Property Ratings at Greenbriar Park
I've had several issues with this apartment complex, especially with the leasing staff. They blamed me for a paperwork issue that they caused and charged me for days that I was not living there. They sent a bill straight to collections even though I never received the bill a year and a half after moving out of the apartment, and they could have just used the deposit to pay for the bill. Multiple car break-ins including my roommate's car, and to top it off, MICE living rent-free in our apartment, and we had to take care of the issue ourselves. So DO NOT choose this apartment unless you want issues and a very unpleasant living situation.
If you don’t want to find yourself in a nightmare, please don’t choose this place. I found the leasing agents to be cold and aloof and the signing the lease process arduous and exhausting. The worst part about everything was the condition of the apartment upon move in: It was so disgusting that it made my skin crawl. The floors were coated with a thick film of dust and grime that frantically swiffering for multiple hours didn’t even make a dent in. And arguably the worst part about the situation was that management didn’t care. I sent them multiple pictures and called multiple times but nobody got back to me until many days later. Another awful thing was the train noise. It is intolerable. It runs pretty much the entire day. Bottom line, the place was filthy and management doesn’t care. I moved out as soon as I could. Please don’t let yourself get stuck in such a situation as this. I don’t know how people live here.
The location is amazing, walking distance from the light rail. The apartments are ok. Most of the maintenance issues were resolved, except the A/C which they repaired the unit instead of replacing it altogether. Broken into once in the parking garage, park outside if you can. I spent four years of my life here and it served its purpose.
This place has been my home for almost 4 years and I wouldn't choose to live in another place. Rene has been always so helpful that I didn't hesitate to take my 3-day long board exam which was administered remotely in my apartment without any disruptions. Thank you!!
The Greenbriar has been my home for 2 years now, and I am currently moving out do to gradual increases in my rent. Last year it was $150 and they did small cosmetic changes and this year they increased it by and additional $200. I also had a rental car and they attempted to charge me $75 to get a decal while my car was in the shop, I left a note on my car and hung my reserved parking decal on it to avoid issues w/ towing. If you want a reserved spot (which you will likely) you will pay a monthly fee just so you know. I mostly enjoyed my apartment but am leaving b/c I'm sure I can get more modern finishes for what they are increasing the rent to here. Also request to live on the side by the Bayou, not as many break-ins and the train won't be so loud. Luckily my building didn't have pest issues. I'd be staying if they honored that I've been a great tenant paying my rent consistently on time (i.e. not increasing my rent significantly), but that doesn't seem to matter.
To avoid a lengthy post that no one will read I'll just post the three major categories of issues: 1. The unites are kinda crappy and poor;y constructed, maintained, and cleaned. My dish washer has never worked despite repair requests, yellow water leaks from the AC unit over the shower and stained the bath tub, and there's permanent goo/splotches/etc in the bathroom and kitchen. 2. They charged me a $100 fee DURING A GLOBAL PANDEMIC for being a few days late on rent because my employer's business lady was out sick. I've never been on the train of speaking about how selfish/heartless landlords are until that moment. 3. I had to re-sign because my lease ended right when I was leaving the state for the bar exam and they made the process really difficult.
This is one of the unsafest complexes I've ever known. My classmates and I all got burglaries in this complex and lost more than $3000 personal belongings. Since then, burglaries never stop happening in this apartment complex, referring to the Crime Spot APP. Recently my neighbor and I have been having severe pest infestations in our apartments, which has been causing unfavorable allergy symptoms on all of us. The leasing office has been dragging their feet and refusing to cover our hotel cost although our apartments are inhabitant anymore. We together DO NOT recommend this place at all.
I just moved in here and have placed multiple work orders with my original move in check list. None of them have been completed and it has been 18 days, wasp nest, literally holes in the balcony doors and a crack in the Microwave to name a few. The air conditioning in my place does not cool and has been around 89 degrees. I place a emergency work order because as I cannot sleep with the heat and they said none of their technicians are picking up the phone. Please do not move here, and learn from my mistake. If I could give them no stars I would.
Horrible management, overpriced everything and they WILL take your money when you move out. AND you will move out after your first lease b/c they will jack your rent in order to keep you due to their shady customer retention tactics. We moved in and there was paint on the floor, out dated appliances, mold on the windows, and pathetic looking carpet. This was an upgraded unit that we paid extra for every month!! The cheap granite counter tops cracked and broke, our dishwasher wasn't installed properly and while we were there they threw new paint on EVERYTHING so that they could increase rent again. FIND somewhere else to live in Houston!
Great location: can walk to the Med Center, short drive to Rice Village, and easy access to public transportation and major highways. There is a lap pool and a leisure pool: both are very clean and well-maintained with lounge chairs and tables. Gym is well-equipped and not too busy. A parking garage is on one end of the complex if you want shade from the Texas sun. The new management is fantastic and friendly: maintenance requests are taken care of within 48 hours, they accept delivery of packages, and there is convenient online rent pay. A lot of construction in the complex right now, but the management is always very communicative and helpful regarding where/when.
Good apartments for people commuting to medical center area. Doctors and students. Walkable distance to metro rail. Rents are high. The new mgmt has increased the rents close to $100 for each apartment on renewal. And other charges which are not used by most residents.
This apartment complex is very quiet and family oriented. It is located near the medical center in a safe area. I haven't had any issues with bugs. You can see they are renovating other apartments in the complex; the one I am living in needed updates and minor fixes when we first moved in, but overall clean. Also, the complex has recently been taken over by new management and I have no complaints at this point.
