If you love to shop, you’ll love living in Arboretum. At the heart of this neighborhood, you’ll find The Arboretum, a popular shopping destination located off Highway 183 in north Austin. Property Ratings at Great Hills
They lied to us to get us to move in, claiming they had a spot underneath a long-time resident who is a non-smoker I had told them keeping windows open in Spring/Fall without smelling smoke is important to me). Actually I was underneath a porch-chain-smoker. Very first day in the apt the A/C failed. Maintenance was upset at me that I called them after hours, even though it was the summer. Maintenance generally has barely been competent ever since their lead guy took another job a few months after we moved in. E.g. I worked from home and often have to be on the phone with clients and have a kid who stays at home also, yet at one point was forced to work out of my living room for a month because the electricity went out in the office and they couldn't figure out how to fix it. They refuse to let people drop off packages at the leasing office like every other placed I've lived has allowed, so we've had to tell people flat-out do not ship up things by USPS, because they'll end up back at the post office where lines are 1-2 hours long, all b/c Great Hills Apts forbids USPS to leave things right there. There is insufficient coverage over the front porch, so whenever the rain comes down at any angle, it gets in the front door when we go in and out. It took them nearly a year to get rid of wasps that were on our porch, with the excuse that "we're near the woods, so there's always going to be bugs". I ended up having to repeatedly spend money on sprays to deal with them myself b/c the complex simply wouldn't take it seriously. Then they let a nest go untreated right by the entrance to the front door of the leasing office and the mail room - I got stung by one while minding my own business. Only once it stung one of their own did they deal with it. Many trees at the complex are leaning at a dangerous 30-50 angle with the ground, so every winter they come down and damage cars (and one nearly injured a person), but despite multiple complaints they have chosen not to be proactive about these - because they know they won't be held legally responsible for it. After we had already signed our agreements, they changed the deal, cancelling our contract with our internet provider against our will, and giving us a worse deal that forced us to pay for cable we didn't want or use, and then forcing us to pay $25 a month (i.e. de facto raising rent without having to report it in their rent price) for "valet trash" that we don't use b/c the dumpster is a 20 foot walk away.

I am so very happy to finally move to Great Hills. The first time, I visited the property I fell in love. It is located on the beltway, very quiet and so beautifully maintained. Yvette Shafe, my leasing consultant has been truly awesome. Her professionalism and knowledge of human nature is extraordinary. By asking the right questions, she knew what I wanted and was able to deliver the right apartment. Then, she made the application process so painless. All the paperwork was done and everything required was dealt with weeks before moving day. I picked up my keys, finally walked into the apartment I plan to make my home for a long time and was happy to see that the maintenance crew did a great job getting it ready for me. Great management! I have worked with many apartments and have had the best experience here by far from application process to move-in with Great Hills. Yvette, the leasing consultant, has been an absolute joy to work with. The unit has a gorgeous view of the woods which I am so excited about and is in a great location of Austin. It was my first apartment after graduating college. I chose it as it was the cheapest in the area and a 5-8 minute drive to work. With it being the cheapest, my appliances are very outdated. I just looked at the pictures, and my stove and fridge do not look like that. My stove looks to be from the 90's and my unit did not come with a microwave as it shows in the pictures. My dishwasher has not worked at all since I moved in. I have emailed them and placed a work order for it but it never got looked at. I just gave up and will be moving to something bigger and better in August. My sqft was only 499, but you get what you pay for I guess. Note: if you are ok with outdated appliances and want something cheap, or are just starting out, this would be a good first apartment but do not recommend staying more than one year.

While I lived here, I was robbed at gun point at my front door. I requested additional security and the office would not comply. They first said that cameras at the entrances were too expensive, then said cameras would create a false sense of security. Well, I had zero sense of security. There is very little light along the green belt where people can easily hide. The staff later sent out a letter for tips on how to be safe, that made it seem like I could have prevented the crime. When the cops came, they said they had been in my exact unit 2 years before (not the murders other people have referenced). You pay a ton of money in fees to move in (especially if you have a pet), but none of it is returnable or covers damages. The maintenance staff was generally helpful.

This is an older complex, and it shows. For example, I have to run the water for at least 2 minutes before it gets hot. However, the grounds are fairly well-maintained, it's near all kinds of shopping and restaurants in the Arboretum area, and it has lots of trees and greenery. The rent has gone up by almost $400 a month in the 5 years I've lived here. Right now maintenance is backed up trying to fix all the failing air conditioner units, so I've been waiting almost a month for some of my apartment problems to be addressed.

This place has it all: beautiful scenery: wooded area right behind property wildlife: deer, birds, frogs pet friendly: dog park (everyone seems to have a dog) quiet, friendly neighbors and staff 10 minute walk to many businesses along with all the other great amenities, what more could you want?
