Property Ratings at Grand Oaks At The Lake
We have lived here for two years and really like it. The grounds are beautiful; we love walking around the lake in the evening or just sitting by the pool and watching the view. A major shout out to Victor, who heads the maintenance (that staff is amazing; you call for help and get it incredibly fast). The office staff, led by Liz, is very friendly and welcoming. We've made good friends here, especially with the "dog park crowd"—the dog lovers whose dogs all know one another by now and who gather at the dog park at certain times after work. It's hilarious to walk around the community and remember the dogs' names before we remember the owners' names. If there's one issue, it's the inevitable people who don't clean up after their dogs, but honestly, that is a very common problem in communities that accept our animals and almost inevitable (to solve it, they would need to test the DNA of all the animals coming into the community, clearly a rather difficult and costly solution). I would rather have this problem and be able to bring our animals (they are ESAs, so we couldn't live somewhere that didn't accept them). I highly recommend Grand Oaks.

I’ve been living at Grand Oaks for almost 3 years, the community is always kept in beautiful condition, the office staff is very friendly and always answers my calls, and the maintenance team is amazing! All my requests are handled within 48 hours at the latest, and they’re very communicative if anything were to be delayed for any reason. The neighbors in the community are very kind. There’s resident events each month, so there’s always something to do! The amenities are beautiful, and my family always has nice things to say about the community when they visit.

I love living here . The grounds are keep up and the buildings are always clean being updated as needed. The gym and pool are always maintained , clean and inviting . Everyone in the office is friendly helpful and organized . Maintenance crew is wonderful & friendly always able to give a wave or stop and say hello . Ive lived here for 17 months and they have replaced the sod and added apparatus and Adirondack chairs to the dog park. They have redone the area surrounding the pool and hammocks. They have added lights into the breezeway's that are on during the night that really make it feel safe . Monthly giveaways or special days such as on national ice cream day they give residents free ice cream , mother and father day giveaways and Easter egg hunts just to name a few .

Cheap flooring that requires pads on everything you own, terrible water pressure. You get a big beautiful garden tub but the hot water heater isn't big enough to actually fill it and with the bad pressure it takes an hour to even if you do cold water. The management has changed twice since we have lived here and we've been here for less than a year. The washer and dryer provided for you were disgusting when we got them and they take multiple times to dry anything, even with small loads. There's ducks everywhere pooping on everything. Dog owners never clean up after their dogs. Your neighbors are ridiculously loud and obnoxious. The amenities are always being worked on so they're out of commission. The gated community here is a farce the gate is always open due to being broken. Amazon hub was a great option until the package handlers leave your package in the corner of the hub under a pile of other packages because they're too lazy to bring it to your apartment. There's trash all over the grounds and no one ever cleans it up, including used condoms and broken bottles. This place may appear to be a beautiful relaxing home, but once you live here you need $4000 to break your lease and this place is kind of a nightmare. Do not move here for your own sanity. It is NOT a luxury apartment. It is NOT a pleasant community.

Should there be any concern with pet waste, we do our best to identify the individual as quickly as possible so that we may address it directly. We enforce quiet hours at the community so that our residents may enjoy a quiet experience in their home. Although it is the agreement upon signing your lease that you will remain in the home for the duration of your selected lease term, we understand that due to various circumstances, early lease terminations can happen. We do accommodate these situations, and all residents may read these terms and conditions in their lease agreement before signing. I enjoy this apartment, the staff is always willing to help and fix my issues with my unit and do it in urgent matter. They also accepted my dogs which is amazing and they have dog park and a dog wash.

I have been living here since March and it is a pretty nice apartment to live in with plenty of space. Victor the maintenance man makes the difference for me. He comes right away when called and is very fair. With recent events in the news I have no issues with feeling unsafe due to maintenance men. Victor and Brandon rock. My only 2 issues are the amount of ants that we get and the upstairs neighbor walks very hard all hours of the night. I also wish the pool was heated for longer use because a lot of us parents are friendly and used to meet up at the pool more and the rent is a little pricey. I would rate living here a 4 out of 5 stars.

I put a holding deposit on an apartment and submitted my application. The application was not denied - they never processed it. Instead of telling me they were going to cancel my application, they cancelled it without telling me. On top of this, according to the assistant property manager, the apartment was NOT held for me either. The punch in the gut here is they DIDNT process my application (no credit check was done), they DIDNT hold the apartment, AND they decided that they were going to keep the $200.
