The community is okay being from NY I just expected a lot more than what is offered. Would be nice if the office would answer their phone instead of making people come into the office as well as the staff should really tell where everything in the community is located how many exits are here so on and so forth

Recent experience has been good. There are a few things that need improvement: the side gate has been in need of repair for years. The mats in the rec center need to be replaced and the televisions no longer work. Aside from that, the location is great, the maintenance crew (and especially Jonathan) deserves the highest praise and are incredibly friendly, and the office staff always does their best to make sure you're taken care of.

Gate needs improvement big time!Also walkway on one side of complex 10 needs better footing.We really enjoy living here .Close to restaurants,stores,i4.
My favorite part about living here is having Johnathan as our maintenance guy. Every time we run into an issue he's like a superhero and does everything he wants to fix the issue or let uf feel confident it will be handled soon. Would love one day for the hot tub to work or just remove it at this point. Please add more activities like movie nights or pool events or more food trucks please.

Needs maintenance badly. The apartment is old and falling apart. Barely anything works and bugs everywhere! Honestly disgusted by the state of it, and how run down it all is. Looks nice on the outside, but it’s breaking on the inside.

Great place for the price. Happy to renew for another year. Maintenance fixes issues quickly and it is mostly quiet after 8pm. Close to everything.

I have been living in Grande Reserve for 3 months so far. I chose this complex because my friends have been living here for 7 years. Had a lot of issues before & after I moved in, but management did accommodate me after going back & forth for a day or so. Charlie was very professional listening to all of my concerns. I love the valet trash service! It's very convenient being that I live on the 3rd floor. Maintenance is very quick with any requests that you put in on the website. Cant wait to see how the rest of my stay goes!

Always had roaches and nothing got fixed. Space was nice though. Pool was ok, never find enough and the hot tub was never hot. The his website can be a nightmare and there were a few times we had to fight it. Management was nice enough but sometimes they wouldn’t follow up with you.
Office staff and maintenance works are great. Very pleasant and accommodating. My only concern is that parking seems to be getting worse. If you arrive home late at night there is almost no place to park near your building.

Staying here has been a good experience overall. The recreation center is solid, there's free coffee and the location is good as is the maintenance team.

