Located about five miles west of the University of South Florida, Busch Gardens Tampa Bay, Adventure Island, and University Mall, the charming Carrollwood neighborhood is convenient to everything Tampa has to offer, but slightly removed to be a peaceful escape at the end of the day. A portion of Lake Carroll extends into the neighborhood on its west side, providing beautiful views for those selecting rentals near the lake. Dale Mabry Highway, which forms the neighborhood's western border, provides ample shops and restaurants for residents.
Carrollwood is convenient for commuters, situated about nine miles northwest of downtown Tampa and less than 10 miles northeast of Tampa International Airport. Residents of Carrollwood are also close to Tampa's Lowery Park Zoo, and the beaches -- including popular Honeymoon Island State Park and Caladesi Island State Park -- are only about 20 miles west.

This place is terrible and there are many cockroaches and the people in the office have poor service and no respect for customers
I lived at Garbage Oasis for a little more than two years. This is an awful place and if you have the money you should not rent here. For starters my dishwasher did not work for almost the entire time I was there and I had to have my stove and oven fixed twice. The appliances are out of date and they will never offer you a solid replacement or repair your old one adequately. I had moldy conditions in my apartment for months and water damage from Hurricane Ian in 2022. I left recently in October of 2023 and the water damage/mold was still on my ceiling left untreated. On top of the water damage, my AC unit was filled with mold. After multiple attempts to contact maintenance by submitting a formal request through the GO portal and by phone, they finally came to repair ONLY the water damage. Their idea of repairing the water damage/mold was spraying bleach water in my living room without notice while I was working on my couch with my pet. Naturally, we had to leave for the remainder of the morning as the fumes were awful. They ignored all requests to rid my AC of mold. Finally, in compliance with FL state laws I gave this place a 7 day notice to make repairs or I would terminate my lease. Garbage Oasis sent someone on the 6th of 7th day to inspect and "promise" to return on Monday. Needless to say I left after the end of the 7th day and never looked back. I didn't receive any communication from them post vacating despite my efforts to communicate with them. Almost two months later I received a notice from them attempting to collect $3,000 for a carpet cleaning, repainting and fixing of shelves in the closet. Needless to say I will be seeking representation and I hope this review helps someone choose a better home. If you live here and have issues I encourage you to research your FL state rights.
The area is great, the property is nice. Management is poor, they DO NOT understand any circumstances answer the phone when you call. We were told we couldn't pay rent with money orders only to have their online system malfunction over the weekend. This place has become the worst place I've had the experience of living in
where do i even start…When we scheduled our tour, it was rescheduled at the last minute when we were already on our way there. Mind you, we live 45 min from this community so it was very frustrating. their reasoning was that they had a meeting and she simply “forgot” about it. when we did finally get a tour for that weekend, the community truly looked like a dream…atleast on the surface. We eagerly applied, provided all of the requested documentation, and were told it would take 7-10 business days to come to a decision. We put our apartment hunting on hold since the unit we applied for was not even ready until 11/23. We were very disappointed to find that the entire application process was VERY drawn out as they kept requesting more documents that were not requested from the start. The application process ended up taking several weeks, just for them to then take our non-refundable deposit and deny our application. I find this so confusing since we meet all the qualifications listed, and we were never given a direct reason why we were declined. we have called several times and emailed since then with no response. All i wanted to know was the reasoning why. Throughout all of this, they never once answered the phone and very rarely responded to emails in a timely manner. EXTREMELY difficult, if not impossible to get ahold of. I truly feel like we were taken advantage of. We have lost money and valuable time riding on false promises this community made to us. They are often unprofessional over the phone, although generally nice. Needless to say I should have believed all of their one star ratings on various websites and saved my energy for a place worth my time and money. Deeply disappointed by this property and would strongly suggest looking into other options. i would give them 0 stars if i could.