I moved here in June this year and have loved my experience so far. Bobbi the manager, has been the absolute best and it was the great management reviews that led my husband and I to choose Grand Oaks. I've spoken to other residents who have said management didn't use to be great a few years ago, but now everything is much better & the community is well managed. Bobbi has always been friendly, kind and is always quick to resolve any issues we have. The maintenance department is great too and very helpful. The residents in the community have been really nice, it's quiet and clean and is just overall a beautiful place. Our 2 bed apartment is very big and I love the upkeep. Oh and the gym and pool? Awesome! Plus we have a different food truck every Friday for the community to enjoy! I really recommend this place!
I haven’t had any problems here since moving in. Management has addressed any concerns in a timely manner, it’s an over all quite neighborhood. I love the amenities, just need Covid to be done to fully enjoy them.
After being contacted by Grand Oaks manager, Natasha concerning the review I added, I was relieved to finish up the move out process. After emailing Natasha concerning reimbursement of security deposit.Whether it was an email notifying me that I would not receive the security deposit or an emailing explaining the date I could expect to receive the security deposit) would have sufficed. Neither was sent to me. I emailed Natasha on June 7th, still no email with any information. As as resident who always payed rent on time and a resident who never received any complaints from neighbors, I’m not sure why my decision to leave Grand Oaks is such a pain. -Dontae T.
We enjoyed our time there. Our issue was trusting what was told to us and not reading the lease page by page. Read the lease, it is definitely different than the spoken word.
The areas are not well maintained. The manager is the worst person you can have a conversation with. She refuses to help you and communication with her is horrible until you are late on a payment or simply someone complained about your pet on the area (dog barking - well they are supposed to bark no?). If you are looking for a "nice apartment complex" this is NOT THE ONE!
We moved here a couple of months ago and we have encountered many issues with management. First the apartment was dirty when we moved in. A lot of dust collected on the carpet and on the AC vents. They told us this was our responsibility and they refused to clean it. We had to pay $200 to have the entire carpet and AC ducts cleaned and they refused to reimburse us. A few weeks later the AC broke down and they said it was because we had it on 63 degrees all day and the AC didn't have a "rest period". At first they wanted us to cover part of the expense but we fought back and they were able to replace it after a week (yes, a week without AC). I highly encourage you to find a different apartment complex. We are anxious to terminate our lease agreement and move somewhere else.
Looks are deceiving. The grounds are beautiful and well-kept. From the outside the apartments look great. Even inside they look wonderful, but it is all surface improvement. For the price I paid I expected decent people as neighbors. Unfortunately the entire year I lived there I struggled with LOUD neighbors who kept me up countless nights. The security officer was unavailable and the front office believed the lies the neighbors told them saying they were "not the ones". The maintenance men were prompt and helpful. However, this was not always the case in the front office. My main frustration came at the end of my stay. I left the complex nearly spotless after a full day of cleaning with only a couple scuffs on the wall created by furniture rubbing against the wall. The apartment complex sent me a letter stating that not only were they keeping my deposit, but they were charging me an extra amount for "damages occurred". Along with the notice was a blatant threat to send me to collections if I did not pay the extra fee. I am not impressed and frankly disappointed by the bullying tactics and the lack of professionalism shown by this company and it's staff.
I travel for business all over the southeast and was looking for a new place to call home. I have a past co-worker/friend who just moved to Melbourne for her new job with Northrop Grumman. She moved in to the Grand Oaks and has said nothing but positive things about her apartment and complex. I decided to stop by and tour the complex myself. I was beyond blow away. The landscaping and pool area make you feel like you are at a resort. The office staff was extremely friendly and offered helpful information about the Melbourne Area. I can see why others love this complex. I plan on submitting my application and putting my friend as the referral today. Thank you Grand Oaks for making me look no farther for my new home.
My wife and I moved here approximately 4 months ago and were really satisfied overall. Management was particularly flexible and easy to deal with/responsive to concerns. We were helped to work out a very complicated and non-traditional transition, which we really appreciated and therefore remain eager to continue to rent through this company. Rent was very low considering the spaciousness of the apartment and lakeside location. Maintenance complaints were always handled promptly and without fuss. Nice community overall, pleasant neighbors and such, no major complaints on the whole. Downsides were that the Fitness Center was not available for most of the time there was an extent of dog barking that we experienced as bothersome/somewhat intrusive; however, we acknowledge there probably isn't a whole lot that can be done about this, other than to try for an apartment without dogs above, below, or adjacent. But on the whole, these issues are pretty minor compared to what you might be facing with other landlords. And through a fairly exhaustive search of other competitors, we determined that it was pretty obvious that tenants at Grand Oaks were much happier overall than tenants at other competitor properties where rents are changed, complaints are ignored, etc. And those reviews were consistent with our experience. You would do well to move here if they have a space available. Larger two bedrooms are particularly nice, well worth it.
