I want to make sure to leave this review for anyone researching this apartment that might have mobility issues. We have been here under a year and the elevator has been out of order several times, each time lasting several days. The frequency and length of these issues could be a serious impact if you are unable to use stairs. In a community that does see a large number of issues, my biggest concern is the lack of communication. There was an issue a few months back where several storage units were broken into and there was never anything sent out to inform tenants (the office had brought in painters for the hallways/doors and painters left storage unit doors open to dry for several hours. Not the brightest move in this area). I was told by management that it would be a liability issue for them to have sent communication out about it. More recently there was an incident just a couple months ago where someone had their car stolen at knife point (in the “secure” lot) and once again, nothing sent out to inform tenants which feels like a serious safety issue to me. Not receiving updates around incidents like this does make it feel like management cares more about mitigating feedback from frustrated tenants than the actual safety of human beings. I have seen some improvement in communication in the last couple months, but I still get my most timely/pertinent updates from other tenants. My interactions with staff have been good and I trust office staff does their best considering the limitations of their leadership/Avenue5. The actual apartments are great. We’re in a 2 bedroom and have lots of counter space in the kitchen and the appliances all work well. The main areas in the bedrooms as well as above the living room did not come with light fixtures which was interesting to see in a new construction building. But we installed lights with fans that help do a good job with air circulation in the summer. The Bluetooth stuff (like being able to control your lights/outlets through your phone) that was promoted on website and during tours does not work and is never going to so be weary of that. Community facilities are nice and mostly well kept. Overall, it’s what you would expect for a new construction apartment in Portland located off a freeway that’s managed by a big company that lacks personal touch. Adjust your expectations based on that criteria and you’ll do just fine here.
I've lived here for over 4 years because it was across the street from my work and I just recently moved out. New management is terrible, especially compared to the previous property manager who was incredibly accommodating, far less condescending and didn't hit you with tons of random move out charges. Safety safety safety! There is none! Check their Facebook page/Community forums on their own site and you will see that there a ton of break-ins in the paid parking spots, houseless people using in the building/at entrances and wandering the hallways at times and tons of bikes stolen off property. That being said, the office assistants, maintenance and security guards are all kind and helpful, but it certainly doesn't make it worth all of the other problems in and around the apartment complex.

Please know that the area is not safe. I have had my car stolen and on another occasion broken into in the gated/secure parking lot (paying $150 a month to park). In addition, there is only one working camera in this secure parking area. Management is difficult in every way possible. Location is the only plus.

We have an afterhours courtesy patrol unit 7 nights a week and if you know of the dates and perhaps windows of times this occurred, it is possible to review information from the onsite officer at that time to get more information to you that could lead to the recovery of your property. Further, we would highly encourage you to contact your renter's insurance to make a claim. Please have your agent contact our office and we will gladly provide them with any further information they would need to process your claim.
Grant Park's location is great! You're within walking distance of multiple stores. The only thing that could use some improvements is street parking.

Everything is excellent here at Grant Park Village. The staff, the maintenance, the overall sanity of the place. Need to work up a better solution to package delivery. I don't know what I'm going to do if I need to order something. The only item I ordered to be delivered here was returned because the delivery person couldn't access the package room. Upon re-ordering, the item was delivered but thrown into a pile of packages on the floor. It was only a small item so the manager and I had to search through the pile for this one small item. Terrible! Needs a fix!

I thought I would review Grant Park Village and it’s employees. I have lived at Grant Park for almost two years. Mike, Eddie, Kyron, MJ, Hiroko, Atsushi, Calum and Katie all work at the community. Office workers have all be nice and exceptional to me. Katie is literally the most kind, professional and caring apartment manger I have ever met. Calum fixed my AC! I consider myself a high maintenance resident because I am not afraid to ask for help. Whenever I ask for help I am met with the kindest treatment. My maintenance needs are met promptly and the office personal go put of their way to help me with whatever I need. I’m please with my apartment space it’s a beautiful unit. I would recommend Grant Park Village to you if you want a nice place to live. They give me a real sense of family here at GPV. If you do decide to rent at Grant Park please feel free to come by and see me. Good luck.

This is the most best managed apt complex ever. Have one complaint: need to improve package receipt system - item was returned becuz Amazon couldnt access mailroom. Upon re-order, Amazon was able to get to the mailroom and left the package on the piles of packages on the floor. My previous complex had a very nice hub where every delivery went into a compartment and a code was sent by email to access.

I love living at Grant Park Village. I've been here for almost 2 years and I don't really have any complaints. The staff are always available and always there. Maintenance comes really quickly. Grant Park Village handles concerns really quickly as well. Very safe because you need key fobs to get in and to use the elevator. They also have security roaming the area all night long. I don't see myself leaving Grant Park Village any time soon.

I enjoy so many things about my living experience here, the location is perfect, I feel safe and taken care of. The office staff is easy to talk to, they answered any questions I had and gave me a thorough tour of the building. It smelled, felt and looked clean when I got the tour and it still does. I see house keepers leaving or arriving often. The elevator smells neutral. The trash shute doesn't smell. The apartments are new and cute, the kitchen backdrop is beautiful and they chose darker wood cabinet as opposed to those awful yellow wood cabinets that a lot of apartments use. Overall I am very happy with my experience so far.

The location can't be beat. We are near some amazing restaurants, pubs, public transportation (bus and Max), parks, schools, shopping, the freeway and other main roads. Having New Seasons and Freddy's so close is a savior sometimes.

