Property Ratings at Grant Park
I’ve lived here for just over 6 months and in that time, I have: - had HUNDREDS of dollars worth of packages stolen (4 times in total) -a friend who stayed the night had their Tires stolen off their car on the street (the leasing office laughed when I told them it was my party who it happened to) -my neighbor has filed multiple noise complaints on me just for doing simple things because you can hear EVERYTHING (I’m a woman who lives alone with no pets, and I can’t even blame the neighbor with how poorly it is built- I can hear music and conversations from upstairs like they’re in my kitchen) There is claim that we have upped our security due to more car break-ins occurring, but all i have seen so far is an increase in theft, security issues, and unwelcomed guests in what is supposed to be a “luxury living area”. The location is great and it really is a nice area and relatively affordable for the downtown scene, but what is our money going towards if not making us feel comfortable in our own homes?
The new unit I moved into has been a mess since since last summer. Cars are always broken into (management’s excuse was that “crime has no zip code”), my packages have been stolen so now I have to send it to a friend’s place, there are cop cars around due to some sort of crime all the time, I’ve seen drunk drivers smash through road signs. It’s ridiculous that they keep increasing community fees and valet trash fees. I do not feel safe in this apartment.
Loved this property ! Short walk from short north and campus ! Property is extremely large great for bike rides or walks . Pet stations around the property are very convenient . Loved using and gym and pool !
DO NOT LIVE HERE!!! Grant Park is quite literally the worst experience I've ever had from an apartment. I've had nothing but problems since moving in in June 2022. I moved into a brand new unit and immediately had to call maintenance to have them fix the air conditioning, broken shelves in the closet, and not having a working mailbox key. It took over a month for me to get access to my mail. After living here for a few months, the electricity in the whole building failed due to an issue with faulty wiring. Everyone was forced to relocate to a new unit and I was offered a month of free rent. Even though I have a rent credit, the office keeps calling me telling me my rent is past due and my balance still does not reflect properly to this day. When I was showed the unit I'd be relocated to it was very dirty and I requested it to be cleaned before I move in. On moving day it was just as dirty and they insisted that someone cleaned it. I had to spend hours cleaning the apartment before I moved in. One week after relocating to the new unit, there was a small leak in the ceiling that left a stain. I told maintenance about it and they offered to just paint the ceiling with no concern as to why there was a leak. The next day, I wake up to a flooded living room because the sprinkler system was causing the leak. My couch was ruined. Maintenance promptly stopped the leak and cleaned up the water, but left a huge mess from cutting open the ceiling in multiple places. There was drywall debris everywhere. It took them a whole month to come and fix the ceiling and clean up the mess. I was left without a living room for the entire time. I contacted the office multiple times and was told they were waiting on new drywall. They did a terrible job with the drywall repair and it is a huge eyesore in the apartment. I've requested a rent credit for the inconvenience and have yet to receive a response from the manager. On top of all this, the property manager has changed so I've had to go through explaining all of this to them again. Whenever I call the office everyone is confused and has no idea what's going on. Just a terrible living experience all around and I can't wait until my lease up.
There are a few things you want in an apartment: security, decent management, and for your monthly home owners fee to go towards something decent. Well, you won't find those at Grant Park! *smile* While the inside of the apartment is nice, it is not a well functioning complex! Read below for more... There is no locker, so your packages WILL be stolen (if you don't do a signed drop-off). I personally had 4 items stolen within the last month :) They have "security" but it's really a company who's workers are sleeping in their PERSONAL vehicles and calling it "patrol." Mind you their cars are still on, talk about reducing CO2 Emissions... This complex is owned by 601W Companies (yes I'm naming names), a big company who doesn't seem to have time for smaller properties like this because we've had 3 management changes within the last year. And we don't get a heads up. There's valet trash, but they sometimes delay picking up trash so the breezeways smell and have flies (sometimes) around the doors. So I tried to throw my own trash away but the few dumpsters on the property are FULL to the brim! I mean trash bags in the grass surrounding the dump. Extra note(s): I thought living by train-tracks wouldn't be a big deal, but this route is busy! And the icing on the cake is that your car might be broken into, mines did and so did a few of my neighbors.
I’ve lived here for almost a year and have seen management change twice without any prior warning. The most recent transition of management is the most chaotic and unprofessional transition I could imagine. I have had multiple friends that live in the complex have their cars broken into and car parts stolen all while our “paid security” is on the premise. I’d honestly dare to say that the security is involved in the crime since I’ve seen the crime only increase since they started. As for the “amenities” you can’t even use them because the pool is needing drained because the city has to shut it down it’s so dirty, half the equipment in the tiny gym is broken and neighborhood kids are finding their way in even though they clearly don’t live in the complex. The “valet trash” pick up never actually gets picked up and so the apartment breezeways are constantly filed with flies due to the trash piling up around the halls and complex trash receptacles are constantly overflowing. The noise from the train is constantly blaring into the buildings at all hours of the day. The smell from the Rumpke facility is constantly blowing towards the complex as well. Overall don’t waste your money here.

Good afternoon! With the recent transition, we understand the frustration you may be going through for various reasons. We do want want to let you know that we have switched over security companies, we replaced all the cardio equipment in the gym, valet living has switched to a new manager with improvements in the service, and next year we plan on opening the pool for Memorial Day weekend and keeping it open until Labor Day weekend as intended! We would love for you to reconsider with the recent changes and invite you to come meet with us if you have any additional concerns! Thank you! Sydney Community Manager
Leasing agents are unprofessional and unhelpful. They don’t answer the phone, and management seems to be taking their sweet time with the ownership transition. Held $200 for a deposit for a week just to tell us they have nothing available, after attempting to contact them multiple times. Terrible.