This place is awful. You pay for "luxury" amenities that you never actually get -They do not maintain the pools. The main pool was moldy for months and they only addressed it when someone submitted a public review with pictures. Many times, they just lock the pools for no reason, in the middle of the day. Tenants jump the fence in order to be able to enjoy the "amenity" that they pay for. -Mold growing on the side of the building -Rotting trim all over the place -Trash everywhere -They enter your unit without your permission, without notifying you. -The entire complex is on one water account (so think pool fill ups, car stations, water/sewer for the gym and office, etc.), which is broken up between the units. You end up paying WAY more than you should (~$150/month for a 1 bedroom, regardless of whether you turn on the water or not). -Car cleaning stations - we're down to only 1 that has hoses, but only 1 hose actually works. The vacuum cleaners are inoperable. -Pest control is only upon request, instead of being part of regular maintenance, so roaches are common. -No one picks up the phone at the office if you try to contact them -We have "security" but they leave the gates up 24/7 so anyone can get in. Security is not always there, they have an "open"/"closed" sign on their door to prove it. -The gym is always dirty. The women's restroom will go without soap/paper towels for months -Dead trees and branches are not picked up This complex is pathetic and anywhere but here would be a better choice
Do not rent from them. EVER. we moved out after our lease was up and was told that everything was fine. We later received a bill for $700!! We have called and emailed NUMEROUS times to try to speak about it with them to figure out what's going on and we have been ignored even after promised a follow up and never receiving it. Now we are being contacted by a collections agency on the balance!!! No communication, no clarity. DO NOT RENT HERE, SOMEHOW YOU WILL OWE AND THEY WILL NOT COMMUNICATE TO YOU WHATS GOING ON. Brandon in office assured follow up and did not provide it and stopped returning calls and emails.
First off, my air conditioning went out once a week for months. Maintenance would not fix the problem no matter how many maintenance requests I filed. The trash cans around the complex were always overflowing and there was garbage just laying everywhere. It took almost two months to get my security deposit back. Seriously, save yourself the stress and live somewhere else.
Rent here if you want to pay a premium for units that haven't been upgraded since the 1990's. Management wouldn't allow inspection of unit until move-in day. Any new appliances that were installed are the cheapest ones available (Hotpoint) and they break after 6 months of regular use. Any new countertops are cheap laminate. Good luck getting maintenance to do repairs on legit plumbing issues. No nighttime security even though they claim advertise community as gated. Vehicle entrance unmanned during the most important time - overnight hours.
Don't waste your time with these people. When I moved out they were never available during non-working hours - most people work 8-5 or 9-6 and they wouldn't do move out inspections on the weekends or "after hours". They never called or emailed me with updated, and then when I did move out and return all my keys, cleaned everything for days, and left them new contact information. They lied and took my "account" to collections for not responding (when they never mailed me at my new address but at my parents' house where I didn't live, and emailed me from the job I was laid off in during the pandemic). I gave them my new mailing address and my new email during move out process, and they never tried to contact me - especially when they even had my cell number. They made up fake charges about damage, water bills, and trash when I had cleaned the apartment for 2 days straight and have video and photo evidence of there being no damage and had paid all my bills before moving out. Long story short, this company will literally do anything they can to nickel and dime you into charges so they can make money. They are shady and already charge an arm and a leg for the smallest studio apartments around. Don't waste your time.
This place is absolutely positively disgusting. People are living with mold, very dirty a/c ducts, holes are in the roof causing leaks into units, this place has poor employee retention as well. Every time you go to the office it’s either they are short staff, brand new staff or managers are hiding behind their leasing agents as their leasing agents get verbally abused by residents. Honestly anyone living here should stop putting in maintenance request because they never get done and if they do get done it’s a bandaid repair. Once I was fed up with management never being available, maintenance request being left undone for months I started calling code enforcement and the health department. This place honestly needs to be shut down completely and remodeled because everything is old or broken. Literally every time you go to the office there’s a ton of people in there and they are all complaining about the same thing. Termites, mold, dirt a/c ducts and again maintenance request not being done. There is nothing luxury about these over priced apartments. 10 out of 10 do not recommend.
If you're considering signing a lease here, DO NOT. Don't let the seemingly beautiful campus fool you. You will be paying a luxury apartment price, but an apartment infested with termites and fleas is anything but luxurious. Expect NO help from the people in the leasing office who are led by a manager who is equally, if not more, lazy and incompetent than they are. Save your money and save yourself from frustration: lease elsewhere.
This place has been a nightmare to live at. "Security" does nothing, gates have been broken for months, constant theft of amazon packages and breaking into cars. Management is terrible to deal with and never helpful, constantly increasing rent. 0/10 Do not recommend.
I'm not exactly sure how this complex has 5 stars. Most of the tenants I have talked to are miserable. Bugs and mold are rampant. The gym is an incredible safety hazard. The management has been incredibly frustrating to deal with. They have consistently increased the price without providing us anything in return. Please listen to my warning and find another complex, I know they are desperate for tenants, as they should be.

