Very clean, quiet and spacious community. We’re new tenets here but so far we love it. Plenty of parking and the pool is nice. There is even a car wash station in the complex.

It is typically good. Though I wish the foliage around the apartment would be cleared and cleaned more often. I appreciate that it gets done at all. I would also like the starts and breezeways to be cleaned/power washed more often. Thank uou.

We love being part of The Grand Villas and the League City community! There’s convenient access to grocery stores, coffee shops, and great dining options. The neighborhood is quiet and feels very safe. While we’ve had challenges with our upstairs neighbors’ lack of consideration, the office staff has been attentive and proactive in ensuring our comfort and respect. They’re professional, fun, and inviting, always making residents feel welcome with community events and thoughtful holiday gifts. The recent upgrades are beautifully done with quality craftsmanship—not the quick, cheap updates often seen in other apartments. The unique layouts truly feel like a home, and every time we have visitors, they’re amazed it’s an apartment. Parking is plentiful for residents and guests, and our spacious unit is perfect for our family of four, complete with a large garage. It feels peaceful, private, and we genuinely love living here!

If you are looking for a safe and clean neighborhood you’ll like it here. I have lived here for 3 years and it is a friendly community. There’s always charming little events. They have recently changed management and there have been a lot of improvements.

Since management change customer service is the worst and is very sad. Previous property manager would take care of every situation in a promptly manner and now you have to go argue get mad for them to do something about things

Disclaimer: This review is for Grand Villas at Tuscan Lakes, but my primary issue is with the owner and manager of the property, Greystar. Therefore, for the duration of the review I will be referencing greystar, as I personally would avoid any property owned and managed by greystar. I gave greystar multiple opportunities to make things right, but they chose to have this review written instead. During my second year renting from greystar, my AC unit started making a horrendous smell. It was a strong chemical smell and I started to worry for my safety. I opened the closet door for the AC unit and discovered the unit had no air filter installed and had frozen over due to dust buildup. I called the front office to explain the issue. They told me to keep the unit running and someone would be there as soon as possible. After 10 minutes the cooling capacity had diminished and the smell was too strong to handle. I shut off the unit and opened all the doors and windows to air out the apartment. I called the front desk again and explained it was not possible to keep the unit going and I was starting to feel sick. After the unit was repaired, greystar installed a lock on the AC access door. During my two years at greystar, they never replaced the AC air filter or performed any preventative maintenance. To my surprise, upon leaving the apartment, greystar added a $650 fee to have their AC vents professionally cleaned. Renters are not responsible for performing building maintenance. If greystar cared about their building and equipment so much, they should have performed regular maintenance on the unit. Instead, they chose to do nothing and are now trying to get their tenants to pay for their incompetence. I explained this to the building manager and corporate but they had no interest in logic or reasoning and instead, sent the bill to collections. Not to mention: dog poop outside most days. We heard rodents in our ceiling and walls (Greystar never “found” anything), 15 work orders in the first two weeks, including issues I noticed while touring the apartment. (Fork in garbage disposal, dishwasher didn’t dry, ice machine didn’t work and leaked water)

Moved in Feb. 2024, and love the newly renovated apartment, only issues is with maintenance not communicating with me about fixing the air conditioner, they did not come to my door at all and it was 84 degrees in the apartment all day, plus I needed a new filter because the ice froze and tore the previous filter when I removed it, so here it is 5:30 pm, no one as far as I knew has come by been home all day, went to office and was told he worked on it outside, which is fine but a knock on the door would have been nice to let me know that and then I would have let him know that I needed a filter smh. Other than that situation, really enjoy living here!!!

My move in was easy. The unit was immaculate. And the view from the patio balcony is amazing! Plenty of trees, quiet neighbors, no road noise. I wake up and walk in the morning, feeling like I’m on a resort vacation.

Love it here, the layout of my apartment is spacious and homey. I use the workout room often, it is always very well kept. The pool is the best!!
