This rental property looks absolutely NOTHING like the pictures provided. Doesn't appear clean or up to date. Everything looks old and outdated. There was also an awful smell when I went to visit/tour the property. The only thing they've renovated is the leasing office.
THE MANAGEMENT COMPANY ONLY CARES ABOUT MONEY! Do yourself a favor and research how many tenants over the years have had to give their rent payments to the courts. They don’t repair anything! I’ve had my water tank burst. They came and sprayed bleach, then painted over the mold, according to an ex maintenance worker! 6 weeks later, the mold returned! I was forced to live in mold after asking to be moved into a new apartment. I contacted the corporate office and that district manager doesn’t respond to emails or return phone calls. I was hospitalized for respiratory issues. I told them that I need to move immediately because my health is more important. They reported a balance to my credit for $4,387! Saying regardless, I owe them money for two months plus fees! They got someone new in there, but want me to pay for the remaining time on my lease! Basically, I was supposed to live with mold and pay them! The people in the office are trained to put money over health! Not to mention the apartment came with a broken washer and dryer combo that they told me they weren’t obligated to fix! I paid extra for something that didn’t work! They’re horrible! STAY AWAY FROM THIS PLACE!

We’ve been living here for almost three years and each year, the Grandstand is going downhill. Our apartment wasn’t ready when we moved in 2020. This is supposed to be a gated community and one of the main reasons why we chose to live here. It’s 2023 and we still don’t have a gate!!! They have made rent increases “allegedly” for “renovations” around the complex… That’s a lie!!! The leasing office does not enforce the pet policies because the complex is beginning to smell from dog owners not cleaning up after their pets. There’s noisy neighbors too… There’s roaches all the time! I’m very disappointed because this is a beautiful place to live.

I have had nothing but problems since I moved in. On the first day, my apartment was not ready even though I confirmed with them that it was. As my furniture was being moved in, a staff member from the office was trying to clean my toilets and tub because they were absolutely disgusting. I essentially cleaned my own place. One issue was that in one shower, there was no hot water. In the my second shower there was no cold water! How does this happen at the same time. Speaking of same time, both my toilets were broken at the same time. I put in an emergency maintenance request. I would get an email that all is repaired when no one has even come to my home. That happened about 3 times until I finally contacted the manager. My main issue here is the flooding. There’s absolutely no drainage system for rain for my building. This causes deep waters to flood the only walkway to my building and every where else around the building. I mean this is no exaggeration. It’s too deep to walk through. It’s in front of the entire building so there no way around it. I have complained to management twice now and nothing has been done. I just moved here in Nov. These people had to know of this issue prior to my move in and they put me here anyway. It’s unacceptable. I am pretty much stuck in my home when it rains unless I was to walk through water much deeper than my ankles. I can’t risk falling due to a medical condition which the complex is aware of. I need them to do something about this or move my apartment. Worse experience ever.

Old apartments with Foundation issues. Mold and rot everywhere, the gate hasn't worked in a year, no ceiling fans, or overhead lights, no updated kitchen. These apartments are TERRIBLE, move in at your own risk.

Worse complex I have ever lived in. Management is non existent or understaffed so they are never available, maintenance doesn't fix anything. My unit floods when it rains and management has done nothing!

Don’t move here. Staff is awful. Good luck getting anything fixed. Haven’t had A/C in a month. Neighbors are disrespectful, loud. Police here all the time. Save your money and time!!
