So far Grand View has been great for me and my girlfriend. Justin is excellent and helps take care all of the guests and make sure things run smoothly! Caroline was also great helping us find the perfect apartment. The views are great in the evening on the dock and it feels very cozy in our apartment!

As one of the last few original renters on the property, I have seen multiple property managers come and go but here in the last several months was the first time I saw maintenance changes. As skeptical as I was in the beginning, I must say it was a massive leap in the right direction for our property. The new maintenance supervisor makes you feel like your issues are very important to him, however large or small, which I had not experienced in the last few years. Issues that the previous maintenance staff had put off were taken care of quickly and efficiently by the new team. I have seen the maintenance supervisor on our property in the early mornings and very late at night, and each time my husband or I have seen him, he always greets you by your name and with a smile no matter how busy he is. I am very thankful for the new property manager and maintenance team. It is good to see that with new leadership in the office as well as with the maintenance team that our property looks to be in good hands for the foreseeable future.

Where do I begin. This facility claims to be "luxurious" nothing of the sort. Firstly, all buildings require FOB's for entry. The problem with that is that nothing was contemplated for guests or deliveries. No intercom system to alert the resident a delivery is there, nor a method to open the door for such delivery. You literally have to go downstairs and receive them. In the case of building A you have to go through elevator area through the garage to a door by the pool to receive anything. Now in building A there a two elevators at one end of the building (meaning you have to walk the entire length of the building to get to your units. To make matters worse you would think like in most buildings you would push the elevators button to call the first available elevator. Not here, so cheaply designed you have to hit a call button for EACH elevator. Talk about waste of energy and time. As has been said before the construction is of such poor quality you hear people walking down the hallways, people next door and people above you. You can only live on the 4th floors don't even consider anything else you'll regret it. In fact, in the lease there is a clause about noise not being a basis to break the lease, that should tell you something! All the units have balconies which are covered unless you're on the 4th floor. Then you get the pleasure of a pergola (read all your furniture gets wet!!!). Now they market a three bedroom of which 2 of the 3 bedrooms do not have windows? Is that even legal? Its fine if you enjoy living in a submarine. The last office manager was completely unresponsive. In summation, this place is arguably the worst place I've ever lived. It's only redeeming quality is it's location. NOT WORTH IT!

Hello, I apologize you have had such a bad experience here at Grand View. We do accept packages, and deliveries in the office, and we open the doors for them as well, so residents do not have to. Typically you can leave a note in the delivery section saying go to office for entry. We have multiple 3 bedroom floor plans that have windows in bedrooms, so my suggestion would have been to transfer to one of those; however, then you could give up some of the water view that you have in the other floorplan. So it really is up to the preferences that you enjoy and what you are looking for. I believe we have apartments that fit everyone's needs, and it just doesn't sound like your specific floorplan fit yours. After living here for almost 5 years I can say that the location is magnificent.. However, the construction is cheap with virtually no sound proofing so you hear every footstep and TV show from your neighbors. Also, it seems as though upper management simply doesn't care as each year they seem to find new creative "fees" to add to "rent" such as we now have to pay a $15 "package delivery" fee just to be able to receive packages from UPS/ Fed Ex. Not sure how this is even legal btw.. They've also just increased our trash service to $30/ month (which they profit from) meaning if you only put the trash out once a week you're forced to pay someone else over $7 for each time they pick up your trash and you can't opt out of either of these services. The most frustrating thing though is they've promised us ICW dock access for the entire 4 years I've lived here and there's still is no definitive timeframe on when this will be available nor are any updates ever given when asked.. As apparently upper management doesn't respect the residents enough to give updates on amenities that they've been promised and have been paying for.. It's a shame bc it is such a great location, but the continuous and needless nickle and diming of the residents each year combined with promises not being delivered on or even given updates on creates a rather unnecessarily frustrating resident experience

The views are BEAUTIFUL. I love the location. This community is closest to Wrightsville Beach, and walking distance to the beach life.

I can't believe the location of this community. We are spoiled! We can ride bikes to the beach and swim in our pool over looking the marsh. It's just such a glamorous life. I also love getting my spa treatments and pedicures right here in the neighborhood!

The location is amazing! Everything in the apartment is high quality - stainless steel appliances, big windows, granite counter tops. The pool is really beautiful as well.
