Property Ratings at Greenbriar Village
These apartments are really old and don’t have much insulation. Whatever your neighbors are doing (walking, talking, listening to music, going to the bathroom) you can hear. At first I thought it was just the neighbors being extremely loud, but after they moved out and new ones moved in, and then they moved out and new ones moved in. 4 years of new neighbors and they’re just as “loud” as the last ones. The good price of rent just isn’t worth it anymore.
Greenbriar Village is in disrepair. These buildings are over 40 years old which would be fine if the property owner, C&R Real Estate provided the necessary upkeep. Maintenance, however, is short staffed. It only ever seems to be Ray running around, and he’s a good man who knows what he is doing as far as routine maintenance issues. But Greenbriar stretches him too thin. If black mold, a leaky ceiling, or a leaky window is your problem, these are treated as fussy complaints by management. I encountered all of these in addition to my entire apartment being flooded on multiple occasions. Fair to say flooding is not a situation that prospective tenants should expect, though it happened to several neighbors as well, and no less in the middle of winter. Imagine waking up to ice cold water at your feet. And be advised, the higher floors are not impervious to leaks and flooding. I’ve seen the carpet cleaners stick a suction hose through the second-floor balconies. To illustrate how much the manager has a grasp of her responsibilities, she wanted to initially treat the flooding by putting a dehumidifier in the apartment. This is after, I assume, C&R Real Estate was tired of footing the bill for water removal and carpet cleaning. Needless to say, the dehumidifier did not fix anything. The flooding was not professionally attended to for months when we were finally moved out. Even though it’s a quick trip downtown, which management is keen on saying, the property is directly downhill from a forested ravine. All the bugs and rainwater affect the structural dependability. Never mind the units themselves, the manager is argumentative, passive aggressive, immature, and yet somehow hides behind the guise of professionalism, something she apparently cherishes.
Everything the previous reviewer stated was absolutely correct... however this was still the worst apartment complex I have ever lived in. The apartments are super old with constant flooding/backed up pipes (I've had 3 since moving in 6 months ago). Balconies/windows are super old and most apartments/balconies face the parking lots so there is absolutely no sense of privacy. The apartments are heated by wall/floor heaters which don't work well and are extremely inefficient when combined with the prehistoric windows... my electricity/heat bill for December and January was $240/month. When I told the front office about my extraordinary electricity bill, they said "Yeah, the heating units are really inefficient here, just don't use them." Thanks for the heads up... Most balconies are completely uncovered and the ones that are, are covered with slotted wood from the balcony floor above you... so in the winter the patio is unusable because of all the rain and in the summer you are baking in the heat. Also, practically nothing is allowed on your balcony except official patio furniture, because they say they want to keep their "aesthetic beauty". The balconies are made of algae covered rotting wood (from not being adequately covered) and rod iron that is practically falling apart/super rusty... you call that aesthetic beauty? There are no hammocks, no rugs or no privacy partitions allowed on your balcony... so I've found my patio to be pretty much useless year round. Also, FYI... no smoking is allowed anywhere on the property, even outside. The only saving grace, is that the property employees are nice and available... although that does nothing to improve my experience here on a day-to-day basis. The complex also does has a pool, although it is tiny.
This apartment complex is amazing for the price. It has an outdoor pool, basketball court and ample parking. The apartment staff is great to work with and quickly responds to any work orders. The complex is a short car, bus or bike ride from downtown. Anything else this close to the city is hundreds of dollars more a month. Only downside is no laundry machines in the units however the shared laundry rooms are rarely busy. You would have to pay me to move.