Everything seemed to be great until this community got a new property manager. I have a washer/dryer in my unit that has yet to be fixed or replace since August 16th. No updates and no solution as to what needs to be done. Took over 10 emails to get a response because NOW I was developing MOLD ON MY CEILING. So of course they had to respond to that, since it is a health concern. I have sent over 10 emails to the property manager, LaVita, and the assistant property manager, Treddie, only to be ignored countless times and never followed up with. I live on the top floor so OBVIOUSLY my mold is developing from issues with the roof. The sent a restoration specialist who treated my mold on August 31st. No repairs have since been done to this unit or roof. Now for the past two days it has been raining so hard, my ceiling is basically about to fall in. My walls are leaking, bubbling up because there’s water behind it, my ceiling is leaking, water is all over the floor, I’m having to move furniture and personal items so they don’t become damaged. Now it is leaking in my bedroom! I have emailed multiple times needing to be compensated or reimbursed. I can not believe I had to pay the full amount of September when my ceiling hadn’t been fixed and I am missing appliances! I called today to speak to a new manager, I’m don’t remember what his name is, but I had to vent to him how EXTREMELY frustrated I am with being a resident here. The office will do NOTHING but ignore and neglect you. He informed me he would be taking it to his property manager, and I told him I’ve already tried countless times to even get a sense of ACKNOWLEDGEMENT from her. So unprofessional it’s absurd they’d having residents living the way they do! Please believe the reviews. Everything seems fine until it isn’t anymore. Now I have a huge humidifier sitting in my living room for a week, who knows if they’ll even attempt to fix the roof.
The property manager is the worst. Nothing get fix, gate and trash is always broken. Dirty washing machine and there is no security no the property. Mail box is always broken into and getting fix...and the bug infestation, the spray they use must be weak.
Do not move here. Im so upset and ready to move. So they are repaving the park lot. How they are doing it don’t make any sense I called the leasing office twice yesterday to verify that I will be able to park near my apartment. To my surprise I was told I couldn’t by the working crew. Not being able to park near my apartment is an issue for me because I am handicap with a bad leg. I called the after hours number and was given the courtesy officer number. I called the courtesy officer and he said it’s been about a year since he had a contract with this apartment complex. Maybe that’s why mail boxes are broken into and an unauthorized pool party happened. They offered me the maintenance number, but why in the world would I need that number. Maybe it’s to fix my peeling and rusting tub, counter top that’s been burned up since I moved in, or towel bar the maintenance man keeping putting in the same stripped hole which I requested to get fixed months ago. I saw cars park in the blocked off area but I didn’t want to chance my car being towed. I know they have other residents in this community that use a cane or is handicap. This is just ridiculous!!! 9/31/19 This is an update to let you know nothing have improved. So after the re-paving the walkway to the stairs is now blocked. They painted over n replaced it with a parking space. So now I have an issue getting into my apartment. Not sure how we are supposed to move items in n out our apartment either. I have sent several emails to the property manager I was assured at first it would be fix, but it never happened n she stop replying to my emails. If she couldn’t have it fix she should had say so up front. At this point I’m getting in touch with corporate
It use to be a nice place to live, but since the owners change it have gone down hill. It is full of roaches, the trash compactor and the gate is always broken, also there is no longer security. I have given up using my mail box cause it always getting broken into, I just got an po box instead. Since there is no security teens are always throwing pool parties. Yes there is two pool but since there is no real security someone threw glass in one of the pools, so now it is closed. It take three months to get anything fix, that is if it get fix. They dont care anything about the renters, just making sure all the apartment have people in them. Yes there is a new doggie par, put they need to fix the things wrong within the apartment first.
The view from my apartment at The Grandstand is currently a mountain of garbage. The trash compactor broke weeks ago, and instead of getting it repaired, they just keep bringing in more dumpsters to fill up and not empty. It’s attracting pests and germs. It smells disgusting and it looks like we live in a landfill. This is the first thing you see when you enter the complex and management has done nothing to fix it.
I will start by saying I only rated this one star because that is as low as it goes. My experience started out well and the manager was super friendly. Then I moved in. My apartment was not cleaned prior to move in. I vacuumed cigarette butts out of the sliding glass door track (on the inside of the apartment), the air vents look like they haven’t been touched in decade, there is paint splatters on the floor and cabinets, paint is peeling from kitchen cabinets, and while I have all black appliances they are from the 90’s. I don’t even think my stove is plugged in to be useable (not that I plan on cooking often - it’s just the point). I was told on move in day that they would have someone come clean my apartment (as I wasn’t moving anything in that day), and it didn’t happen. There are a ton of reviews on here about roaches - they are true! I’ve had my apartment sprayed twice and still am having an issue. It’s only one here and there, and days apart, but I’m a new tenant and super clean. I shouldn’t have to deal with this. When the gas company came they had to write work tickets for me as the furnace was broken and they hadn’t even ran the gas line to the hot water heater. Maintenance fixed it the same day, but again this is stuff which should be ready to go prior to move in. It is also a gated community, but half the time the visitor gate is open or one of the entry gates are broken. I’ve also emailed the property manager twice and she hasn’t responded. It’s been almost a month. The office staff are rude and lack knowledge. They also have a “rent drop box” for you to place rent in after hours, but the box is on the wall - inside the office... I recommend looking elsewhere. It’s too much money for such poor service.
