Property Ratings at Grand Reserve at Pelham
The grand reserve used to be luxury apartments, but under the newer management it sucks. The staff are less than helpful when you try to reach out to them. They don’t keep it tidy like the old management. They keep adding fees without explanations. I would give 0 stars if I could. Such a shame when it used to be so nice.
We have just recently decided to move into an apartment. These are beautiful! Grounds are beautiful and the Gym top notch for an apartment. The staff seem so friendly and accommodating. The manager, Jamel, and maintenance have been fantastic. We look forward to living here!
This was a great place to stay when Kent was the manager here. It was sold in 2021 and had been going down since. The staff is not concerned about the people here or the property, only raising the rent up significantly. Very rude staff, can not reach them, trash always out of control, dogs poop everywhere, the gate is always broke and they talk to you any kind of way. Tenants have called Westdale and had no luck because they side with the staff instead of making changes. This used to be a place where you had to keep calling to check on availability. Now they have over 16 apartments and counting....People are moving out faster than they are moving in.
2 years living in a mold infested apartment, the maintenance crew and management dismissed my concerns multiple times until they finally remediated it (at which point we were already lined up to move out). The walls are thin, parking is scarce, dog poop everywhere, absent management, dirty pool with no furniture, scorpions, dirty breezeways, broken gates, broken trash compactor for over a year…. I could go on. Living here was an absolute nightmare. Do yourself a favor and find somewhere else to live.
These apartments could be great but are not take care of at all. No regular monthly or yearly maintenance. The breezeways are over taken by bugs, spider webs, stains and trash. No regular pest control so now the bugs are coming in. Does no good to contact the office, no rules are enforced. I had to take all my pictures off the wall after they fell on us several times leaving injuries because the lady upstairs marches around like a mad 5 year old with combat boots on. As previous reviews stated the gate has not worked more than a week or two and for 6 months or more has just been left open. Trash compactor is over flowing with trash or either wrapped in caution tape. Then they just had the audacity to raise the rent $150-$200. For what? Don’t be fooled by the nice pool and fitness center like we were.

It was a nightmare living here. Please do yourself a favor and RUN as fast as you can away from this place. There are scorpions, trash, and dog poop everywhere. I took my scorpions from my apartment down to the manager and he laughed at it. He will tell you what you want to hear just to get you out of the office but never solves any of our resident concerns. This place looks nice when you tour and see the pool but it is not all it's cracked up to be. The gate is never closed, there are never any wipes/water in the gym and anytime I try to go by the office during office hours no one seems to be around. I had high hopes but am dissapointed.
No nope don’t do it . If you value privacy, you might want to seek another place . These floors must be made of paper because I can hear conversations below loud and clear. I was in the bathroom and thought my roommate was talking to me and it was the folks below . I can only imagine what my upstairs neighbors hear of ours. It’s pretty scary when you think of it . Not nearly enough parking and don’t even think about multiple folks using the toilet back to back Lol . These low low fill and flow toilets will make you pull your hair out Waiting to be able to flush . Oh yeah they tell you that cable is included until you see that att is making a killing included in your bill . We pay about $140 monthly for cable just to get decent picture and high speed internet comparable to charter so don’t be fooled by the it’s included . Maintenance is lack luster -Gates weren’t working most of the summer and the building breezeways are neglected- dusty doors bugs and cobwebs in breezeways , carpets look worn out / apts seem older than they are . I would NOT recommend these despite what you think they look like Or the appeal you think they have .
Amazing fitness center but ample parking .I didn't realize the bedrooms were all facing the parking lot meaning every time some one comes in blasting their radios or the Range Rover whose alarm goes off 5 times a day will cause you to pull out your hair. The apartment finishes are nice but the walls are thin so pray to have quiet neighbors or you will be disappointed.
Spacious, quite, views, gated, playground, car wash, A1 fitness. PERFECT!!

I moved in mid-December, 2015 and have lived in quite a number of apartment homes in my life. These are the nicest homes with high-end amenities. Staff is friendly, courteous and go out of their way to help you with any issues you have. When I first moved here the mail center was not completed yet and the staff hand delivered residents' mail until those were completed. Rooms are spacious, laundry room/pantry is very large. The grounds are landscaped nicely, though construction is still underway and not all has been landscaped. Even with the construction of the last remaining buildings, I hear very little noise when inside my apartment. I have a great view and am close to grocery stores, pharmacies and shopping. You owe it to yourselves to take a look.

After being given two different move-in dates and then a THIRD POSSIBLE date, I asked for my deposit back. Management was an awful experience and will continue to be so, no doubt. So glad I backed out.