Hello! We recently switched management companies, and have had all kinds of availability for you to choose from! We would love for you to come back and see what Grant Park has to offer! :) Thank you! Sydney Community Manager
The buildings are cheaply built if you value any level of peace reconsider moving here. Especially if you are a professional remote worker. You can hear EVERYTHING your neighbors are doing. Don’t even bother reporting the noise if it’s excessive you are left dealing with the issue on your own in the end. Not to mention the garbage dump adjacent to the property that is insanely loud and smells so disgusting in the summer you can’t enjoy the “outdoor” space. Even if the smell retreats the amenities are so overcrowded and obnoxiously loud you will never be able to use or enjoy them. The car break ins have gotten so bad there is quite literally a fresh pile or two of smashed in car window glass every morning in the parking lot. There is after hours security that they have recently “increased” due to the crime. As of today there seems to be brand new industrial flood lights to illuminate the ENTIRE parking lot. Do yourself a favor and consider the 1000’s of other options you have.

I have lived in this complex for several years now and have really enjoyed it up until the past several months when a new management company took over. They want nothing to do with addressing any concerns. From things like excessive noise to untouched parking lots and walkways in the winter, to security issues, just to name a few. To start, our neighbors are always partying no matter the day. The pool is a constant frat house and I can hear the noise from it in my bedroom 3 floors up on the complete opposite side of the building. But, instead of remedying that problem and enforcing the pool rules that they put in to place, it was recommended that we just transfer to a different unit. It’s been so bad that I considered moving but when it came down to it they didn’t actually have any new units to offer me until the summer was over. Parking has become inconvenient because although the spots have been numbered for some time now they have yet to actually assign them. Don’t even think about the parking lot being properly maintained when there are sheets of snow and ice. My car has been broken in to 5+ times and hot wired once. I’ve also had multiple packages stolen and they have done nothing to enforce stricter security even though this is a known and ongoing issue. The apartments are “luxury” and priced accordingly, but I feel like I’m living on a college campus. Please look elsewhere if you’re a working adult who wants a quiet and well maintained complex. I promise there are better options for the price. The location is great, but I can no longer tolerate the atmosphere and lack of concern for their residents.

Reading some of the reviews, I felt the need to give my opinion. This is my 3rd year living here and I truly have no complaints. The maintenance team is thoroughly helpful, my hot water heater broke and they came within hours and fixed it. And this was AFTER two years of living here, the ONLY maintenance call after two years, is pretty amazing. The winters can be rough but that’s Ohio for you, the parking lots have been slippery but putting down salt all the time when one minute it’s 50 and the next 20 is hard. When they plowed, it was frustrating but how else do you expect people to plow with cars still parked in the neighborhood? I had a package stolen once when I first moved in but it was from outside the leasing office that Amazon just left there. Perhaps I’ve been lucky but this place is nice, convenient and continuously growing. I’ve lived in terrible complexes so I wouldn’t write this if that was the case here.

Thank you for such an amazing review! Our team is happy that you have had such a great time in our community, and that our staff has provided you with such great personal service. We hope you stay with us for as long as possible. Please never hesitate to contact our office if you need any assistance, we are always ready to help!
This place is terrible. 1) they do not maintain their property at all. We had to walk through feet of snow and jump over snow banks in the parking lot because they didn't plow sufficiently. When they did plow they would plow in our cars and multiple people got stuck in the lots, had to get towed, or simply couldn't use their cars because they couldn't get out. They never put salt or sand down and the parking lot is an ice rink all winter long. I fell multiple times and I watched other people have bad falls in the lot as well. The package theft is unbelievable. I've had multiple packages stolen and I tell the complex every time and they say they will work on it and nothing is ever done. Cars get broken into consistently and they promised they would install more security lights many months ago and never did, and when questioned just said there was a delay and they will be doing it. They have no rules about off leash dogs so every time you leave your apartment you are bombarded by off leash dogs. We had a broken faucet and made multiple complaints and maintenance requests and every time they would come fix it and say "these faucets are the absolute worst and break constantly but the apartment won't let us buy new ones and replace them" so we lived with a faucet that sprayed water everywhere for months. Lastly, the office staff is rude, not trustworthy, and terrible at their jobs. They don't take into consideration anything you tell them and could care less about anyone living there. Good riddance to this place.

I went to office to give notice of my intention to terminate lease (on a month-to-month) at the beginning of august. jacob said he will keep a note of it. A trust worthy person would have said that I should send that in writing per lease policy. Every apartment I have lived in before will keep a note or give me a paper to sign. I asked him about that and he said I should not worry about it, that he will note it. Turns out I am suppose to give a written notice (and I blame myself for not knowing this). So now, I am stuck here, paying two extra month rent in a place i won't be living in. Note that Jacob told me that since it was 60 days, it will be till end of october. Jacob apparently lacks the ability to be honest or considerate to his tenants. They claim I could vacate early and if they find another tenant, they will deduct the rent. But how am i supposed to trust this? Trust is a very important component of tenant - landlord relationship.
I’ve lived here over a year and it’s June and the pool still isn’t open. The apartments blame the residents when they should have had it finished way before. All other apartment complexes have their pool open, so why couldn’t this apartment. You pay for amenities that you don’t even get to use.
