I loved living here for two years. The location to nearby Richmond Hill, Savannah and Pooler and the interstate were so convenient for work. I loved the warm interior colors with crown molding and valet trash service. It was nice walking up to my apartment on the marsh, especially at sunset. The management team of Alexa, Tammy and Lacey always took care of any question or concern. I also appreciated the convenient Berwick shopping area for groceries, pharmacy, restaurants and dry cleaners. I looked around and found Grand Oaks to be the most cost effective in the Savannah area. It was a great place to be while I looked around for a permanent location and purchased a home.
This is by far the worst experience I have ever had in my life. They lied from the beginning to present day! The place was not ready when promised 10/8/2021. When I arrived on 10/9/2021 the place was horrible!! There were roaches (dead and alive), dirt and dust allover the appliances, dirty bathrooms, dirty kitchen, just dirty everywhere dog hair everywhere and I do mean everywhere, the entire house had a horrible odor. The carpets were partially cleaned when in fact they should have been replaced. The leasing agent FLAT OUT LIED about a pet being in the unit and I told her I was allergic to pet hair and dander. I had to have the property professionally cleaned 3x before I could officially unpack and to date 3/13/2022 I still have most stuff in totes. I moved from out-of-town so I had no recourse but to stay or have the movers hold my belongs hostage. The move-in day from hell. I've waited this long to see if they would replace the roach infested stove, broken cabinets, water damaged ceilings, disgusting carpet, poorly sealed refrigerator, poorly working dishwasher, horrible water pressure, need replacement washers for the sinks, new toilets (2), and my list goes on. Let's not talk about the GATED community has had broken gates since November 2021. Ridiculous!! Grand Oaks Luxury apartments has NOTHING luxury about them! Lesson learned. I have pictures and videos to authenticate my claims. I've requested refunds, discounts, etc and to date nothing has been done to show that they are even trying to make things right. They have put bandaids on a few things and constantly complain about not having enough staff. Well, I can't complain about not paying my rent. So, come fix my unit.
Walked into my new apartment.. and let’s just say I walk right out and had my lease broken.. Roaches were everywhere!!
Where to even start - the property is gorgeous, but management has changed SIX times in the three years I lived here. Current management is so focused on money, they fine residents for their failure to maintain the property. When you bring an issue to management, they generally don’t respond at all, which is better than the fines they put on your account for everything. Example - you are required to pay for a trash service in your rent every month, regardless of whether you want it or not. This trash services regularly does not pick up trash, but the complex fines you for trash sitting in the hallway when the services leaves it there. Expect to the be treated like trash by the management, and expect to pay a LOT more money than they tell you upfront.
This place will clear you to leave then never communicate with you again and send thousands "owed" to a debt collector. They don't care about legalities. They are unreasonable and rude. new management does nothing. I actually witnessed them treating a disabled resident like dirt. Walls at e thin. Hallways are dirty. Dumpster is ALWAYS over flowing and smells. Fire pit didn't work once and the grills are filthy. They don't repair things at move in then charge you. There are far too many other places in the area to waste your money here.

Take my word, DO NOT LEASE HERE! The management is not trying to help you in any way, instead they are working to extort every cent they can from you with hidden fees and undisclosed living costs. They are not on your side, they do not care for you. Where to start.... Upon signing day I was not allowed to walk through my unit because it wasn't ready yet. I needed a place so I decided to just take a look at the outside and sign. After looking on the outside i noticed a baseball sized hole in the window! I asked the management if there was anything wrong with the unit to which they replied "not to their knowledge". This is two weeks before I move in. I told them about the window and the assured me they would have it replaced before move in and pressured me to sign the lease or I'd lose my deposit and the apartment, so reluctantly i agreed and signed. I would go on to regret this. Once move in came, not a single member of the staff walked me through the apartment. they handed me the keys and expected a full months rent up front. I asked about the window and they said they hadn't heard from their maintenance crew about it. Red flag, I know... So i went in and unlocked my door and was greeted to a horrible smoke smell, and everything had a yellow tint to it. (previous tenant smoked inside) After that initial wave of disappointment I looked toward the window and it still was in the same state as it had been two weeks prior. Glass was all over the floor too. The third thing to hit me was how flimsy the front door seemed and upon further investigation it had been kicked in and both dead bolts had been compromised with a huge split down the center of the wood frame. I wish i could say it stopped there... Next I noticed dry rot and water damage around the sink/ dishwasher area. I opened the dishwasher to be greeted by the whole unit covered with black mold. Could this get any worse? Well, yes... The master bedroom looked like someone tried to spot paint some areas but used the wrong shade of paint and instead made an impression piece from a 1st grader. Along with minor cracks and mold in the apartment it just was unlivable and they advertised it as move in ready and gave me the keys...

You pay for a gated community, yet the gate has not worked in over a year. The leasing staff intentionally leaves out details concerning fees during the contract, and at the end of the contract, and is rude when confronted about it. The parking situation is absolutely horrible, you may park several buildings away from your actual building. The county inspection fees have not been paid several times in my 2 year stay causing the pool to be closed for weeks at a time during the sunny spring and summer. The property changes hands so many times that you have no idea who you are dealing with and they really don’t care about you at all. I would not recommend this property to anyone

Ever since management was switched things have been awful. Our fridge has stopped cooling 4 times and they just give us the runaround and say they will keep monitoring it. Meanwhile I’ve thrown away about $400 worth in groceries. In December when the fridge went out one maintenance worker said he would order us a new fridge since it was an issue but he has since left the company and the new one won’t acknowledge that he put in for a new fridge for us. If you’re looking for somewhere where the office staff cares it certainly isn’t here. Sad because until management switched we really enjoyed living here.

