I have lived in the apartment complex since early May and signing my lease was the worst decision of my life. To start- the second week I lived here I had a leak in my bathroom ceiling (okay, stuff like this happens). It took the complex a whole month to fix the leak and patch my ceiling. All the while water, from god knows where, was dripping in my bathroom. Fast forward to July 24th - the hallway begins to flood after a rainstorm. I am told the problem is fixed. August 12th and 27th, it floods again. I am told there will be a fix soon.... Its been two weeks and they say a fix is still coming, but won't tell me a definite day (even after many calls and complaining to the management company). And now- the apartment above me needs a new balcony. So workers need to come into my apartment and completely gut my ceiling from 9-5. I work 3rd shift, so this is when I sleep. As you can imagine it is difficult to sleep with drills and hammers going off for 8 hours. I am currently unable to use my entire living room, that I pay for. I asked for a hotel room until the repairs are made, I'm told no. I have talked to the rental office and the management company numerous times, each time I am ran around the bush and given false promises. I have always treated them with respect, even when not getting it back. For the price I pay for this apartment, there shouldn't be THIS many issues in such a short timespan, with no accreditations to my month rent. In short, I cannot emphasis this enough DO NOT LIVE HERE. There are plenty of other options in the area that are better maintained and will not leave you with such a headache.

I absolutely love living here! It's affordable, easy and convenient way to pay rent (online), spacious, beautiful grounds, pet friendly, people are pretty quiet and friendly, parking always available, and the staff are wonderful! Danielle in particular helped me so much with every single step! She was awesome! I am very happy here and plan to renew my lease when the time comes.

I highly recommend NOT living here. The management is awful and unresponsive. I am a current resident at Perry Place and there are squirrels in my bedroom closet. They came in thru an opening near the outer trim and are now trapped in my closet. The original report of this was over a year ago. I have notified management about removing them as this is a health and safety hazard but they have not done so. They don’t think it’s an urgent manner although it’s a health safety concern. When attempting to follow up, they are always unfamiliar of the issue and it starts all over again. At one point I contacted the emergency service number and waited for them to receive approval to enter my apartment. I have not received an answer in over a month. I hate it here. Additionally, every year the rent increases yet there are no repairs, upgrades, or maintenance upkeep. The management is unprofessional and uncaring. After three years of being a good resident with no results or care from management, it is time to move on.

This is the worst apartment complex I have EVER lived in. The office has NO idea which way is up and which way is down. If you value your sanity do not move here. Don’t even get me started on maintenance either, it’s a joke. This place is a joke.

Been here eight years now and just LOVE it. Office people are always pleasant and very helpful. Maintenance is always right there when you have a problem. They maintain the grounds beautifully and snow removal is done immediately. Cannot say enough good things about this apartment. Love being in the country yet right close to all amenities. Comparable rent for the area. Very clean and many updates happening daily, with the new ownership. I have no intentions of ever moving. This is our retirement home. Could not be happier.

Perry Place is one of the median priced apartments in Grand Blanc, making it a pretty decent place to live. They are located right in Grand Blanc, which is a wonderful city, close to the schools and city events, and a quick drive to the hospital or highway. However, that is where the good ends with Perry Place. Living in our building (Building 8) was a state of "what will our neighbors do today?" The middle floor neighbor would consistently sing at the top of her lungs. The Perry Place staff said that the walls are insulated well from sounds, so we can barely hear other tenants. That is not true. You will hear anyone who speaks above normal conversation tone. The downstairs neighbors were constantly smoking and those smells seep right into the vents, into our apartment. As we were in the middle level, it would linger there for hours. I will give Perry Place credit, as they did offer to try and fill the seems between the apartment floors. As a whole, the building smells of marijuana and smoke from people cooking. When it isn't the smells, its the constant lack of attention to the buildings from Perry Place staff. We could never get our overhead lights to not be out. The staff barely attend to the doorways during winter. One morning, I had to take the salt out myself and place it on the walkway because ice had formed right where someone's first step out of the building would be. The Perry Place staff is one of the most nice and also most dismissive group of people I have ever dealt with. Minus their best employee, Mallory, every other employee or manager would promise fixes or help, but nothing happened. For two years, we complained about a broken dishwasher. Every time we called, we were told that someone would come and fix it. They would never show. When they did, they said it worked fine. They finally decided to replace it..with a used one from another apartment. Our final walkthrough was on March 23. We had a meeting at 2:00 to walk with management, which they never showed up to. We waited until 2:20 when I called and they "had an emergency come up and the meeting had to be cancelled". Had I not called them, I would have never known. They never attempted to call and reschedule. They will charge you for anything, even if they are incorrect. We got fined $50 for being too loud WHILE MOVING out. We only moved during the day, completely within our lease terms, but because multiple people complained, they didn't care and charged us automatically.