Woke up today to find crude drawings all over every car parked outside my apartment building, including my vehicle. When I told the workers nearby about the vandalism, they laughed about it. Cannot wait to leave this place.
The manager here is downright hateful, talks down to you and belittles you. If you like being yelled at in your own home because she's had a "hard day", this is the place for you! Dog owners let their pets go anywhere and staff does nothing about it to keep it clean. Same goes with ducks in the walkways and near the garbage area, literally an obstacle course to try to put anything into the compactor. When does my lease end?
Super interesting update to my previous review (attacked by the office manager while trying to work our employee position from home)! The manager realized how awful she was to us and called us the day after this ordeal to apologize and offered either an upgrade to a 3 bedroom unit (though she was offering something that wasn't available at the time) or to leave our lease early without penalty. We expressed interest in both ideas at that time but said we would try to hold out for the 3 bedroom unit she was offering. One JUST became available and in order to move in there, she now wants to extend our lease another 12 months to take advantage of that "apology offer". We are not able to stay in this area another 12 months so we stated we would like to leave our lease early instead per ELIZABETH'S OFFER in late December. Now that offer is "no longer on the table" because they decided we were happy with our current situation while we were waiting for a 3 bedroom unit to come available. This complex and the owners are deceitful and unpleasant to work with. Elizabeth even started an email with "Unfortunately for you..." They'll talk down to you and bully you. Avoid at all costs. Counting the days until we can leave, which sadly is a much longer countdown now.
My husband and I moved in a little over a month ago. We are extremely happy with the apartment. Grand Oaks is a well taken care of property and looks beautiful in the daytime and at night when the fountain is lit up and the many other lights that are in the trees as you drive up to the gate. Looking forward to the workout room being completed. So nice to walk around the lake and see all the ducks, turtles and fish that live there. It's very quiet. You're always made to feel welcomed whenever you drop into the office. The staff is wonderful, so far......lol. Loving it!!!!
I am super excited about moving in this week. I have a friend that recommended me to move in here because she lives here. I have visited her many times and found this property to be amazing! The office staff is very friendly and is helping make my transition easy. When driving up, I saw a sign that stated they won an award! When my mom visits from California, that is the first thing I will show her. I love the fact that they have a dog park for me to take my dog also. I will recommend this community to all my friends and coworkers.
My husband and I have lived here for a year and a half. We both work from home as employees of a large company. We told the leasing agent that when we moved in and she told us that was wonderful and sent us all the paperwork to join their community. We just had a "mandatory inspection" thrust upon us where my husband nicely asked to please give us a moment and let us each finish with our live customer we were speaking with and lock our computers so no sensitive customer information was viewed. The property manager burst into our apartment and told us she could do whatever she wanted and enter as she pleased because she gave us notice she would be here between 9 am and 5 pm (and this was now 5:05 pm). When we told her that legally our company does not allow others in our "office" while we're working and we just needed to lock our computers, she cut us off, repeating "Come talk to me" SIX times before storming out of the apartment again and slamming our door. She also told us we're not allowed to work from our home and we'll be hearing from her soon. My lease states that we cannot conduct a business from our apartment (understandably) and we're complying to that rule. We are employees of a company that allows us to work from home instead of on it's Austin, TX campus. This complex has known we work from home since before we even applied to live here and has had no issue with it until this incredibly rude individual burst into our home tonight. We have never been late on a payment and we keep to ourselves completely and I feel SICK living here now after how she just talked to both my husband and I while we were in the middle of our scheduled workday. Do yourself a favor and find somewhere that has more respectful employees that value you and your privacy/home. I cannot wait until our lease is up now to get out of here.
I love my apartment! I lived in almost every complex in town and this is one of my favorites. The staff is great the upgrades are beautiful. I think I'm getting everything I pay for! Many apartments around town are close in price but don't offer as many in apartment amenities and are very outdated I'm pleased with the appliances in my apartment.
