Property Ratings at Grandview Summit Apartments
Do NOT stay here if you want your space and valuables respected. After reading other reviews I am not the first person this has happened to. After living here for 2 years an employee stole items out of our apartment (we were partially moved out but still under lease) and the apartment company took no responsibility. After discussion we were told to no longer talk to them and sent a notice from a lawyer. We have still, to this day, not received the money we were contractually promised to receive due to the apartment company’s neglect and employee THEFT. One item stolen, among many, was the gumball machine my husband proposed with. I do not know where this is, and will never have it back in my possession. If you’re reading this and have my gumball machine, I just want it back. Sincerely, a sad and sentimental wife.

I have lived at Grandview Summit since 2011. Through the years things have changed, however, the community is still a very safe, friendly vibrant apartment community. It is beautiful up here! We are tucked away from everything but still close to expressways, the airport, and downtown. The property managers are kind, helpful and fun. They do their best to make us happy. Our maintenance staff is top notch. Service issues are usually addressed within the hour. The community is safe and all buildings are secured access. We have beautiful sunrises and sunsets ...Who would not want to live here?

I have lived at Grandview Summit for a year and a half now and it was just ok when we moved in and has drastically gotten worse. Within our first 5 months of living there, our apartment not only flooded twice from neighboring hot water heaters going out, but the kitchen ceiling completely collapsed while we were out of town (due to the upstairs tenant's hot water heater). Management offered us no reimbursement for damage to our personal items or for our inconvenience. I have complained dozens of times about the inconsiderate neighbors above me. Their child runs from one end of the apartment to the other from 7am-midnight, or later, every single day. If I bang on the ceiling, the "adult" stomps back. There are numerous undriven cars, most having expired tags, just taking up much needed parking spaces. Every once in a while management will "tag" these cars, but nothing else happens. The tags eventually blow off and the cars remain in their spots. They allow people to park on the actual road, rather than in parking spots. I have a garage for one of my cars, but I have to be careful when backing out because they allow people to park in an illegal area, very close to my garage. I've have made several complaints about this also, but once again, nothing has been done. There are MANY college students who use these apartments as dorms, so expect lots of loud parties with alcohol and drugs. They claim to run background checks, however, there seems to be a lot of "not so good" people living there. The sheriff is always serving warrants in the complex. There is one small pool with a few lounge chairs that are always overcrowded. Spiders, roaches, and bed bugs have been a problem from day one. The appliances look like they're from the 1990s. For the amount of rent we pay, we should be living in luxury.
My family have lived here for a year and have enjoyed this complex very much. Really good neighbors and the staff has been great in the past. New management has taken over and now they are raising rent without giving 30 days notice, this is after we received a letter stating our rent will not go up after our lease expires and we can stay month to month. In the past I would rate this place a 5 but the last few days I am changing to a 1. New management is making this place like any other complex and what made this place different, they are destroying. Its all about making the $$$$ and not communicating with their tenants. I would not recommend moving here and this complex is emptying out quickly for a reason. This is why so many apartments are available.
We've been here a couple months now and enjoy the reliability and quiet of the development. We've placed a few service calls and they are always resolved incredibly quickly. You get good space for the value and we like all the closet space. Our one main frustration has been that the development seems way over capacity on parking. Strangely, some buildings have multiple handicapped spaces that often go unused, while I regularly see many cars overnight parked along the drives and side garage areas because every space is taken. Typically if you get home after 7pm any night, the odds are NOT good of getting a spot. Often I'll have to park two buildings over or make a spot somewhere.
I lived at Grandview Summit for a year and everything was perfect. Maintenance was always there to help no matter the time of day. When I moved in the fridge didn't work properly so brand new one was brought in the same day. The apartments are a bit pricy but they are worth it. I also added a garage for $75 extra a month which I desperately needed. Only reason I'm not giving them a perfect rating is the unnecessary utilities package you have to purchase. On top of the rent you have to pay $124.99 for gas, water, trash, sewage, and for some reason time warner cable. I really didn't want time warner but I had to get it. Internet is not included in the utilities package so you have to buy that separate which is another $65 a month. If they would get rid of the utilities package they would attract a lot more people.
We have moved into Grandview Summit Apartments after seeing then on apartments.com. The apartment is very clean, well maintained, and comfortable.