Haven't lived in the grand bend side, but management is horrible. Nothing gets fixed in a timely manner, could be waiting months for repairs. More expensive than other apartments in the area and moved us into 2 different apartments that were in violation of multiple building codes
I pay extra every month to have a finished remodeled apartment. It's going on 5 months into my lease and I still have a missing balcony. When I've asked about this project being finished, I get nothing but attitude from the cocky employees. They insist that I just be patient and wait for whenever they may finish. Which in fact they told me they have no idea when that will be. Don't spend any money here. Tell everyone you know not to live here. I have to get my lawyer now to handle this situation because they wont do anything for me or anyone.
This property's management uses a system where they can reassign you to any apartment unit whenever they would like prior to your move-in. This means that even though you have put down a partial security deposit (non-refundable, by the way), management will still move you to another unit any time they wish, prior to you actually signing the lease. I was told Perry Place needed 3 weeks to clean the available unit that I chose, a statement from which you could logically conclude that for those 3 weeks, the previous tenants would have already moved out in order for the apartment to clean the unit. I called back during those 3 weeks and was told the "cleaning process was moving along well." Only 4 days prior to my move-in date, I received a phone call that management switched my unit because the "previous renters decided to stay there." Therefore, that means those 3 weeks were not a "cleaning process" and either 1) the previous tenants decided not to leave 3 weeks ago, management knew, and the unit was never truly available for me, or 2) I was told the unit was going to be available and the management offered a unit where the tenants still resided. I was not happy with the deception and I decided I did not want to work with the management any further.
Bed Bugs infestations constantly, management has no clue what they are doing and forced us to pay hundreds of dollars on for extermination and late fees because they did not know how to properly use their new rent payment system. No reimbursement. Overcharge constantly, maintenance takes over a month to fix simple issues like heat or AC. Do not live here unless you want to be taken advantage of and waste your money.
Moving from KCMO in June 2016 to Grand Blanc MI was all done long distance. Incredibly difficult process. Adrienne from the Leasing Office at Perry Place and Grand Bend apartments was incredibly helpful and honest. Her knowledge in answering all questions was exemplary from beginning to end. After arriving with many hurdles to face, she continued to assist in any way she was allowed to make my move and transition easier. Kim also proved to be a great asset to the Community helping in a professional knowledgeable manner. After being here for 6 months, I have witnessed many changes in the community; and feel I can make an honest assessment of the properties. One, is the New Ownership of Edward Rose and Sons. I am not privy to all the upcoming and current changes but from my eyes have seen many started and under way. Some completed. The New Maintenance staff is extremely courteous and when my furnace needed attention I even got a follow-up visit, further repairs and yet another professional follow-up inquiry by Calvin. I love the Apartment as far as apartments go. lol A Ranchers daughter from Missouri does like her space free of too many people. Over all the noise from neighbors is slight, much improved from other apartments I have lived. Recently Widowed before moving here to take guardianship of a neglected grandchild I still have much to arrange and provide. I was foreign to the area and knew No one outside of the staff here. Adrienne was and continues to be the buffer to the stress, friend to orient to the surrounding area, listening ear and caring personality. Adrienne is the reason I chose Grand Bend and the quality of Professional I am accustomed to working closely with in the Southern states known for hospitality and manners. I gave 4 out of 5 stars before imo no place is perfect. Yet, Adrienne, Calvin and Kim make it feel more comfortable. New additions to Leasing including Scott prove they are acquiring more personnel who can meet requests with satisfaction. Respectfully submitted. Grand Bend occupant.
This place will rip you off and even lose your payments. Trying to leave and they are trying to push back my move out date a month. The apartment was not in good condition to begin with and it takes multiple requests or three trips to the office to figure anything out from the very uninformed staff. I would never recommend this place to anyone. Do not move here, don't let anyone you know move here either.
