Property Ratings at Greenbrier
I’ve noticed significant improvements since the new management team took over. They seem committed to addressing past and current concerns with a proactive approach. If you have any issues, I highly recommend going to the office and sitting down with one of the managers. They’re responsive and genuinely interested in resolving matters effectively. It’s clear that they are working hard to make things right, and the results are showing

If I could include pictures I would. This apartment complex is the absolute worst. The property management has no regards to tenants. Over 100 units have no proper working AC units, maintenance is a joke we have to purchase our own window units to get some sort of comfort in this heat that we won’t be reimbursed for. They will drag their feet on repairs, but don’t be late with rent because they’ll harass you to make sure you pay it. There’s bugs, the grounds of the complex are disgusting, maintenance just gets paid to ride on golf carts all day. Please don’t rent here if you don’t have too.

Please have the leaseholder reach out to us directly when so we can take care of these claims properly. Thank you and we hope to speak with you soon.
Apartment doesn’t inspect My kitchen sinks, bathroom tub leaks been leaking for months. Manager, “we still waiting on the part.” 4 months for a part. Ridiculous.

Do not move here!!!!! neighbor’s messy… roaches everywhere in the apartment. Yes they do have valet trash but the neighbors pile the trash bags up by the door and put their trash inside your trash can if it’s outside. Will not renew my lease with them

I paid my deposit for one apartment and was forced to move in another one. The apartment that I was moved in had a 4 x 8 hole in the balcony roof. We were told on move in day that it would be fixed within a month, well my lease is up and it hasn’t been fixed. We constantly reminded the office staff about this and not having a smoke alarm since February, no one cared.

Please give us a call when you have a moment so we can clear up any misunderstandings and get you the answers you need. We appreciate you and hope this is resolved soon.
I’ve lived here for six months now and I am having more problems than ever. Constantly broken laundry doors, front stove tops don’t work, dishwasher overflows my floors with water, broken shower nozzle and no proper air conditioning. Maintenance is very slack and unprofessional. Instead of fixing up apartments that people no longer live in anymore, how about fix the ones people currently stay in. My AC has been broken for over three months now and I just got a AC unit put in my living room window about two month ago. How tacky is that. I was stated that a piece had to be bought and it’s been over three weeks since I was told that. For the amount I pay for a ONE bedroom, this is all very unacceptable.

Hello, thank you for the feedback. We feel it would be best if we could speak with you directly regarding your concerns. Please give us a call when you can so we can clear up any misunderstandings and reassure you that we are doing our due diligence to resolve this issue for you.
Unless you plan to be disturbed and distracted by loud music and talking through paper thin walls throughout your entire day (someone who works from home) by STAFF I would not live here. They are rude and don’t care about any of your problems. They show up to “fix” something two days late once you already fixed the issue and don’t care if anything has spoiled or they have taken up hours of your time. Paying expensive rent for a disaster where you barely feel at home. also it is very known that the gate very rarely works and people WILL get in through the other gate. No amenities are open that you supposedly pay for (pool, gym, forget it). All you have is your little expensive dirty hole they give you. I’m happy to have moved out and have this place out of my mind.
This place is okay. The renovated units look nice but what you pay for the crime infested area is not a good bargain. The cops are out here DAILY. I hear gunshots weekly. It’s crazy. This is literally the hood. There’s only one trash compactor for basically two complexes. The gate is always broken partly because the exit gate opens inward instead of outward. Ppl leave the trash in the street and people hit the trash spreading it everywhere. Property management changes YEARLY. IF you have to stay here do it. If you can afford a better place in a better side of town do that.

We're regretful to read that your experience here has not aligned with your expectations. We hope to hear from you soon.
Apartments are filled with roaches! No matter how clean you keep it or how many traps you put out it’s unbearable to live here!!!!!!!!
The pictures of this facility are misleading. I live in the 16 building where trash and furniture is dumped in the parking lot. Rodents & flies everywhere. Don’t move here.
I am a current resident. I will finally be able to move out of this apartment complex next month. There are several problems with this complex, but I wanted to let future people know to be aware of so I've boiled it down to a couple of this. Security is a joke here. My car gets broken into at least once a month. If you look on the news section of google you will see that this is a current problem here. The exit gate opens up wide and cars just go inside the complex that way. Cars will literally just wait until the exit gate opens to try to swing in. Tenants are awful. There is trash literally everywhere. It's behind the stairwells, on the street, thrown behind the fence, on the sidewalk, just everywhere.Tenants are so lazy that they leave the trash outside of the trash compactor and then it builds up because everyone else does it. It smells like weed outside and inside and tenants blast music until 4 am on weekdays. I'm not talking about just a little bit of bass. I'm talking about I hear the lyrics of the song on full blast.I hear gunshots almost every week. Teenagers will roam all throughout the night. They let anyone and everyone live here and it shows. Maintenance does the best that they can, but in the summer my AC always breaks. It took an average of two weeks each time to get fixed in 100 degree weather. The property manager's, Eva, response was to just get a fan while I wait for my turn. Wow, genius idea! You overpay for the appliances you get. Every good review is from the staff's friends or are people that are soon going to turn around and have problems. They will be nice and friendly to you only from the first through the fifth and then you don't matter. Please look elsewhere.
I previously Lived here for 2 years. When I first moved into Greenbrier apartment, the management was not quick to respond, but they were what you paid for. The gate at the apartment was broken, they decided to hire a security guard. However near the end of 2016 the apartment was bought by South Wood Realty. They removed the Security Guard before repairing the gate, they've attempted to fix the gate 8 times without success leaving a wide open Gate to the main entrance of the apartment complex. The Gate is still not repaired, They enforced rules sporadically. My girlfriend applied to live with me they charged her for the application, but never ran her application and she was never able to be added to the lease. No one would help me when we followed-up with the office. Again, no issue charging her though. Would not recommend this complex based on management.
Worse management ever!! There are no amenities. They have NO security, gate is ALWAYS open and check the local news you will see there were 30 car break ins in ONE NIGHT!!! No survellieance cameras even though they advertise they have them They are lying about the pool area, you don't have the following Fitness & Recreation •Fitness Center( has been closed for close to a yr) •Cardio Machines don't work •Weight Machines don't work •Pool rarely open •Playground •Tennis Court nasty no one uses •Walking/Biking Trails I have never seen Package Acceptance only if they like YOU WILL REGRET IT!!!!

