We made a mistake, and now we are regretting it. Where should we start, and where will it end? Nothing is good about this apartment. First, you'll have to go through the hassle of filling out applications, paying administrative fees, and providing documents. You'll have to call repeatedly, but the management won't be of much help. After that, you'll have to pay a whopping $1200 for a security deposit, even if your credit score is 800+. When you try to talk to their manager, she is either in a meeting or unavailable. There is no parking, and if there is, it's always full. You'll have to park your car on MacArthur main road or at some restaurant. Every task faces weeks of delays. There are a hundred more issues. And all of this is before even stepping into the apartment. Just imagine what it will be like once we move in. What kind of situation are we getting ourselves into? My mistake is that I didn't pay attention to the reviews, and now I'm regretting it."
I am writing as someone who was denied, in my opinion due to a complete lack of communication from the Grand Venetian at Las Colinas. Communication was abysmal with emails not being sent and instructions in emails that were sent were not clear. I was told all aspects of my application were "good" and that I should have been approved "as soon as the administration fee processes." I was then told to send financial documentation and was penalized due to my co-applicants being unaware of the time restrictions on providing these documents. We were never notified of any deadlines. I never received another call or email from this complex, despite their claims to the contrary. When one of my roommates inquired about our unit we were told to call Monday morning, where we were told that our application had been denied one-and-a-half weeks prior to our move-in date. Allegedly we received an email with this information... that is simply not true. Management is terrible and does not communicate what is needed to residents adequately, all correspondence I received was through me calling or emailing the complex except for automatic send-outs, most of which I never received. I will say that Robin in the leasing office was lovely and extremely helpful every time I reached out, it's just disappointing she works for such ineffective management. I would absolutely not recommend applying.
Many ppl have moved from these apts and they're allowing the make ready crew to reside in the vacant units. It makes sense at to when I moved in why my apt was FILTHY. Old 1950 appliances but want to charge CA or NY prices.
Not worth the price. These apartments want to charge as if they’re luxury apartments, when in fact, they are far from it. No renovations yet cost the same as actual luxury apartments in Las Colinas. Horrible plumbing, trash collection is a disaster. Halls are dirty. Gates never worked & stay wide open. Office staff is definitely not friendly, act like they’re doing you a favor.

The property is infested with cockroaches and the maintenance service is rude poor, does not have enough parking and they force you pay private parking, always pay extras fees for nothing! The place is beautiful but management poor.

Dirty, run down, no parking, apartments not well maintained, roaches, mold, mildew, lots of men walking around late night. Inside and out has a weird smell of onions and whatever. Not updated much, caulking separated but lots of paint slapped on. Hallways dirty, dark. Trash cans left in hallways.

The day I moved into the apartment I found a dozen critters in my kitchen sink. They are EVERYWHERE in every room in the apartment. I have called pest control and have spent plenty of money trying to solve this. The worst pest problem I have ever seen. Will not be renewing lease and honestly want to move after seeing a roach crawl on my kid’s crib.

I wish I had negative ratings. I am one of the unfortunate current residents This community has become an unlivable place now a days after current management has taken the charge. Since 2 months severe water problem. On a long weekend water shuts off over the Friday evening and does not resume till Sunday morning. Residents had to spend a lot on hotels. Management is being too rude to answer any concerns. A 10 min prior notices would be given for water shut off. It depends on ur destiny if u get to see that email and clear your domestic needs in those long 10 min. Hopeless community with current management!! Beware!!

Beware of unethical practices before you sign your lease !!! I lived in Grand Venetian Apts for close to 2.5 years and faced a number of maintenance issues. I decided to moved out at last, but received a hefty move out bill for carpet "replacement" !! Apparently, the carpet cleaning vendor they employ cannot clean (or even repair at the max) even small stains considered normal wear and tear.This is the same story with at least two of my friends who moved out in the recent past. ALL of them were forced to "replace" the carpet, i.e you pay pro rata for a "new carpet" when you move out. FYI, a new carpet costs for a 2BHK costs around $1,000, so calculate the costs before hand !! I'd rather live at a place where the management is ethical than people who arm twist and force you to shell out excessive money !!!

The location is great! However, the noise level by the pool at night is out of control. Our apartment community was kind enough to send out several emails but they don’t enforce it further than that. It’s been going on every other night now since summer. People are screaming and yelling, blowing air horns at midnight on a weekday night. If that doesn’t bother you, then this is the place for you.

