Milwaukee's Historic Third Ward district is a fascinating and architecturally impressive commercial, arts, and residential area with a wealth of creative businesses and artists. Located at the mouth of the Milwaukee river, this former warehouse district has become a booming mixed-use area with a lot of charm.
Located just south of downtown, the Historic Third Ward is on a short peninsula wedged between the convergence of the Milwaukee and Kinnickinnick rivers into Lake Michigan and is adjacent to Milwaukee's famous Summerfest grounds.
The neighborhood is home to award-winning restaurants, the Milwaukee Institute of Art and Design, dozens of galleries, and unique specialty stores. In 2005, the Milwaukee Public Market opened its doors, showcasing dozens of vendors and artisan culinary specialists.

Property Ratings at Grand Riverside
We are very happy with the apartment we have here! Fair price for a lot of space. Whenever we need anything fixed or adjusted, management is on it very quickly and communicates well with us about when they will be in the apartment. The location and quality are also both great.
We love living in this building. For the price of a one bedroom apartment, we functionally got a full office room as well and a layout that feels more like a house than an apartment. The unit has nice matching appliances, huge windows that fully open, and beautiful exposed brick. Good storage spaces (closets with real shelving, lots of places to put our stuff). C Good ceiling fans that really move air around in several rooms. Units hold heat well, we barely run the furnace in the winter unless the temperatures are below 20 outside. Other reviews mention poor sound proofing, this is pretty true, however the building is quiet and it has never created an issue for us. We have also never had any issues with sending or receiving mail. Finally management here although almost never being face to face has been highly responsive to maintenance requests we've made and overall easy to work with (including extending a lease to us with a poor credit situation). Best of all it's so easy to get around, tons of things to walk to, over 24 buses an hour run on Water Street, and a bike share station is about a block away. I wouldn't hesitate to recommend this building.
Arrived to move in and the elevator was not working, we were not warned and had to carry furniture up stairs. Sound insulation is awful, can hear coughs, full conversations from people below and above units. Rocks falling from ceiling. Being blamed for noise complaints that weren't us. Package in stuck mailbox for weeks. AC unit is extremely loud. Heat in winter is terrible. Zero face to face communication. Horrible.
On one hand, the location and overall layout of the units are everything you could ask for in Third Ward living. On the other, the walls/ceilings are so thin and the hardwood floors are so creaky that you can hear every one of your neighbor's conversations and footsteps. To top it off, management was unresponsive to requests and would routinely accuse the wrong tenants for noise complaints due to a lack of presence in the building. For the price, don't live here.