He helped me get internet and knew where I could rent washer and dryer . It’s a nice living space . The only issue I have is with the website which is tricky to navigate Otherwise I have been here since June and it’s been great !
Please be careful when reading these reviews in doing research they have been written by non residence to build up their ratings. This place is a dump, the apartments are falling apart and management could care less. The noise level is out of control and there is a lot of rally bad activity in the evening.
In just the past few months, they have increased the cost of utilities for all residents, entered out apartments without notice, and left the entry gates broken for months. The complex is no longer gated entry as they just wave everyone through. It's impossible to reach anyone on the phone as they actively ignore all calls. Will be leaving as soon as the lease has expired.

I have been given the run around every time I have entered the leasing office. Terrible communication, terrible customer service. The front gate has been broken for months and there has been no plans to fix it. I would not recommend living at this complex to anyone.
We are facing a serious problem with cockroaches and the administration has so far shown no sign of responsibility in the case. We have raised all this in several opportunities and they tell us that in all the complex it is a problem that is occurring. Even without solution. We consider it inhumane to live like this. We do not recommend it to live.
If loud neighbors over your head aren't your thing.... either rent on the third floor or forego Grande Oasis at Carrollwood. The tenants above me stomp, run, jump, slam doors, all hours of the evenings and weekends. I mean ALL HOURS. I've called management, they said they'd assist, nothing happened. I've called security three times and they've done what they can but the management won't do anything to assist myself or back up security. I suspect because these are priced higher and hard to lease, they're not too much on getting rid of tenants. A neighbor beside me continues to leave his trash unlocked and the raccoons are in it daily. it continues to lay all over the ground and he continues to live here. NOT worth what you pay!
I would not recommend this community to anyone. Yes, the community looks good and is pretty secure. However, they are again one of those Greedy community that charge people like anything when they leave the apartment. Never expect to receive your deposit back and expect a hefty fine in the name of Moisture and Odor Treatment
This place is way too expensive for what it is. Old appliances, updates to the apartment look like it was put together and painted by a toddler, and the walls and ceiling are paper thin. Sometimes it sounds like my upstairs neighbor is going to come crashing down into my apartment one day. The WORST thing about this complex though is that they only have TWO laundry facilities for their residents. Parking is a disaster because you actually have to drive there. On top of that, you have to hope and pray you don't get a broken washer or dryer because they do ZERO maintenance on the machines. Doing laundry here actually makes me want to just burn all my clothes instead of having to deal with the terrible laundry facilities. I can't wait to move out of this place. Also, the gate is a MESS. Cars are backed up making it difficult to get in after work. Most of the time, the gate isn't working at all. Another thing is that they advertise a lot of amenities such as the pools and lake but the pools are closed a lot and the tranquility pond is basically a dirty storm drain filled with dirt. Nothing tranquil about that. The staff and maintenance team mostly nice, though. The person I originally signed the lease with was super nice to me until I signed and then after that she was not as friendly anymore. Everyone else though is always pleasant.
If I could give this place ZERO stars I would. If you uber anywhere, DO NOT LIVE OR VISIT here. The security guard makes you walk all the way up to the front gate. Half mile just to meet your ride. She will not let her in. I'd never recommend this place.
It’s been 15 months in Grande Oasis and I’m in love with this place. It is a peaceful and safe place to stay. They (staff) always listen issues carefully, and mostly respond within 24 hours for service request except weekends. Playground for kids, security, well maintained amenities, closet for extra space etc, but i’m in love with that “7- Acre lake with picnic area”. 5/5 always