My family and I love living here. The staff is top notch. The accommodations are great. The units are incredible. They are centrally located. The price is perfect. We love it here
Great safe place to live. Dog friendly. Great amenities when they work. Laura & Jeannie are attentive and responsive as well as friendly. They always have dog treats too!

Grand oaks is an amazing apartment community to be apart of. From the friendly staff, to the consistent groundskeeping, and my favorite, being a busy mom, i love the trash fairy service they provide. They make living here a pleasure!

Toxic mushrooms grow in there and they don't even remove them. Now lets not get off topic, the pool was warm but so were the extremely hot metal bars of the lawn chairs that my pregnant wife had to lay her legs on because all the chairs had holes and she had nowhere for her feet to lay. I hope you can play hopscotch because there are LOTS of crabs at the bottom of the pool from the local river the property sits on. If you like to party just hangout with the frat boys at night by the pool and help them break all their beer bottles. The gate hasn't worked since 2013. Pros: Pool is warm.
I moved here in 2012, the first to reside in my apartment. It was then managed by Greystar (who was truly good at following through with things from maintenance calls to lease negotiations and other general concerns). Now's it's managed by Pegasus, which is a total let-down. Their employees in front office change frequently, so when you have conversations or have something in motion, you then don't get the agreed-upon follow-up since that person no longer is employed, or they had failed to write anything down for anyone else to pick up the pieces. I get the impression the actual owner of the property is a jerk based on issues with horrible maintenance choices now occurring. The "SoundScore" below is inaccurate. While Grand Oaks doesn't get air noise from the Intl Airport, it most definitely will be bombarded at times with loud aircraft (even in middle of night) because it's in the direct flight path of planes from Ft. Stewart to the west coming in to land at Hunter Army Airfield to the east. I guess I'm glad I moved here when I moved to Savannah years ago. Since moving sucks, I stayed and witnessed a lot of crappier tenants become more and more plentiful here, including jerks who yank the building fire alarms -- one at 2 am on Christmas morning 2016. Apartments are quite acceptable, views are very nice if you have a saltmarsh vista over the Little Ogeechee. On the flip side, some apartments have atrocious parking lot/dumpster views. Those little townhomes with garages underneath have asphalt all around them. In some areas of property, clearly isn't enough parking. Can't really give this place much of a hooray, particularly from knowing what it was like under Greystar and what it's become now with all kinds of stupid rules. You're definitely getting nickel-and-dimed to death now (in true South Georgia fashion). I would hope they charge the snot out of renters who have multiple vehicles that are hogging the parking spaces.
I absolutely love Grand Oaks at Ogeechee River Apartments! We have lived here almost a year and no complaints! The office staff are super friendly and very accommodating. I can say they truly love their residents and are always having appreciation events to show them. Highly recommend!

This place is so awesome. Great sense of security with the gated entry, the staff is so friendly and welcoming, the most beautiful grounds for apartment living. The amenities are worth is on their own, so happy with my choice to live here
1. Your vehicle is not safe here. I warned the office several times about unsafe kids, their bikes, skateboards, and scooters. Nothing was done, and eventually my truck was hit and damaged by a bike. The office wished me luck in getting it fixed. 2. The place is a dump. It used to be nice. The dumpster overflows and residents are forced to either stack trash or store it outside their door. The halls smell like diapers. There has been a mattress and box spring in the hallway for over a week. If all that hasn't convinced you and you actually tour the property, be sure to take control of the tour and insist on seeing one of the buildings in the back. Don't listen to their excuses; it's been this way for far too long and continues to trend down. Pooler is barely up the road and the peace of mind is worth a few extra minutes on the commute.
This is luxury apartment living at its finest. A wonderful gated community that is well maintained and the office staff is very helpful and friendly. It has a large community facility with a gym, game room with a pool table, card table and kitchen area for gatherings with friends and family. You can view the luxurious and large pool, seating, fire pit and grilling areas from the game room and gym. Having the view of the Ogeechee River from the pool area is amazing and wonderful coastal living. I love living at Grand Oaks!!

This is a great location that is located on the Ogeechee River. Beautiful views. Close to dining and entertainment. Your family will feel very safe because the apartment complex is a gated community with key access only. The apartments are spacious and beautiful. There is a doggie park for your fur babies to run around. There is a billiards room and gym that has 24 hour access and faces toward the gorgeous pool. The pool area has a fire pit, several grills and a great amount of seating area. Something that I really love is that there are grills and grilling areas are scattered throughout the complex. Also, there is on-site maintenance personnel that is available 24/7. The office staff is friendly and very helpful. June in the front office is super sweet and accommodating. I have lived at Grand Oaks for 3 years and absolutely adore the place. I have had no problems or issues. It is worth the price.

Grand Oaks at Ogeechee are luxury apartments on the river. Great for couples, families, military and college students. The pool area is great for entertaining with several grills, a fire pit and a great amount of seating. The grounds is very well maintained and you will absolutely love the friendly staff. The apartments are located in a central location in Savannah and is close to night life, dining, entertainment and adventure. Grand Oaks is only 10 minutes away from the outlet mall in Pooler, GA. I highly recommend checking these apartments out.

I moved here in Jan 2015! This place is wonderful. They were very receptive to my situation at the moment and did not pressure me into any decisions. Because of the understanding I made the choice to live here after selling my home! The great promotion that they offered was really helpful too! The staff and the accommodations are amazing. There is no hesitation to any issues you may have!! Once again this is a beautiful and amazing place to call home. This place is beautiful!!
