***Do Not Move Here*** 1. Front office is terrible. As you see in the other reviews, this property does not care about any of your issues, large or small. This also aligns with the high turnover rates within the office. 2. Shady business practices. This property "force adds" a certain insurance coverage on your lease, and requires you to carry it on your own renters insurance, causing you to pay double premium for the same thing. they do this because in the event of a claim, they will push to use your renters policy and not their force added coverage. It's a shady business practice, and I'll be reporting this to the BBB. 3. Maintenance is non-existent. Ceiling was leaking through the ceiling vent and it took them 4 days to even consider coming out.

I will start by saying I love my space, on the inside. But I only feel safe AFTER I get inside and lock the door. Outside is another story. There is no security, thefts are rampant and the homeless who congregate just down the street roam the property unimpeded. Parking is ridiculous. Having guests is a nightmare because of parking and the concern as to whether their car will still be there when they leave is a burden. The grounds are disgusting. It's been over a year since the freeze and almost nothing that died has been replaced. It was disgusting before the freeze, it's worse now. Management is non-existent. While the rent prices are compatible with other places, the amenities aren't. If you're OK paying as much as they want for rent, go elsewhere.
Property changed management within the last year and things have continued to go downhill. Landscaping is completely bare in many places, there is nothing but mud in the area near our unit and it floods every time it rains. The water then stands there for hours or days. The plants and areas that do grow are allowed to overgrow before trimming. The maintenance crew is wonderful, but you can only put so much lipstick on a pig. The units are outdated and A/C units are especially outdated. There is only one thermostat per unit, so the temperature differential between the 2nd and 3rd floors espcially is stark. During the winter, all the heat rises to the 3rd floor and it is unbearable up there. The A/C units are also extremely loud and grouped together, so during the summer, you can hear the A/C units whirring loudly. Our A/C has not broken, but I know many neighbors have. Security and safety is questionable. Garages are tight to fit anything besides 2 sedans. There is ample parking in an alley out back, but my SUV was stolen. The complex has not installed security cameras despite repeated incidents. Further, the pedestrian gates and car gates are repeatedly broken and therefore either do not work or are just left open. On the surface, during a walkthrough, this may seem like a great place to live. However, the leasing office is not very responsive or competent and the cracks start to show quickly.
Moved in at the end of February and initially was excited to move into a nice townhome for what we paid. So far it's been nothing but exhaustion and meeting with maintenance every day after something breaks or has gone wrong. Writing this review after going into my kitchen and finding yet another cockroach drinking my Sparkletts waters. Not the first huge bug I've found in this place. Honestly I thought I was moving somewhere nice with the money that I paid. Really frustrated that the office won't fix my gate code after I have asked about 7 times now, talked in person, called, etc.
I have lived at the Grand Reserve for two months and thoroughly enjoy the location and unit itself. The grounds and units are well maintained. My poor experience has been with the front office. I have had three negative experiences so far with them, and each time am met with, "I'm sorry, there's nothing we can do". They might as well have an automated system as opposed to a hired staff as there is no difference. This is a classic case where they have clearly defined that supple and demand supersede customer service.
