We have lived here for almost 2 years and it is the WORST management I’ve ever seen. We had issues with our heating and cooling system for three months before it was repaired, which resulted in our AC bill being $500 for two months and several visits to the ER because our son got fevers from how hot it was in his room. When we asked to be compensated for that we were told that they would waive our rent if we decided to move out early since we did not get any compensation for a bill being so high. We found a house to move out to and now we are being told that we will still have to pay an extra months worth of rent. We have sent 12 emails in the last month and no one responds to you. They are very rude very unresponsive and very unhelpful. I would not recommend living here because if you are to face an issue, no one will help you. the apartment itself is great. It is very spacious. No issues with that but the management is a dealbreaker.
I lived here for 4 years. I felt safe in the community but immediately dealt with all manner of issues. About 3 months after moving in, the neighbors above me decided to let their toilet overflow. I woke up in the middle of the night to the ceiling dripping in several places. It took forever for repairs to be done and when they were it was never completely solved. There is water damage all over the place and the solution was to paint over it. I'm sure there's mold. Then, we had bug issues. Coming from behind the fridge and drains. Terrible bug problems. Gate is always broken. I moved to TX this Summer and returned recently. I drove by the property and looked for the gate to be open. No surprise- it was.
We are staying in building 13. We had rats in our apartment and even after repeated complaints there was no proper action. They would place few traps, which didn't solve the issue. When asked to close the holes in walls, they wouldn't do it. After repeated complaints they closed it some spray, but immediately rats chew that and came in the next day. If you want to live to with rats, choose this apartments.
I would give this apartment complex negative stars if possible. The people who work there are probably the worst part about it. The office is constantly closed early, closed on random days, and they rarely answer the phones. When they do answer the phones they're rude and impatient. If you have sanitary issues with your neighbors they do nothing about it. If you need service in your apartment the times are delayed and their excuse is still Covid. The package room is easily accessible by people who do not live there and packages are always just sitting on the floor for anyone to take. The gym is also easily accessible by people who do not live there - even though you need a key to get in the door is almost always open. The grounds are always littered with trash, the trash compactors are always clogged, and the gates are ALWAYS broken. But hey - you'll be invited to enjoy a food truck night or a wine night at the leasing office regularly. The price may seem enticing for the Suwanee area but the cost is made up in headaches from actually living there. Do yourself, and anyone you know looking at this apartment, a favor and just don't.

While your feedback is concerning, it's also misleading and we wanted to clarify some points. Our office is always open during our published business hours. If we are closed for a holiday, we notify the residents and put signs on the office doors. Regarding your concerns about work orders, there are legitimate supply issues that may delay a work order from being completed that are out of our control. Further, the package locker room and the gym both have controlled access and the gate is only left open when a resident/guest hits them or we are waiting on parts. I like the neighborhood. There's lots of children for my kids to play with an great school nearby. The bugs I have to say are a huge problem. Big wagerbugs an centipedes. Im not looking forward to the heat. Maintenance is on point but the administration needs to be more wiling to give more for what we pay. I pay too much to have these white appliances that break every other day. An something definitely needs to be done about the bugs in the home so much In my apartment it's ridiculous!!
I have called this place home for 10 years and through out the years it has changed. I still feel safe and its quiet. Maintenance will show up and the on call police officer is always ready to assist. Its a great place to live.
The community and amenities are awesome. My move-in has been rough.
Had an ok 1st year .. but since it been horrible. They do not take your work orders serious, they dont even call or email about it I til you put it in as as emergency.?I get charge for amenities and they refuse to open up. Just a terrible experience
Grand oasis Apartment in Suwanee is beautiful, Nice place to live I love it ,I move to Georgia from New York and so far I am enjoying it here in Sawanee looking forward to making Suwannee Georgia my new home
Definitely needs to work on their upkeep, over-look apartment turnovers making sure everything is done before showing/renting to new tenets. Has a lot of potential. Huge apartments, tons of space for the price. Very nice, once fixed up! The response time on fixing all the issues was great! Office staff and maintenance staff are very nice and willing to help.
Minor issues aside, I am very comfortable and happy within my apartment. Would definitely recommend to a friend.
My experience was great, I had the paperwork for moving in the next two days, the community is great, is the perfect location.
they didn't show me my apartment til the day i got the keys . And almost all the corners in my apartment were jacked up . No lights in apartment so you can't see til your already moved in . And toilet paper roll holders are cheap and come apart every time you change the roll
It's a beautiful and peaceful place and a good option to live.
The property grounds, buildings, and breezeways are disgraceful & disgusting. The lawn maintenance NEVER CLEANS the trash or debris/elements from: the woods that is on the stairs, or in the breezeways. The panels for cable and fire emergency crew are NEVER closed or locked (which is a FIRE HAZARD). The ground, actual buildings and stairs in the buildings are so nasty and need to be pressure washed ASAP and regularly. The fire escape signs in most buildings are broken and on the ground leaned on the buildings. Again unacceptable.
Great quiet community with friendly people.
It's been ok so far. It took a while for my work order to be completed but once it was done I was happy. Love the apartment but have seen a water bug roach in my house every night. That's annoying