Working from home during a pandemic has made me realize how much I enjoy calling Grant Park Village home. I love being able to look out the big windows while I work, and the A/C has been a life saver this summer, especially with the smoke from all the fires. This is a great place to live. I moved in over a year ago (September 2018) and all of my experiences have been positive. The entire leasing staff and office staff are very friendly. They each stop whatever they’re doing whenever I have questions or concerns, and they’re all eager to help resolve problems. The property manager is on the ball, readily accessible, very prompt to respond, and addresses issues in a very timely manner. Maintenance guys are highly skilled and quick to respond. Mike has been here during the construction of my building and he seems to know this place inside and out. Each of my problems were addressed either the same day or within 24 hours. I’ve never heard of a maintenance crew this responsive. The cleaning crew is exceptionally meticulous. They clean this place so thoroughly that it still looks like a brand new building. I really value the strong sense of community here. The leasing manager arranges social events every month which gives us many opportunities to meet our neighbors and feel connected. I’m so glad that I moved in before reading so many old, negative reviews. Too bad poor reviews don’t drop off after problems are resolved. This truly is a great place to live! *I just signed a long term lease because living here has far exceeded my expectations and I want to secure my space here for as long as I am able.

I looked at several apartment complexes around Portland before deciding on Grant Park. I am so glad that I did. They are extremely pet friendly and you can't beat the rent prices. The location is wonderful. I love having Fred Meyer.New Seasons, Mud Bay and Trader Joe's near by. Plus, there are plenty of good places to eat all within walking distance. When I moved into my unit, it didn't look like anyone had ever lived there. It was clean and practically spotless. My favorite part about living here is the fact the people in the leasing office are incredible. They are always there to answer any questions and to give lots of love and treats to my dog. I know I love living here and so does my dog. It's the perfect fit for us. I can't wait until the new building opens to see what other amenities are in store.

If you're thinking about moving into Grant Park Village I would suggest you look elsewhere. My wife and I lived at Grant Park for 1.5 years and only once we moved out, did we realize how bad the living environment there was. We experienced 5 or so fire alarms evacuating all the buildings in the complex at 3 or 4 am and a number of others during the daylight hours. There was a significant increase in vandalism in community areas and increasing level of thefts over the time we lived there. If you liked dorm room style living at college with people climbing on the roof in the night, drug addicts accessing the stairwells for a sheltered place to get high then maybe this is the place for you. There was an large turnover rate with leasing office staff, which to us was an indication that this was not a good place to be around. The management was slow to react to issues, had poor handover procedures when staff left and we found that we had to re communicate information to several people before something was done. In addition to the staff turnover, the property management company changed as well, creating even more problems rather than solutions to the degrading living conditions. The main office manager seemed to be the only helpful person who was able tend to renters needs and maintenance requests in a timely fashion. Overall our experience in this apartment complex was a negative one and I think there are better apartments and houses on the market in a similar price range.

Constant power outages and fire alarms. Lots of noise pollution. Vandalism and theft in the lounge and parking. They failed to replace the hallway carpets 30 days after a false fire alarm (probably their 'smart' system flipping a bit) triggered sprinklers that flooded the whole floor. The single elevator servicing the whole building is the slowest that I've ever experienced my whole life Parking is not free. Living next to a busy street and freeway causes dementia.

I do not recommend moving here. We moved in last June and in that time, they’ve erected a locked fence on the far side of building, essentially making the sidewalk on the West side of the complex inaccessible. Not only that, but we’ve experienced about 17 false fire alarms since we’ve resided here. In that time, only 1 was an actual fire related incident, while a handful of others were due to trucks hitting water mains and activating the alarms. In either case, the 17 alarms are not only excessive, but an extreme safety risk. We have folks in our family with hearing disabilities and these alarms send us to the doctor nearly every time. On top of this, the complex claims to be a pet friendly residence, but how on earth can I feel safe leaving my dog at home if they’re subjected to alarms that I’m not registering since I’m at work. The 17 alarm incidents I reference here are only the ones I’ve actually been present for. I get that the management team cannot do much. But the alarms are completely destabilizing to our lives. I fear we made a grave mistake by renewing our lease a few months ago. Do not move here.

Yes, you are correct the alarms did sound in July due to an actual apartment fire and a truck running into the sprinkler systems. For the safety of our residents, retail employees and customers the alarms can me loud so every one can hear and evacuate safely. We are so happy that no one was injured in any of these incidents and everyone was able to get out safely. Grant Park Village is in a great NE Portland location - walking distance to numerous grocery stores, dog parks, and restaurants. The buildings are new and so the apartments themselves are clean, well-lit and have great appliances and flooring. There's also a beautiful courtyard with a BBQ for all of the residents to share, which is a nice addition to the building. The problems with this building have to do with parking and the people working there. There is a parking lot that residents can pay for, but it's very expensive and I just can't bring myself to pay that much for parking in Portland! The employees of the building don't seem particularly motivated in going out of their way to help the residents - moving in was a challenge for us, since the person on duty that day couldn't be bothered to help us navigate the buildings and find the best way to bring our belongings in. However, we are happy with the location and the cleanliness of the building, so we'll be staying for awhile.

We moved into Grant Park Village Apartments in December 2014 among the first residents. The leasing and building staff were extremely welcoming. We rented a 2-bedroom garden apartment with a nice patio and great appointments and new eco-appliances. The greatest thing is that we have a gourmet supermarket, New Seasons Market, right downstairs which has the best food & fruit imaginable! The neighborhood has several great restaurants within walking distance and public transportation is right outside the door!