I moved in 3 months ago and my apartment was not cleaned prior to my move in. Pet hair was in the corners and edges on the carpet of every room. Pet hair was also painted over onto the walls in every room. A leasing agent came to complete the pre-move-in inspection 24 hours after I already moved in. There was no screen on the patio door, or second bedroom window. Blinds were missing in 2 of 3 windows. Two drip pans were missing on the stove. Two burners are damaged where I can only cook on 1. My carpets were still wet 12 hours after I moved in. Grease stains still remained on the carpet in the center of the rooms. No light bulb was in the kitchen fixture. Maintenance used my dining room chair to step on when changing the bulb (very unprofessional). The complex makes you call the rental company that provides the laundry equipment when the machines fail; already 3 times in 3 months. The complex also does not handle any noise complaints. They advise you to call 911. I would not recommend this place to my worst enemy.
The ladies in the front office are nice and easy to work with however, this place does not care about their residence at all. It took a month to replace a molding fridge and the hot water in one of the buildings has been out for 5 days! They still have yet to fix it. When I called the maintenance line to tell them my family and I need hot water to shower and clean our dishes she hung up on me after very rudely stating that it was a holiday weekend and she had to go. It is a terrible pace to live and I don't recommend it to anyone.
If you're looking for a place to live were they do not value your requests or value you as a renter this is the place to be. The current property manager literally hides from confrontation and dodges calls. The apartments are dated and fixed cheaply. Ceilings have literally been known to fall down into apartments below. Hopefully, if you find yourself in a situation like that they have the supplies on hand to deal with the issue. If they do not be prepared to wait. You can try to bring it up with the manager but good luck finding her.
First day, just moved in. Love the location, can't beat the price, and 5 minutes into my residency my toilet was leaking & maintenance was here in about ten minutes. He was very thorough, kept me posted on what he was doing while be worked, cleaned up after himself. I've read mixed reviews about maintenance and I know everyone's experience can vary, but today's was a good first impression. Follow up review: My kitchen sink needed caulk which I noted on my initial inspection a couple wks ago...I feel bad, but I just now noticed it's been taken care of! Lol there was a maintenance notice on my door the day after I moved in, I just assumed it was follow up from another job. I feel like these guys are on the ball! :)
I just moved to Grand Blanc and I was looking for a place with reasonable rent, reasonable pet friendly rules and cost, fun features to use, and friendly staff. At Perry Place I was able to find everything I was looking for. When it came to my apartment I was very satisfied, it's very spacious, came with a fridge, stove, and dishwasher, my bathroom had a shower and bathtub. The apartment was also well maintained and presented to me, with only a few minor cosmetic things, the apartment had been throughly cleaned. The one minor set back is the smell of my floors hall, luckily the odd odor doesn't leak into my apartment but it can be, at times, annoying to deal with. Another reason I chose Perry Place was the fact that they allow pets and have reasonable rules and cost for the pets. There is also the unique features such as the 2 pools, fitness center and the well kept lawn and plants. The pools and fitness center are kept very clean, the lawn is cleaned and kept to look very pleasant and there are beautiful plants and trees throughout the property. The one aspect that I really enjoy is the friendly staff. The staff have been so helpful with answering questions, giving a tour, and making me feel welcomed every time I go into the office, everyone there is incredibly helpful. Overall I would choose to live at Perry Place if you are looking for a place that's pet friendly, reasonably priced, has a lot of unique features to provide activities to do and most of all interact with a staff that will always make you feel welcomed.
Not a terrible place to live but not doing renovation/repairs as they say they will.No carpet or painting done while you live there, no matter how long you stay. The grounds are well maintained and garbage is never left laying around. Rent is convenient and its a nice area. My neighbors mind their own business but are friendly. The staff are always willing to help and I like the fact that they are available 7 days a week in the office.
After 27 years of living on 5 acres in an 1800 sq. ft. quad in the back woods (My dream) I had not many choices or fundage 16 months ago but to move here. It was presented well and me being new to this kind of living being upset and vulnerable believe all I heard from the person selling me this management. Well it didn't take long to realize all the misrepresentation of this building. I am searching for other living accommodations and am very glad to have found this apartment site.
