Property Ratings at Grandview Apartments
I’ve lived in apartments by Albion for some 7 years and while I love the amenities (Pools, Gym, Courts) the management team adds to the appeal. Hannah has always supported whatever our needs have been for years and has made this a home during my stay.

DO NOT LIVE HERE. If I could give this place 0 stars I would. This was the WORST living experience I have EVER had. Management is terrible, and maintenance is even worse. If you have an issue don't expect them to be fixed or even looked at. Between having holes in the walls where mice come and go in and trash constantly overflowing out of the dumpster into the parking lot this place is FAR from a luxury to live in. My apartment has been without air for a week while a heat advisor has been going on. Not once this week has maintenance come out to check our AC or reached out with any updates. I reached out to the leasing office where all I got back was attitude and told maintenance is busy working on many units that are left with no air, but they would get to it as soon as possible. Which I find comical as I see maintenance driving around on a golf cart all day not working one bit. I wish I could say this is the only time maintenance has disregarded service requests, but sadly this happens every time. Sometimes they even mark them as resolved without even coming by the unit to check. All this place has left me with is a headache and frustration. I truly CAN'T wait to move out in a month. Don't waste your money unless you want your living situation to be a nightmare.

Hello- Thank you for sharing your feedback. We regret that your experience has not met your expectations, especially during this period of extreme heat. To help alleviate the immediate discomfort, we have dropped off a portable air conditioner for your use while our service team and contractor work through the list of apartments with AC issues. Please continue to work with our Property Manager directly regarding your specific situation, and we will do our best to resolve these issues promptly. Your feedback is important to us, and we are committed to improving our community for all residents. Best regards, Grandview Apartments Management
Management is incompetent. I requested a walk-through because my lease is up and they would not give me one. I walked into the office and talked to a lady in the back office who said she was to email the maintenance guy and was to CC me on the email. She never did. Never got the walk through. My A/C stopped working at the beginning of the summer, I requested help, requested that they contact me before they come into my apartment which they failed to do. Luckly they could not come in due to my dog. Took them weeks to even attempt a first entrance, they blamed it on the weather and temperature. They kept double charging my utilities. Stop picking up my calls. At the main pool one of the gates don't work. Dog poop everywhere. Trash compartment breaks every month, fails to give people a notice to move their car a day in advance for new asphalt, then threatens to tow residents cars at our expense. Gates have not worked since I moved in. Nor do the grills or the firepit but they expect us to pay the utilities to maintain the complex. Non residents have been accessing our pool. NOT WORTH LIVING HERE UNLESS YOU WANT TO DEAL WITH THE WORSE MANAGEMENT TEAM I'VE MET. TAKE YOUR MONEY AND SPEND IT SOMEWHERE NICER.

The A/C in my unit has not been working correctly since the start of this summer, management had no solution. They basically just told us we had to deal with it and its going to be hotter in our unit since we are on the top floor (we lived here last summer and when we did have A/C issues it eventually was fixed and would stay cool in our unit) They did give us a window unit, but that just raised our electric bill to $300, and it doesn't cool down the entire apartment. The trash compactor is constantly overfilled and/or broken, so trash piles up all around the dumpster. There are gates by the entrance, but they have been broken the entire time I've lived here. The package room is always a mess. I've had packages stolen, and I have friends in this complex who have also had packages stolen. This complex is owned by Village Green, who "manages about 40,000 apartment homes" they do not care about any issues that you are having. Overall, this is an old, run down complex that charges you way more than they should for rent. There are plenty of newer and nicer builds in the same area with better management.

The apartment on its own was fine. Not great, dirty when moving in, broken fixtures, but fine. Dealing with Management, specifically the property manager, was a nightmare. They consistently try to demean their tenants and nickel and dime for every single thing. They lie about resident referral bonuses and have no remorse in changing policy after the fact. They assigned us to the wrong apartment and lease multiple times after touring and lied about conversations that were had. Save yourself the headache and frustration and live anywhere else. Not to mention, they have cockroach infestations too :).