I love the place, I’m moving next month and they helped me get the best price. I’m so excited to move...they are super friendly

I paid $ 200 for power and I do not even have laundry and I'm never at home. Marietta Power said the problem is the gas but the condo does nothing to solve. There are many roaches, it is impossible stay in porch. This is the worst place to live in Atl, dont move to grandstand.
I should also note, why is the manager a manager. I’ve lived in a multiple apartments and this has been the most frustrating. It’s been two months and I still don’t have an apartment and they have come up with every possible excuse
From the initial application process, this place has been a nightmare. We spoke with an agent, filled out an online application, and she told us that we would be hearing back soon. Nearly a month and dozens of straight-to-voicemail calls later, we FINALLY we were to reach our elusive agent. And now that we've officially moved in, I'm even more convinced at how unprofessional the office staff is. Maintenance is an utter disappointment. The gate cards never work. The amenities, as nice as they are, have so many rules and restrictions, it's hard to enjoy them (a rule about no social gatherings in the grilling area? then what's the point of it?) and they security cards don't always open the doors for the clubhouse or gym . Unfortunately, we're locked into this place by our lease so we're trying to make the best of it. The apt itself is fine for its price point (as long as you don't mind the insects and the poor plumbing)-- just wish administration was more competent
I have been here since 2016 and have had mixed experiences. The maintenance is getting better, but the office management is rude. They applied a cost to my account and said they would remove it. After speaking with the property manager twice, she later recanted and became very rude about the pet deposit. The neighbors blast music at all hours of the evening, argue and curse in the parking lot, and there is trash all over the place. A wrecker truck comes through monthly and places stickers on cars that they deemed should be be towed. The office staff are mostly nice but I would look for other places before settling here.
If there were a way to take stars from their review, I would. They are rude, unprofessional, and maybe a nightmare for you to live in. You can never get a manager on the phone, they don't return voice mails, and seldom return e-mails. The "gated community" is never gated. It's either left open, "broken" as they tell us, or "under maintenance" yet you pay a premium for a gated community and you won't get it 70 percent of the year. I hope that you read this and choose not to do business with them. If you are already a patron or decide to do business, make sure you take lots of photos and record evidence of everything...
I moved here about a year ago when the complex was going through the change in management. I love it here. New pool, fitness center, car wash, club house and etc. The staff is super friendly. I love Tiffany especially!!
The Staff is Amazing! The entire staff is absolutely amazing! These apartments are "a great place to call home." I just renewed my lease for another 12 months . The staff always greet you with a smile, and are very helpful to your needs and are quick to attend to any problems that arise. I look forward to another great 12months living at the Grandstand.