Among the many amenities on the property we continue to offer package service as wells as a convenient coffee bar. If an amenity is out of order we strive to quickly make it available for our valued residents. We look forward to speaking with soon.
This is by far the worst apartment complex I’ve ever lived in. Hardly anything worked when I moved in. All of the apartment l’s “amenities” are constantly closed or out of order. They offer no security. 50 cars were broken into on one night! If you can avoid this place please do so.
Property Manager at Greenbrier, Responded To This Review
We would love to discuss any concerns about your apartment home or the community. Please feel free to come by the office and speak with our management team. Our resident's enjoyment of their apartment community and home is very important. We understand the resident frustration when a community amenity or featured is closed for repairs. We addressed the issue as quickly as we can so the resident can enjoy all community features. Management
My upstairs neighbors pipes burst causing water to flood my entire bathroom, my laundry room and my electrical box. I went to the office to tell them and the managers response was " you should have had renters insurance". The manager is rude, unprofessional, unapologetic and unsympathetic. I have filed numerous complaints with multiple agencies against southwood realty and greenbriar. The responses on the reviews are not the truth. They do not care and they do not try to help.
Property Manager at Greenbrier, Responded To This Review
We strive for customer satisfaction and communication. Although we cannot predict mechanical breakdown we strive to address the issue in a timely manner. Because of this we encourage renters insurance to all of our residents for their personal belongings. We would love to speak with you in the office to ensure all repairs were completed and that you continue enjoying your apartment home.
This property has been nothing shy of HORRIBLE!! Mildew, Leaks, the water heater doesn’t stay hot at all, the cabinets are from the 60’s (Maybe even before that) RUDE MANAGEMENT. South wood realty head office is TERRIBLE!!! I wish this site allowed pictures to be uploaded. You send out requests to have work done, you get the “We only once two maintanece men and your issue will be resolved we have multiple requests”. THE CABINETS ARE ATE UP AND FALLING APART, the tubs are leaking and YELLOW!, THE PIPES ARE RUSTY!!! The dishwashers comes off track!!! The piping in the kitchen is so horrible! The sink gets clogged and they try and charge $25 because of an ERROR on there end. THIS PLACE IS OVERALL A BAD DECISION!!! The new management is JUST AS TERRIBLE AND RUDEEEE AND UNWILLING TO ASSIST WITH ANY ISSUE!!! Stay away from this property. Unless your in one of the newer modeled apartments. You might have less issues.

We strive for resident satisfaction and would like the opportunity to speak with you to address any concerns that you have concerning your apartment home and accounting.
Gunshots heard around the properly on a regular basis, my apartment has had water damage since Jan, still no notice as to when it will be fixed. As part of your rent, they charge you for the gate service and gym but the gate has not worked in 2 years and the gym is in horrible repair. Many residents leave trash outside their apartments or throw it in the back and management does not do anything about it. Maintenance staff is barely competent and the office staff is even worse. Unless you like being ripped off, ignored and living in filth find another apartment elsewhere.
Property Manager at Greenbrier, Responded To This Review
We are saddened to hear that your experience has been less than we what we strive for. We are actively addressing resident concerns. We are working to finding the best solutions with the property gate as there have been some technical issues since change in management. We strive to have all amenities available to our valued residents and understand your frustration when it is closed for repairs. We want to keep top of the line equipment working for our Top of the Line Residents. We would love the opportunity to speak with you in the office to find solutions to these concerns. Thank you again for your feedback as it makes us better.
I have lived here for almost 3 years only because I don't want to move since it's such a hassle. The rent goes up every year, the security guards dont know what they are doing and just wave everyone on in, the pool is never attended to and people from other neighborhoods come in and use it and the apartments are old and in terrible condition. Leasing office staff are so rude but the maintenance guys are awesome.
