In order to save money, they watered down the paint, so my walls have streaks from the uneven paint. I am being very cautious about not putting holes in the wall because I think that they will have to repaint the rooms when I move out due to the uneven paint job, and charge me for that. The parking garage can be a little tight unless you have a small car, due to concrete beams taking up some of the parking space. Be aware that this place has had break-ins, and some tenants think that the elevators are their trash bins. They even had to take away the free coffee after business hours because tenants were stealing the coffee pods. Oh, and the market that they promised? I've been here for almost a year, and all I hear are excuses from management promising that the market will come soon. Seeing that I signed a lease with the promise of a market downstairs as a huge selling point, I am more than a bit disappointed. I suggest that before moving in, people might want to research the developer of this building, and why the contractors have walked off the job, stalling all construction of the market. I wish I would have, and have very mixed feelings supporting a building that has a very shady history. As you can tell, I will not be signing a new lease once mine is up, and I am not the only one who feels more that a bit cheated with all the promises that were never delivered.

Very Large Complex Building Size is enormous . I wonder if the rooms are as spacious . Looking to rent from moving from Monterey Bay Peninsula. I like the location considerabley close to Seattle City , My Favorite City !! : )
My husband and I have lived in houses our entire married life. For the past five or so years as we were slowly becoming empty nesters we started talking about the new apartment complexes being built in our home town of Everett. I work downtown and ALWAYS dreamed of having a walking commute. This year the opportunity came that we could finally fulfill our curiosity as to what being "townies" would be like. We had several new construction options to look at. In the end we ended up at Potala Place Everett on Grand. From the moment we toured our apartment we knew we were home. This apartment complex has the uniqueness of being brand new which gave it a lot of "stars" in our book. But it also has the most amazing staff who not only went above and beyond in helping us make our move easy but continue to follow through with every "newbie" question or concern we may have. They've never grown tired of our questions and are more than helpful. One of the most lovely things about this apartment is often in looking in downtown you have a choice of a newer apartment with a killer view of the port that does not have awesome amenities OR you can choose an apartment community that is further out of town (no view)with all of the extras. I'm happy to say that my home has both. Not only can you choose from expansive mountain (east side) or water (west side) views but also get a state of the art gym with everything you could imagine (automatic water bottle filler, TRX equipment, cardio equipment, weights etc.), but you get a gourmet kitchen common area with a fireplace, poker table and other games. Oh did I forget to tell you about the rooftop cedar deck with he 360 degree view of Everett? Yes, with lounging areas to view the sunset and a dog potty area where our dogs are more than comfortable. My home has it all. Now everyday I walk to work, walk home for lunch to walk the dogs and have productive afternoons at work because I've been able to eat a healthy lunch, in my own kitchen (which has solid surface counter tops, a huge center island and upscale stainless appliances), watching the activities at the Port of Everett. We've lived in Everett most of our adult life. We work here, we play here, we eat here. How wonderful to have this new chapter of our lives in the City we love, in an apartment we love.