I’ve been a resident of The Grandstand Apartments since 2013 who has never been late on my rent and being forced to move out by the new management staff as they have exponentially increased my rate for a one bedroom 650 square foot non-upgraded apartment unit that's always violated by intruders like snakes, spiders, and other scary crawling creatures. So the pest control is false advertisement. They charge you every month for a service that's not being provided and when you approach the office about it they say "oh you have to schedule it." Well start scheduling that fee you charge me after I've actually used the service. Sounds like a reap off. My rent increased by a frightening amount of $345.00 while no renovations have been made or attempted. Really folks?? The office staff and manager are really rude people and have poor customer service. Why are you in this line of work? The gate never works. The fitness center can only fit 2 tenants at a time. They have only 1 resort style poor not 2. Again, false advertisement. Also, since the new management team took over, the water bill has tripled with less usage. How does that happen? Clearly folks are moving out as the only time apartments offer referral bonuses is when they're in need of tenants. Yes, I am moving. On top of everything I've mentioned, it gets worse. There has been 2 deaths here and firers. I don't know the cause of deaths. When I asked the staff about it for my safety concerns, I was told that they're not at liberty to say. Well you answered, doesn't feel like the safest place to live, now does it? The local police will patrol from time-time but no full time security. I could go on and on but I think you get the point. What I LOVE about living here? Nothing, I LIKED the fact that it WAS affordable and convenient to everything and everywhere. Would I recommend The Grandstand Apartments for your next home? Absolutely NOT! Two years ago, I would have recommended this place for a descent affordable place to live and convenience of the location but now its too expensive and there isn't anything luxurious about it. Also, its no longer conveniently located to anywhere or anyplace as its crowded and the roads are congested.
im.living at lincoin hill appartment. Every 2 weeks they come in my appartment searching around. looking for i dont know what. my privacy is invaded . i have no privacy. i have to put away my document into a safe deposit box. because i.m afraid of loosing my personal beloning. they claim they are coming to do inspection. thats a lie. they are coming to search your appartment to see what you have inside, how can property management do inspection every 2 weeks. im getting ready to move out. i.m frustrated about the situation. i dont recommend anyone to rent lincoln hill appartment .. you will have no privacy.
I’ve been here since 2004, I know everything that goes on. Pros: The maintenance people r always professional, pleasant & respond in a timely manner. I only deal w Valarie who’s worked here forever n the leasing office; always doing upkeep of the property. Cons: Our newest manager only cares 2 save the company money but not for the ppl. The gate is always broke; the water consumption is outrageous. I know many residents includN myself who WON’T buy washer/dryer. I’ve seen pass neighbors bills: washer, dishwasher & shower run anywhere from $300- $600 for a single person unit. The water bill has increased 3x’s since I’ve lived here: from $35 to now paying near $70 a month for a single, person unit w no children or mate. The back where I live is for the retired, disabled & workN class. Everyone is very respectful of one another; not a lot goes on back here. I can’t speak for another section as I’ve heard complaints of loud music/noise; people sellN drugs & break-ins. They claim we have security; which only means local police will patrol from time-time but no full time security. If there’s something serious then they’ll stay more often, typically a week. We are under new owners, so they’ve put a lot of time & energy in new renovations unfortunately we the tenants r payN big time for this. When I first moved here we did not have 2 pay renters insurance. Now due 2 two fires; one which some1 fire bomb the leasing offc; it is mandatory. We also have 2 pay 4 trash collection which just started on this lease renewal & they try & use psychology that we’ve always had 2 pay this. The tenants r great & have met some really nice, neighbors & friends, but we all have similar complaints. Also, management care more about having bodies filled than complaints about tenants; so it is very hard to get a neighbor who doesn’t comply w the rules 2 leave. They’re solution 2 everything is 2 call 9-1-1. Also, there’s been many new workers n the leasing offc come & go; I’m not sure why. Hoping this manager will leave as well. She has no heart 4 the tenants. Out of many past mangers; she is the only one I don’t spend time in getting to know. I liked all the others and am sad to see them go. What I do love about living here is it is convenient to everything and everywhere; and as mentioned they always keep everything clean and up to date. Would I recommend? For short time living, yes. It is more economical feasible than most places in the surrounding areas.
Lincoln Hill's Apts is a wonderful place to call home. It's quite and always kept clean. Most patios are screened in to keep the bugs away while enjoying a class of wine outdoors. The complex has two pools and a workout center. Just beautiful!
For the price of rent, it worth it. That is if you don't mind waiting months far things to get fixed. Apartments are fair, good layout fantastic insulation so you don't have to run up your heat or a/c. Office staff is very nice and approachable always help me with any proplems I have. But be warned maintance is slow and rarely fixes minor proplems. My a/c broke and it took them 5 days to fix after 2 days of persistent phone calls to the office. Also having pets is pricy 300 per pet (fee not deposit) and then 10 added to monthly rent per pet.