It’s a great place and peaceful. Near shopping, parks and restaurants. The price isn’t bad most of the other complex have higher prices. Also the schools in this area is good
The community is very nice with the apartments having lot of sunlight. The management is very friendly and cooperative so it’s great to work with during the moving process
Overall, the community has been amazing. The people at the front desk as well as maintenance and security are always welcoming and wonderful, and are willing to answer any questions and help wherever needed. However, even though parking stickers are required, they are not enforced. Because of this, certain times of the day it is nearly impossible to find parking near my building. I have also seen a few vehicles in prime spots that haven’t moved since I moved in many months ago. Other than this however, I am very happy here and the pricing is fair.
This place is a decent place to live, but not spectacular by any means. Maintenance and the assistance property manager is the main reason we renewed our lease.
I’m happy I was curious and found out info about this complex on a driving by moment. The staff is beyond amazing and the entire experience has been nothing short of a blessing. Thank you Grand Reserve for a great experience!!!!
I love my apartment but I have a lot issues with some parts of it. Half of our windows don’t have locks or don’t work, our carpet hasn’t been reupholstered, the installation of our AC was horrible and looks horrible, and we keep gettin roaches. The parking could be better too. Overall though I’ve had a good experience and have enjoyed it.
Been living here for about two years. The staff always do their best to keep everything looking nice and clean. The only complaint I have is the gate system. The back entrance to the complex has been broken from even before I moved here, and It’s just not even convenient to have a security guard to open the door every time you get to your place. Please just give us a code or something to tap somewhere so the gate can open. The sticker on your car is outdated and it doesn’t even work properly sometimes.
I like living here because it's a simple place and it's close to everything, I like the people and the neighbors, the pool is good but it's always closed, I don't know why, the office is a nice and beautiful place
Recent experience has been good. the improvements being made in the rec center with the new equipment and ceiling fans are appreciated, although the cleaning wipes are strongly hit/miss in being maintained. While there are televisions in the rec center, it'd help if there were remotes to change the station to something besides the news. The more consistent food truck nights are great, but it'd also be nice if we had the choice of something besides the overpriced Caribbean food. Aside from that, the maintenance crew deserves the highest praise and are incredibly friendly.
I love the apartment and the amenities. The only complaint I would I have would be with maintenance people not getting things done in a timely manner. And trash not being picked up on time
The apartments are nice renovated and non-renovated property manager zimora is very nice they pretty much get all your complaints fulfilled easily
The maintenance could be a lot better and also was overcharged on things for no reason sometimes but good staff, the landscaping could also be a LOT better
Love how quiet the building is and I feel happy to live here. Terrified rent will raise again cause I literally won't be able to afford to live here anymore.
Office staff has been exceptional. Maintenance staff has also been great. The only issue is sometimes parking. I feel pretty safe here. We do have an issue with a raccoon that keeps tearing into our garbage bags and the pest control people come to the property and never sprays my apartment. I have been here since April and they have not come at all but I’m being charged monthly for the service.
The neighborhood could use some updates but besides that everything has been answered quickly, taken care of quickly, and has processed smoothly here. Very happy.
Overall very good apartment complex. They always do their best to maintain everything clean and working. The maintenance guys are very friendly and they know what they’re doing. Please just get a new gate system because the one now it’s not convenient.
Overall it’s great I always feel safe when I come home from work. I have very friendly neighbors. We always have a great time during the holidays.
Good and bad things: The Good - location is excellent. It's Kirkman, so area isn't great, but it isn't terrible. The apartments are spacious and nice, and the facilities are good. Cable/water/trash are included with rent and the payment system is useful. The community is also not that bad. Jonathan on the maintenance team is great. The Bad - This is Florida, which comes with bugs and that's why we have/pay for a pest service, but they rarely show up. The grounds are also in need of repairs with building stairwells missing steps for months, and a ceiling fan in the gym that's missing a blade and swings wildly for at least a month. If you bring it up to them, they'll say they'll get to it, but they never do. They say they love serving their residents, but actions speak louder on the matter. Instead, they'll make empty promises and put rent payments towards adding string lights above the pool that isn't open at night and a gaudy fence cover that displays the property name.
It’s going pretty good so far. I wish there was better access to people who don’t drive. I love the access to the gym area as well as the pool.
Needs some updates in the apartments, floors above you squeaks with every move. Residents have multiple cars which limits proper parking. Security is there for no reason. Dog poop everywhere you walk.
Over all I've really enjoyed staying here. Hoping rent doesn't skyrocket so we can stay another year. I appreciate the lights at the pool and making sure residents are respectful to gym equipment and keeping cigarettes off the grounds
Very pleased, I have been living here for almost two years. The staff is always friendly and helpful. I just wished we get an update gate system. The one that we have rn it’s not good
I absolutely love living at this complex, beautiful units, spacious, quiet, awesome office space, luxurious affordable living in the heart of the city!
Everyone from the maintenance staff to the office staff have been si incredibly helpful and accommodating. They have all made my transition smoother.
The leasing office is great, I appreciate them going above and beyond with renewing my lease. Parking can be difficult at night, the neighbors can be loud, however it is a convenient location and the facilities are pretty nice.
My leasing agent was awesome keep up the excellent work. The process was excellent and I love my unit I would refer plenty people to the community
So far I'm enjoying my stay here. We've been here for a few years and for the most part it's nice to come home it's quiet everybody keeps it themselves which is all I can ask for. The rent however has been just skyrocketing and is made life a little harder to live when all my money has to go to rent instead of food or other essential bills. It's close to my work which is also a plus and the maintenance people are so nice. I did have an issue that would be considered an emergency at one point which I didn't feel like the complex was taking it as seriously as they should have however it was resolved within a few weeks. I would recommend this place to other people though I love that they have pest control so consistently which is nice when we have a flare-up of ants which can happen in Florida. Parking is great never had an issue finding a parking spot near my apartment.
The apartment complex is fantastic, the amenities are amazing! My only issue is with the maintenance. I have had several issues since the first day of move in, and now 2.5 months later none of them have been fixed ??

Something is always closed or broken. For the amount we pay, all amenities should be in working order. Office staff is very unfriendly. Maintenance staff is great.
The apartments are big and comfortable. My two main concerns are the security and the behavior of some residents. The facilities are good and the administration is very supportive.

As for the third party company, I feel like despite my ability to meet exceed the credit requirement and income, I was penalized due to my 20 year old adult child/student not having established credit and that's not fair. If at least one of the applicants meet the qualifications an extensive deposit should not be required. Rent prices are over inflated. It's rare that you'll find one person making $6000/month. With that income, you'll be better off purchasing a home and building equity rather than renting.
Lack of parking, dirty hallways, messy neighborhood, a lot of Roaches.
The gates (including the LB McLeod entrance) have been broken for a very long time. The stair cases and hallways are not clean. We have had electric issues in our unit, which resulted in dead outlets and light switches, as well as having our AC break 3 times in 4 months. If the tenants in the unit above jump around to heavily, our living room light will stop working until they jump around again. The new staff here is great. The complex is in a great location, is well manicured (with the exception of dog poop) and feels safe. The pool and gym are nice.
There are a few things that I would change giving the option. First I will never understand why they chose to put carpet in a rental. Our carpet was already in rough shape when we moved in four years ago and now its really rough. I wish there was lanoleum, tile, wood, anything but this. Second I wish the playground was fenced in and there was a little yard space for kids. Cars come and go near the playground which makes me uneasy. Finally parking has always been a huge issue at the complex. People park wherever, whenever. If you come home after 11 pm forget getting a spot. However, all of these are minor issues in the grand scheme of things. I feel for the most part this is a very safe home. I would recommend it to anyone who ask.
