Property Ratings at Grandin House
I have lived here for four years and would continue to if I didn’t have to relocate for work. Maintenance staff (Anthony) is AMAZING. Office staff are friendly. Building is clean and very secure. Fitness Center is nice. Location is convenient to downtown, Xavier, several shopping areas, and restaurants. It’s a bit expensive but I’ve thoroughly enjoyed my time at Grandin House and would recommend this property.
Looked like a nice place and leasing agents were nice, but they tricked me into applying for an apartment that they said would be available during the time I was looking and then after paying the fee and deposit told me it was actually not available. I have no idea if they did this on purpose. I won't speculate, but it was a major waste of time and money.

All application fee's are non-refundable, and we try to be as clear as possible when prospects are applying that an application does not guarantee that an apartment will become available. You can find better apartments all over Cincinnati with Towne or NAProperties. I lived at Grandin for 2 years and they will try to charge you a lot of moneys (thousands) for phony repairs. It’s part of their strategy to keep the apartments updated. The cost isn’t worth the General living space and the outside looks like a old person home. AC will keep you up at night and is in the family room and bedroom by either the noise or it not working at it being very hot. Elevators are suspect. The parking garage and location is nice.
I lived at the Grandin House for 7 years and think it was a great place to live. The location is great (5 min to downtown) and the staff is very friendly and helpful. The best thing I can call out though is that I never once heard a neighbor through the wall/floor/ceiling. I had neighbors on all sides and never heard a TV, Stereo, Argument, etc. Indoor parking and recent renovations (exercise room/outdoor grill area) also made for a nice living environment. I would definitely recommend to anyone that commutes to downtown Cincinnati.
Overall, this is a great apartment. It has central heat and cooling (yes, it's a little old but it's still central heating and cooling), unlike many apartments in this area. The apartment grounds are very well-kept, and management actively works to keep the inside and outside clean. The inside and outside have been completely renovated, including the garage. Garage parking is 35 per month, but you won't get much off-street parking around here, so it's a plus. The maintenance guys are very nice. The only cons for me are that the washing machines and dryers are a little older, including the work-out machines in the fitness room, but each floor has a washer and dryer, plus a laundry room on the 2nd floor with 4 washers and dryers, so I can't complain. It's always really quiet in here, aside from the occasional group out on the patio on weekend nights (if you live on the patio side of the building). The neighborhood is a prime spot--very close to Oakley and hyde park, and the madison road strip is great, with nice shops and eating (Bonbonerie, O'Bryon's pub). The apartments here are a little pricey, but you get what you pay for! Here, you have more amenities than you would in any other apartment in the area. If you live in one of the renovated apartments, you get granite counters in the kitchen, new cabinetry, stainless steel appliances, and new carpeting and wood laminate flooring, as well as new countertop and cabinets and shower in the bathroom--all renovated.
It is a nice place to live. It is a good neighborhood to go walking in or running in, and there are lots of neat shops around.
Grandin House apartments is a great location with an elevator and all brick high-rise feel apartments.
