Property Ratings at Gravois Ridge Townhome Apartments
I lived here for 3 years. At first I liked living here but once covid hit, it was a different story. These townhomes may seem nice on the outside, but they are way over priced and the management is terrible. The good (not many) -My unit had outdoor storage, I loved that -Love the open floor plan -I loved the bowl sinks in my unit -I love the walk-in closets, very spacious -The workout room is nice -The pool is large for a complex -Started recycling, did not do this when I first moved in -Office lets you have cameras The bad (there is a lot) -live next to trailer parks and they break into property often. Management cut back on security as a result -Multiple car break ins while I lived there -Packages stolen off porches constantly (highly recommend getting a camera) -Made everyone start paying for valet trash when all they do is take it to the dumpster on site -Cost $100 for trash and water and they keep upping it -Trash compactor gets very full and overflows onto parking lot -recycle dumpster is always overflowing and never has enough room -They do not spray for bugs unless you nag them multiple times -Every year they upped my rent a lot -When it snows, they do not plow or shovel the parking lot (people at the bottom of the hill have a hard time getting out of the complex) -Close pool for cleaning on Mondays yet it never looks clean -The owner is rude and has an attitude -Office staff is snippy and rude -Can't keep office staff -My unit was very dirty when I moved in -The floors in my unit are covered in paint splatters -The handles to the stairs have paint all over them. They did not do a good job painting between people -The maintenance is very busy and takes a long time to get to you -Office is not open on the weekends -Office hours are from 9-5, very inconvenient for most people who work normal jobs
I would encourage anyone considering moving into these Townhomes to be very careful. I paid a $600 fee to hold a Townhome under the understanding that I was only risking the application fee, period, and that if something happened I would receive the deposit back minus the application fee. When my plans to move to the area fell through suddenly I was told because I had been assigned an address they would not refund my deposit - no exceptions. I was then told that I knew about this when I made my deposit - also not true as I was rushed to make the deposit prior to filling out the application and receiving an approval. The leasing person at the complex is unreachable and she makes the staff make her phone calls telling people they won't get their money back - hiding behind them. Times are tough for many and moving is stressful and expensive - especially when you have to make a last minute change. If this is how they treat people applying to live here - I can't imagine how they treat their residents. They truly don't care.
This would be the worst community that I have rented till now. They promised me a clean and nice apartment, and they gave an uncleaned apartment and even the holes in the door was not fixed. By looking the conditions and maintenance of the apartment. I decided not to move into the apartment. It was their mistake not providing me the apartment they promised and they were not even refunding my deposit. I would strongly recommend not to rent from this community. They charged $50 for washer and dryer and installed one that is worst than a coin laundry.
Gravois Ridge Townhomes is by far the best place I have ever lived. The homes are very comfortable and the rooms are the perfect size. The office tenants are super nice. The maintenance and grounds team is top notch, and did I mention the amazing pool that they have? They have an awesome gym and workout area. I can go 24/7 if I want too. If I was to suggest any place to rent a townhome it would definitely have to be Gravois Ridge Townhomes.
This place was a great place to live until the new management and maintenance department came. Now it is rules after rules after rules. Kids can't do this and kids can't do that. They state no skateboarding due to noise and then when called on that they changed it to insurance purposes. Let me tell you about your future neighbors. They will take videos and pictures of your kids to report them to management. They do not follow the rules but expect you and your kids to follow every rule. When talking with management they tell you that they have evidence of rule breaking but will not show you any due to the owners of the property not letting them. So basically you have to hope they have the right family. There are many residents that have been there a very long time that seem to run the show. Management will bend over backwards for them. They want you to let them know if you are renewing your lease but they don't tell you until it is to late to find a new home that your rent has drastically increased with no improvements to the property. Stay away! They look great in pictures but will drive you crazy with all the rules. Get ready to have someone dictate how you live and raise your children
If you are looking for a place to call home then look no further. I lived here for several years and the staff was great to work with. They addressed every issue you may have and attempted to find satisfactory resolution that is fair for everyone. The amenities were fantastic and the location is centralized. Just a nice, quiet community to be a part of. I highly suggest living here. -Anthony