Overall it's a good place to live for a reasonable price. I've lived here the past three years. I've listed some pros and cons. Pros: - Pretty reasonable rent and utility costs - Lots of amenities, all of which are kept in pretty nice condition. One of the nicest fitness centers I've seen for an apartment complex - Two pools, with the one at the back of the complex being more of a quiet area while the one at the front normally has more going on. - Easy access to the highway and Rte 33 makes for quick access to the rest of the city. Especially nice if you need to use the highway to commute for work - A nearby connection to the very extensive Scioto trail network. Can bike all the way to downtown basically without crossing a road. Also a good option for joggers/walking - Free parking and normally enough availability to park pretty close to your apartment. - The units open directly to outside rather than needing a key fob for building access. Up to you whether you view that as a pro or con. I like it because it makes it easy for friends to visit or to have food delivered. - Maintenance staff is very responsive. Only once have I had it take more than 1 day to get something fixed, and normally it's within a couple hours of request. Cons: - The complex is right next to the highway and you can clearly hear it from almost any unit. Only the buildings on the north side of the complex can really avoid it. - Walls and floors are very thin. If you live on one of the lower floors, you're really playing a lottery on who your neighbors are because if they're loud, you're going to hear them constantly. To the point where I can sometimes follow entire conversations of the people who live above me. - The air conditioners outside the building are ground units rather than being on a roof. They are right outside of the bedroom windows in some units. This can make it hard to sleep in the summer if you're a light sleeper and also make it unpleasant if you're the type of person who likes to have their windows open. - Similarly, if you're on the ground floor and facing the parking lot, you're going to get headlights shining into your apartment at all hours of the day - All packages get delivered to a package room, which sounds convenient, but can actually be very unorganized and a bit of a disaster at times, especially around the holidays - There's really nothing within walking distance in terms of shops/restaurants/things to do. You have to drive/uber to basically anything

I am extremely disappointed in Grandview Apartments. I have been living here for almost a year and just signed on for another year and got a notice that they have to access my utility closet every day next week. They said that because of this we need to lock up all of our animals in a bedroom. That means my animal will be locked up in my bedroom for over eight hours a day for 5 days. This is ridiculous and unacceptable. It should be much easier to schedule a time when they can come in and do what they need to do without us having to quarantine our animals. I don’t want to hear excuses....five days is a very long time to have animals locked up. Other complaints include never being able to go to the pool because every resident and their friends are there. People are loud and disruptive, they all play their own music so that’s all you hear is a bunch of different types of music plus the music that the apartment provides. People leave their trash and have no respect. Lastly, I was told when I moved in that there would be garbage pick up and recycling. Neither of those things has happened. The renovations are shoddy as well. Super disappointed in this place.

Hello, and thank you for sharing your feedback with Grandview Apartments by Albion. We would like to take this opportunity to thank you for bringing your concerns to our attention and that we are happy the schedule accommodations we made with the plumbing contractor were to your satisfaction. We are very sorry to hear you’ve experienced concerns with the pool and the music. As a proactive measure, we sent out a notice to all residents regarding the pool policies, reminding them they are only permitted to have two guests with them. The music at the pool is controlled by our team and while we have not had any other complaints of other residents bringing their own music or it being excessive, we will be sure to keep a closer eye out on this, as we want everyone to enjoy the amenity spaces. Our community did originally intend to have valet trash and recycling, but these services, while still under consideration, have been unfortunately put on hold. We do apologize for the inconvenience and want to assure you our team is working diligently to improve our community for our current and future residents. We appreciate the patience everyone has shown during this time of growth and we hope sharing this information has helped. If there is anything more we can do for you, please, don’t hesitate to contact us at agvpropmgr@villagegreen.com or 614-486-0023. Thank you, Jill B., Property Manager
I wanted to stay positive about this place but it is an absolute nightmare. Don’t be fooled by the cute clubhouse and the pools. I’ve been living hear for about 6 months now and most of that time has been with MICE. The place is infested and the apartment complex is not helpful. It got to the point where I would call every week to have their exterminators come, every time they would say the problem would be solved but I would continue to have mice problems. I keep my apartment very clean and find mice droppings everywhere. My things have been chewed up by mice. The apartment complex acts like this is an isolated incident and they’ve never heard of mice problems here before, but I reached out to the girl who lived here before me, and she had the same problem and told the complex about it so that’s a lie. I looked up more reviews online, and other people have had the same problem. I have seen the mice with my own eyes, killed them in traps I bought, heard them scurrying under my fridge and dishwasher. It is horrible. As if the mice weren’t enough, the shower water doesn’t consistently stay hot. I tried to fill up a bath, and water started leaking from under the bath and from my bathroom wall on the ground!! I wish this place was as good as it seemed but I have never lived anywhere so dreadful!!
