I’ve been in Grayson Park Estates almost five years now. I initially moved here so that my son could attend to Grayson high school. Although he’s graduated two years now and has started his path, I remain in Grayson Park Estates. Mostly because of the friendliness, the peaceful environment and the great team. Recently, the team has moved on two different properties but one person that has been so helpful over the years even during the difficult times that Covid brought has been Dionne . She has always been a phone call away and extremely helpful in all matters.

Grayson park estates apartment is great place to live, community is nice and the office staff are amazing and helpful. Everyone has an amazing heart stay by the office and rent your next apartment here your going to love it here
Grayson Park Estates is a wonderful place to live. This is a quiet community and very clean. Whenever you encounter a maintenance issue, the problems are immediately taken care of. The office staff is extremely professional and caring. If there any way they can assist your needs, they go over and beyond to assist. My daughter became ill which caused a hardship on my family. Dionne took the time to listen to my concerns and issues and was extremely understanding. I understand that the office staff is not the owner of the apartment complex, but when you are going through something having an awesome management team really helps. Keep up the Awesome customer service!!!!
I just want to say if you are thinking about moving to Grayson park estates think again. I want to start by saying this is my first time ever writing a review on the internet. This is by far the worst experience I’ve ever had with a place of living. My ac was out for the past two weeks, with temps reaching 87 degrees. They went through temporarily fixing it and refusing to call someone out. After a full week someone was called, actually three companies and they went with a “previous maintenance manager” to fix it which he finally came out yesterday and said it would be working. Finally I think it’s fixed today after them searching for the cheapest person to do a quote. My son and I have eaten out for the past 11 days slept on a “model home bed that they offered us after almost a week with no a/c not to mention it was set on a timer for the first few days where we had no power after 9pm until 9am. The manager decided to compensate me with a portable ac unit that blows out hot air, she also gave me a $50 gift card to Kroger after begging for compensation.. I even showed pics of how most of my food went bad from the heat getting into the fridge. My sons piñata is full of melted candy for his birthday! One night I was actually checking on him bc it was so hot in our apartment. This is the second horrible case I’ve dealt with #1 was being told by neighbors drug dealers lived in my apartment previously and they would not come to do anything for about a month to treat the strong smell of marijuana which everyone smelled and asked if I had been smoking right when walking in as a visitor. I know people will have positive and negative things to say to me about this post but I would love to spread my opinion and peace of mind. If this situation was handled properly this wouldn’t be happening! Can not wait to move out of here. What a miserable two weeks. Please share!!!
I was a potential tenant from Iowa My very first conversation was with “Tonya” not sure that is her name( I called 11.11.17) I started with the typical questions She asked me multiple times if I could afford that much money. I’m sorry do you even know my occupation..... I inquired about the yearly rent increase. She was beyond rude in NOT answering the question. I have called 20 housing communities and every call was answered with great enthusiasm and excitement. And every questioned answered to the fullest extent of their ability. Grayson Park Estates you may want to investigate your leasing agents a little better. You just lost my corporate family and I will definitely be sure to let others coming to the area of my terrible experience. I was even willing to look beyond your horrible reviews. Clean up your staff and you may get some good quality tenants.

I am sorry you felt that our leasing agent was rude. However, when it comes to being able to discuss rent increases she was correct in not being to answer that question. Our rents come from a rent management system. They can change daily. We don't generate renewal rates until 75 days before the leases expire. Therefore, she wouldn't be able to give you an honest answer about what a renewal rate would be. Grayson Park Estates prides our selves on great, friendly customer service so my apologies your experience didn't reflect that.
These apartments were taken over by a new management firm a year or so ago. The "Upside" - The entire complex was cleaned and painted, the units look good. Many problem areas corrected and the parking areas were sealed and new lines painted etc. Looking good. The "Downside", since they've taken over my rent has increased the last two years in a pretty high manor. I acknowledge it's certainly NOT a 'renter's market' but it has escalated pretty hard considering the economy isn't supporting raises yet. Other areas that have fallen down since the change over - the maintenance takes a great deal longer than the previous crew - I've had to call more than 3 times several times in order to get serious issues looked at. The gym is exactly as the picture depicts, it doesn't depict though that the A/C has been broken all summer without repair and that the gym averages between 84 and 94 degrees in the summer heat. I can only imagine the winter situation since the entire unit is down. The pool is nice, although the Jacuzzi has also been broken for months and a nice algae grows where the water remains. Not sure why they haven't simply drained it. The pool bathrooms are often broken with areas closed for use. The units are fairly generous sized compared to new apartments in the area, although they are outdated. I have 'heard" that they are remodeling units now as they are vacated, and that maintenance is doing it alone, hence the maintenance delays. I have not seen any of the "new units but hear they are fairly nice. The A/C Heating system is a bit of a headache and often leaks but they have decided to keep them and repair them as needed. My neighbor's above leaked and put water into my wall - they have not done anything about it in the 9 months since the spill and mold is appearing. The "Gated" entrance/exits rarely work, and over the last 8 months they've been broken more often than not (Generally up to three weeks out of each month and sometimes all month). This explains the often exaggerated traffic and 'visitors' the areas of the complex during the day when few people are around. Since the new management, the cops have moved out since they aren't given a discount any longer - there was a time when there were 15 or 20 cops living here, those days are long gone. I won't be staying when my leased expires in November, too many newer, less expensive and safer places in the area. Overall? "Meh", it's not terrible, but there's more available for less out there.
These apartments use to be higher quality. When the new owners took over I have found the quality of service has declined as well. The maintenance crew has changed and are now used for upgrading apartments as they become empty. This causes them to not be available to other types of maintenance needed in a timely manner. I have not seen the new upgrades to the apartments but if they are what the "office staff" says they are then they should look nice. Just haven't seen it for myself. The hot tub (which I would not use anyway) is completely filled with algae and neglected. They should fill it in as it is an eye sore and not usable. The gym on site has decent equipment, however the air does not work so when we go we have to open windows and hope a breeze might flow through. The Gym temperature runs between 84f and 94f in the summer. It is a gated community but the gates are broken often. They have dog bag stations for picking up after our pets. They run out of bags and it takes weeks and many calls to get refills. In the meantime people don't clean up after their pets and it is like a mine field for children to play. When my lease is up I will not be renewing.
I have lived in this apartment for a little less than a year and it has been a wonderful experience. The property management takes pride in the appearance of the grounds with landscaping crews coming by once or twice a week to maintain the grounds. As well as the maintaince crew keeping the amenities in beautiful working condition and making sure work ordered are handled within 48 hours for non-emergency issues. Emergency issues are answered as immediately as possible. This complex is safe and friendly for everyone in any stage of life. We have college kids to families to the elderly who live here and there are no issues with hit and runs, thefts or burglary let alone anything more serious. No matter the time of day I can walk around and feel safe. Overall it is a wonderful place to live and I recommend it for anyone looking for a safe and convenient place to live.

Grayson Park Estates has been an incredible place to live. It's clean, comfortable, and I always feel safe. The amenities are a huge plus and always keep me busy :) Couldn't ask for a better place to call home.