I have been living here now for 3 months. The neighborhood is very nice and the outside of the apartment. But im not really happy. Appliances are like 30 years old. I even asked to bring my own appliances to make the apartment look better and they said no. I even say they can keep my appliances when i move out and they said no. The only way is buying the new appliances thay they tell me and i cant take them. Thats so stupid. But there are just small things that they can solve with lil money and make one happy. I really want to move out, but if you want to break the lease they will charge you almost 3000 dollars. I madw a mistake. But im moving once my lease ends

This was a different apartment a few years ago, now is the worst community for this price you can do much better!!!!!! if you have an issue in your apartment they will make you have 10 issues instead of solving one

I love this place we lived here for a year and it’s absolutely beautiful. I love how clean it is and how it’s safe there is a 24/7 patrol around the neighborhood and guard at the gate. as a parent those are the qualities that you look for. However, I think that the leasing office could assist better with communication and with answering the phone. I have tried calling and showing up on the weekends if you don’t call the 24/7 leasing office instead of the actually on site leasing office you won’t get no one to answer or help out with questions. Other than that it’s a very quiet and relax place.

This is by far the worst leasing community that I have lived in the past 10 years in US. The staff members, maintenance service, cleanliness….you name it……….everything is pathetic here…….Add to it the rent that they charge. It is so expensive as compared to the neighborhood. Trust me and avoid staying in this apartment. If you are willing to pay this price, you can get a better deal in single homes. The other disadvantage of paying so humongous rent is the penalty that they charge in case you need to break the lease. You will need to give two months’ notice and two months’ rent which is equivalent to 4 months’ rent. On top of that, they will charge you the exorbitant fees for wear and tear like odor in apartment which is not any tenant’s fault. This is my personal review of this apartment and intelligent/clever people should take these points into consideration while renting this apartment.
Haven't moved in yet but I'm looking forward to the one bed one bath layout is beautiful. If your considering this apartment complex I encourage to go look. It's very nice !