I was staying with a friend for a few months here until I was able to find a place closer to my work and I really liked the complex. Some features (such as the fitness center) could use some work but all in all it is a very nice neighborhood, well maintained, and very beautiful. I think they make an effort to provide residents with a lot of nice additional features (chairs around the lake, tennis courts, the pool is awesome, etc.) and every time I had an issue they were quick to help. You may encounter some issues here and there but the staff seem eager to help and fix. Especially compared to other complexes in the area this one holds its own! Will certainly miss living here.
I have lived in this apartment complex for 3 years now. Everything about this place is disgusting. The workers the office staff everyone is terrible. we pay so much for the most crappiest apartment known to man. The washer and dryers are horrible! the air conditioning is off more then it is on the maintenance men don't know what they are doing. Without notice the maintenance men come into the apartments whenever they please, when you are sleeping or gone they decide it's cool to just walk in. The dog park here has no water available at all for the pets and the water smells like if something has died in it. The office staff is so rude they have no communication and everything you see on the website is a lie nothing looks like any of the pictures it is false advertising. We don't even have a microwave because they won't give us one they say we'd have to move out to get what we want. So I suggest don't ever look here to live it's horrible everyone is rude the maintenance sucks and the staff have the worst attitudes ever!!!!!
I moved in last month and I am glad that I made this choice. I recently moved from another state for a job and the office staff made me feel I made the right choice. The ladies in the office are always polite and professional. My apartment is bigger than what I thought it would be, compared to other apartments.
By far the worst apartment that I have ever lived at. The staff is constantly changing and therefore no one knows what is going on. The information that is given to you is constantly changing depending on who you are talking to. When you get ahold of whichever manager is currently at this location they are extremely rude and only care about their schedule not yours. The maintenance is terrible at fixing anything on the first visit. They come in the apartment when no one is home. Constantly has to complain about my neighbors and even had to go so far as to call the cops on them because the front office wasn't doing anything about it. I would not recommend this apartment to anyone and I would also suggest that you look for an apartment complex not owned by aspen square.
I had a very terrible experience here. I would advise any potential people looking for an apartment to steer clear!
I have recently transferred from another state. I rented a one bedroom apartment from a different complex managed by the same company who manages this one. I was pleasantly surprised at the attitude of the Bianca, the assistant manager. She and her manager made my transfer experience to larger 3br apartment affordable and easy. (Which is a huge factor considering the overwhelming amount of stress I am under do to the move from another state.) The service so far has been Grade "A". The complex is well maintained and seems to be currently under cosmetic renovations. The rent is comparable to the others i checked in the area. This apartment is located near the Melbourne Airport and sits near the interstate, which is perfect for my situation. The staff really seems to care which goes a long way when you paying for something you are calling home temporarily or long term.
The office/maintenance staff is very helpful and kind! The apartment was in great shape with new appliances and cabinets. Quiet neighborhood! Definitely the best apartment I have ever rented!
I've moved around quite a bit over the past few years and I have finally found a place to call home for a while. The changes that this new company has been making is great. There is new pool furniture, the tennis court is finally able to be used and they put in a dog park for my dog to play in. The staff is so friendly too. They've won me over with the wine tasting they held for all of us too!
When first moving in I was not too impressed with the quality of the apartment. Cabinets are not well aligned and look old as well as the patio. I've suggested on several occasions for the apartments to be pressured washed and just recent, mind you I've been living here for 2 years, they have finally done it. New management has taken over now, which seems to be good. They updated the pool furniture and it looks beautiful! They also fixed up the tennis court which has been broken for a while and I believe they added a special fenced area for dogs to play. Staff seems to be very friendly and helpful. Though the outside and amenities seem to be getting and upgrade I would suggest the inside of these apartments receive an upgrade as well. When first moving in there were holes in the carpets and a few stains in which I was told by the old management that "we will not replace a carpet with holes or stains if it is in an area that CAN be covered up by furniture." Very disappointed being that I had no choice but to put my furniture in those areas to cover any defective areas. Cabinets, patios, and carpet should all be remodeled. Overall peaceful quiet area with the exception of my car being broken into. I think I may have forgot to lock my door one day and found my car door was left slightly opened and someone was obviously in it. Luckily they took nothing because I leave nothing valuable in my car.
My husband and I have lived here for 2 years and 4 months. It is a beautifully maintained complex with a lovely lake in the middle of the property. We have a 3 bedroom apartment, very spacious and lots of storage. Our friends always comment how large the apartment is, and how it's like living in a house. We have a large swimming pool, tennis court, and car wash facilities. There are ducks on the property and the lake is stocked with Carp and Bass for the renters who like to fish. All in all, a very peaceful and tranquil place to live!
