Property Ratings at Graymere
I figured I would provide a review as someone living in these units in 2023 as several other reviews are from 6+ years ago. To begin, these units look NOTHING like what they show you in their pictures. To start we rented what we believed to be an "updated unit." We toured a unit that was fully updated, with nice lighting, new paint, appliances, etc. What we received was very far from that. Upon a move-in day, we showed up to a unit that had a sickening smell of cigarette smoke. The cabinetry looked like it had seen war, with water damage, peeling paint, and countertops that are similar to the ones in the picture, but were all cut up. It looks like they took VERY old cabinets and threw new doors on them. In addition to this, we had several gashes in the linoleum, and the carpets were disgusting. The walls are poorly painted with clear paint lines (they missed ALL the corners) and it appears the walls were quite damaged by the previous tenants and they just patched it up. There is much more than this, but let's get into the "community." The management team and maintenance are nice enough, they do try to fix what they can, but this place needs a full overhaul if they want to make it worth the extremely high price they are charging. The parking situation is abysmal, a vast majority of the time I need to park on the other side of the complex and walk several hundred feet to get into my unit. As a result of this, people have taken to parking on the side of the roads within the complex. Several of the tenants of this place are of the "shady" variety and are constantly having people come and go at all hours of the day/night. We have had issues with people fighting outside our unit, people puking right outside our unit, and cops coming to the apartments on a couple of occasions. The walls are paper thin (as well as the floors) so residual noise is absolutely absurd. In closing, if you are looking at moving into this place PLEASE be sure you see the actual unit you are moving into. Do not let them show you the demo unit, it is a very poor representation of what you actually get. They try to lure you in with the very nice pool, gym, and dog park but it is all a diversion for what you actually get. I had high hopes moving in here but I have only found frustration and regret.
Been living in this wonderful community for 2months now. Very clean, peaceful, and great for smaller children. The rent is not affordable, but God makes a way of no way right!.

Graymere Apartments is the gem of Columbia, TN. The city has a small town feel with all the amenities of the big city close by. However, one of the downsides of small town living is the limited quality residences in the area. If you're one need of a fantastic apartment with great amenities and makes you feel safe, look no further than Graymere. As a single woman moving to a new city, safety was a key component for me when looking for an apartment. Graymere totally delivers! The staff is amazing and my neighbors are super friendly! The prices are a bit steep but you DEFINITLEY get what you pay for! I'm so glad I found my home here at Graymere!

Too high for the space and the age of the apartment. These apartments has rats and roaches with very rude managements. Someone has been shot and killed in the apartment while relaxing and enjoying company when all of a sudden they were shot and killed instantly. Flooding from other attached apartment has flooded into other people's apartment only to be told that they- the owner and manager- was not responsible for the old and broken down water heater for the above apartment. Cold hearted and ugly is the management team. They would only trim the front head bushes and leave the very back bushes untrimmed . I witness a loyal client trimming her own head bushes. She said that she had reported it to the manager and they told her they would get to it when they could. Yet her rent never changed nor was she reimbursted for the purchase of her cutting shears. They show you only one model and in that model there is a fireplace. I paid first rent and deposit only then was I told that I would not be receiving a fireplace. The apartment had been sprayed so heavily that I could smell the bug spray outside. Poor quality and too high.

These accusations are absolutely untrue. Maybe this tenant has us confused with another community. We have NEVER had anyone shot, nor do tenants ever have to trim their own bushes and the model that is shown DOES NOT have a fireplace.
Graymere apartments look pretty nice from the outside but the apartments themselves have outdated carpet, cabinetry and fixtures. The model they show you is nothing like what you'll get. The worst part is that managment is on their way out and just doesn't care anymore. I pay almost $900 a month for a 2 bedroom (with the extra water fee they tack on after they quote you a price for the apartment & mandatory liability insurance you are forced to take out). That's high for Columbia TN. People regularly throw their trash bags outside there door and they sit there all day in the breezeway. People throw trash and cigarette butts everywhere. The grounds staff don't pick up cigarette butts or trash so they sit there. I would guess I walked past 50 cigarette butts on my way to my vehicle this morning. Towels and clothes are hung over balconies. All of these are violations that they do not enforce and they do not make any real attempts to make people clean up after themselves.. I have neighbors who regularly hoop and holler on their porch until 1 am on weeknights when I have to get up to work in the morning and can clealy hear it in my bedroom. Again, managment says they'll talk to them but nothing changes. I pay way too much to deal with all this mess. I'm looking for somewhere else to live.