We're happy to report we recently had a new courtesy patrol officer move into the community, and he has been closing the pool area at 10pm every night for the past week. We've also changed the access to the pool to go through the gym only on weekends to help alleviate any non-residents from accessing the pool when the office is closed. If you experience any other disturbances in the future, please call our after hours emergency maintenance line at 972-761-1500 then select option 1. You may also call the Irving PD at 972-721-7800 if there is any sort of nuisance after 10pm, which is the city's designated start of a "quiet period" in which the PD can fine individuals for being too loud. I have lived here for a few years and I really like it. I have had no issues. Parking is really tight in the evening, but I have an attached garage, so that helps. My friend has a covered parking and has no issues either. I would recommend this place to anyone.

I have lived here for 6 years and love it. I really like the new manager Kristi she is so so helpful and caring. I always love to go speak with her when she is in her office. She takes care to listen to me and I think that is really important. Noel and Pacilla always get me my packages and make me feel welcome even if it is on the weekend when they are really busy. I have had a leaking roof for 3 weeks and no one has done anything despite my pleas to fix it. It is raining hard outside right now and it is also raining in my apartment. To top that off there is water pouring in from the dryer vent and I can’t sleep because I have to empty the pot every 15 mins. The “emergency” maintenance person called me back only to inform me there was nothing hey can do right now. At this point I wish they could just send someone over to empty the pots and buckets that keep filling up and spilling over so I can sleep. Whatever you do don’t move here unless you like the sound and feel water hitting your forehead while you try to rest.

We completed a temporary repair that same day then we had our roofing contractor do a full repair (to the gutter and sealant around your dryer vent) shortly thereafter. I have lived at this place since last 6 years. i hav never lived reviewed review before because i was happy living here and never had complaint. So if management would ask you that this is review but neighboring property then they are lying. Actually i have lived here older then this management is. When i initially move d here at that time it was under lincoln propery and they were good at managing this property. staff were super friendly at that time. but now it's under new management called morguard which are worst then worst. It's so miserable to live under them. firs of all, they never come to fix maintenance request on time. under lincoln management they used to fix within a day or max 2 days. but with this morguard they take some where around week. and also sometimes they close your request without even letting you know why. Second, they say they are gated community but gate is 24 hour open since last year and they never cared to fix it. funny thing is that exit gate is close but not entry gate. third, at the time of fall they don't clean leaves apartment complex until fall is over. so if you are moving here then get ready to have leave all around property. forth, Parking here sucks, until and unless you have garage or pay for shaded parking, forget about finding parking after 8pm. and many time when i raised thing issue to management at that time they said ask your guys to park at near Starbucks and walk. Fifth, if you have any major issue then they would never let you talk to their manager. all they will say is she is not here or just email her. which takes 2 week for her to reply. sixth, we have seen snakes many times around property. management doesn't care for this. they don't even care to put extra lighting around property so people would see it when they walk around property at night. seventh. management are not helpful at all. and every month i see new face at management office. i don't know why. So if you are still planning to move at this community then best of luck.

This apartment has one of the worst management teams in place. They are scam artists who make you pay a ton when you leave. I just moved out of the apartment and they charged me for Carpet Replacement, Blinds Replacement, Microwave Replacement and Cabinet Painting! The apartments themselves are okay by DFW standards. Parking is a pain and expect to get ticketed as the other reviewers have posted. Stay away from this place if possible. There are plenty other better comparable places nearby.
The Pool and work out facilities are the nicest here that I have seen, but I can't even suggest to a friend to consider moving here. Coming to the end of my time here at Grand Venetian. I can't say that I will miss here. The parking situation is the worst that I have seen at 5 different apartments since I moved to Irving in 1999. Warning regarding a few different things around here, the rental-cops they use will call the police for a parking violation. I received a $250 Irving police ticket. But the same police will not come to investigate if your vehicle was burglarized here which also occured to me and is a too frequent problem. The management is peculiar about sending maintenance for something that is UGLY. They will explain to you that your problem is just cosmetic. The floors have a white haze over the brown coloring, and the carpets have ragged edges. So I didn't trust them from the beginning, so just make sure you still file a claim on any issue. And keep your documentation for future reference, if you don't want to experience how the definition of "cosmetic" changes from when you just arrived to when you are trying to get your lease money back. Someone should train staff members that how you treat someone is the most important part of customer relations. Just Yesterday was beating. An employee needed to correct me on something MINOR (and in front of the rest of the staff no less too), but this employee was hopped up, bitter and antagonistic. I let it go then, but in over a year they have never had to bring anything to my attention before, So I was a little surprised with the bad attitude. So be ready for the Dr Heckle and Mr Hyde treatment here from management.