My apartment is still having a lot of issues. Everyday theres something new. The towel bar in the bathroom is loose again. The handles on the cabinets in the kitchen need to be tightened or replaced. There are nails in the floor that we keep stepping on. I think I mentioned this previously and also inquired about a prior water loss. About the pool: first of all, its extremely dirty. Second, its not only dirty but closes at 4pm. Thats even more time for it to be cleaned.
I was moving into the area from out of state and needed a place as quickly as possible. The management and office staff were extremely helpful, responsive, and accommodating in this transition.
Grand Oasis is a nice and clean option for apartment living. We love the trails behind the facility, it's a great space for our dogs also. The pool area and fitness center look amazing, however, we are unable to enjoy those amenities due to Covid-19. The office personnel are very helpful and friendly!
Every time I submit a request it is answered within a few hours. I couldnt be happier with the maintenance and the work they put in to help the huge population of tenants.
Very nice community
This is a beautifully landscaped, peaceful and friendly place to live. Even though it is close to the business district, it is quiet because of all the trees. If you like to work out at the gym or walk on wooded paths, you will enjoy living here.
After living in an actual high-end apartment complex, I can only surmise that the frame of reference required to claim that the apartments are, "luxurious," would be a cardboard box under an overpass or a slightly above average crack house. Semantics aside, there are many issues with the complex. As mentioned before, the materials used to build the apartments are incredibly cheap. For example, a shelving unit in one of my apartment's closets was not mounted into a wall stud. When we got to the apartment, I asked that the shelf be fixed. Instead of re-positioning the shelf to make sure it was in a stud, they just move the shelf to another part of drywall that wasn't damaged. After a few months of use, the entire shelf ripped out of the wall. The walls are also beyond paper thin. You can hear your neighbors having conversations, and hear people walking around the apartment. All aspects of the apartment (including the management) fall victim to this shoddy craftsmanship. The kitchen stove is a basic electric range, but half of the stove elements were bent. The refrigerator had rust around the door; the toilets are not solidly secured into the floor; the dishwasher does not drain properly; the garbage disposal did not function at all when we first moved in; the patio door does not open and close properly; the walls in the bathroom are not connected fully; the fireplace serves to only let bugs in and heat out; windows do not open and close properly; and many of the electrical sockets are pushed in or otherwise insecure. Black mold grows almost everywhere in the apartment. My apartment complex is rife with spiders, cockroaches, wasps, and centipedes. In order to keep the pests at bay, I have to spray the entire inside and outside of my apartment with pesticide at least four times a year. Management now looses my packages delivered to the main office for days or weeks, and receive no reply from the office regarding my concerns or questions (to include recent cases of vandalism that effected my apartment). The garbage removal at the apartment complex is abysmal. The company that removes the garbage often leaves trash in their wake (including actual bags of trash) and will not pick up said trash the next day because it is not in a trash bin.

There are lots of amenities here that make this apartment complex a great place to live. There are two pools, a common one up front and a mineral pool in the back, a car wash station, a walking/bike trail in the back of the complex, and even posts throughout the complex that provide bags to clean up after your animals. Additionally, the apartments themselves are, for the most part, modern, stylish and nice. You also get free basic cable. The only downside is that if you plan on an extended stay, expect rent to continue to rise. Additionally, maintenance is not always the best. They respond quickly, but the job is not always adequately done. Overall, I would definitely recommend living here, just keep in mind that every place has its blemishes.