I love my apartment but I don't love the price or the location. I know most of Tampa is a sprawl but being here feels very far from everything.
Love the apartment comes, staff is always nice and customer service is awesome. The maintenance is always on point. Staff friendly, quality of life quiet and safety is good and security guards are professional.
This is a perfect place for those who are looking to stay with in city near to all places and yet cool and calm away from city atmosphere. The greenery, lake, and the greens let you feel you are in woods or countryside and perfect for an evening walk or getting together. With 3 pools and two tennis courts, play area and gym you are never far away from leisure whenever you want. What else any one wants when everything is less than 5 miles in distance and you name it restaurants, shopping, getaways and what not. The staff is helpful and your request addressed in no time.
The last two years I have been at this apartment complex, between the battle with bugs (spider), noise (collage kid renter allows four kids a apartment), and the lack of parking ( two car rule is a joke). The newest on going problem is mold! Mold they refuse to take care of. Not just any normal mold by black blood creeping from the air vents and crawling down the walls to the floor. They fix they think is to just clean the ducts and paint the wall. Over and over again. Please look somewhere else to find a home. Live mold free
Grande Oasis is by far the best apartment complex I've lived in. The staff is fun and friendly and always ready to help with any problem. The entire community is enjoyable, from their updated, clean pools to the nature trails along the lake. The gym is updated and clean, the units have plenty of space and everything is just perfect!
The size and cleanliness of the complex, apartments, and amenities is very good. The complex allows pets and the residents are very good about picking up after them! The office staff is friendly and willing to help. On the down side, the resident gate is rarely working so they keep it open making the guest gate and gate guards unnecessary.
The complex looks great, but even though is gated, it's not so secure. The staff is helpful when you go into the office, it was hard for me to get someone on the phone or a call back.
Grande Oasis is a beautiful complex. The scenery outside your apartment sells itself, if you love a beautiful view of a private lake, resort style feel , and just nature its self, you will love it here. They have studios 1-3 bedrooms even condos here! This place was built in 1991 but it is well kept up from outside to inside, landscaping here is amazing. Apartments are reasonably affordable. They are pet friendly, 24-7 gate security so you will not see any illegal activity night & day. I would say this place is family friendly , also great for a mother and her children to couples and college students. Gym is awesome and big! Two areas. No need to pay for a gym pass, literally a full blown park for children, tennis courts, three pools, washer and dryer hook up, plenty of parking, On site CARWASH, On site Ice cream truck, daily trash pick up. Quiet and affordable in carrollwood.
My place is awesome I'm on the top floor at my condo. My place is Hugh lots of room from Balcony to the living room. I have security at the gate 24/7 and they are friendly. Three pools with a hot tube and three tennis courts. The management is Great whatever you need they got it. The Maintenance is always on point answer calls within a hour. If you need a restaurant its just down the road with supermarkets. This place is like Luxury living with fraction of the price.
I have been living at Grand Oasis for about seven months now and love it! The grounds are absolutley beautiful. Taking walks is now part of my daily routine! The amenities are also very well maintained-I particularly like the swimming pool and fitness room. I have had only minor issues in my apartment, which were fixed next day. The mainteance staff is wonderful and tend to the needs of the residents to the max. When I am in the office I am treated like one of their own. Everyone is always so friendly. Here I feel like part of a community, which I think sets Grand Oasis apart.
The Grand Oasis is a great place to live, gated community the guards are at work 24/7, two community pools, gym, club house, at 5pm we have a group that has started a workout boot camp, and there is a tennis court. If you are looking for a safe, cozy, affordable, and clean place to live stop by and take a tour and see for yourself. I'm pleased with my decision.
When we first moved into the grande oasis is was awesome, great garbage system people kept quite. Then the building filled up and the parking Became impossible, when the apartment re surfaced the property they had a chance to correct some of the Parking issues instead the made spots three cars wide. When I went to the office to discuss this issue I was eight months pregnate and the office management told me to get a handicap parking plaque, the issue was quickly dismissed and they didn't seem to care that I was parking a quarter mile away from my building and waddling home alone alone in the dark. After the arrival of my child there was another instance where I took a nasty fall down the steps, due to there impossible mopping of the painted steps... There was no signage and even though I wasn't seriously injured the management seemed to give no care in the world and even tried blaming the accident on myself for improper shoes. I was warring my cross trainers. The building are full of students who spend the evenings running up and the steps, to include load music and fighting. The renovation of the apartments are also a joke, they are just same thing as the other apartment but the kicker is the "rentivated" apartment include fresh painted surfaces. That is it do not waste you hard earned money.

Do not rent at this place. It may seem nice judging by appearance, but trust me the customer service is horrible and the staff does not care one bit about you or any situation that may arise. They only want your money and will do anything to get it from you. Stay away!!
The property is as beautiful in person as it is on their website, so when they say "the feel of a permanent vacation" it means just that. My toddler and I escaped the brutal cold of Illinois to move to this property and we've enjoyed the amenities that come with being a resident. Some of my personal favorites include: - The fact that it's a gated community gives you that added security most other complexes are lacking. - The landscaping; My flat cornfield views of Illinois have been replaced with this tropical scene they maintain very well, throughout the property! - Their pools are pristine blue and kept very clean; My favorite is the one nearest the Leasing Office. I took pictures near this, posted pictures to Facebook, and people thought I'd vacationed prior to my move or was staying at a nearby resort. They didn't realize just how beautiful this property really is and honestly, neither did I. - Their playground is on a rubber surface which I love for my rough and tumble toddler. Falls happen but at least it's on this softer foundation. - Their trails are great for everyone, including pets and their parents! There are waste baskets with waste bags located throughout the property. - My apartment home is obviously my favorite place and although each unit may differ, depending on size and other factors, they're very spacious. I was a little worried about only securing a one bedroom but it's huge! I spend a lot of time on my screened porch, cannot get enough of the amount of space in my closet, and overall they seem really well-built. I rarely hear my neighbors and have also never used my A/C, which leads me to believe they are quite sturdy. Management is helpful in resolving issues you may have and my experience with maintenance has been with a quick response time. Please at least give this place a run-through, if you live in the area. For those blindly moving from other states, just do it. You won't regret it!
