Property Ratings at Greenbrier Gardens (Patriot Greenbrier)
I don’t even know where to begin the amount of stress that I’ve had from trying to move in and living here in less than a year has been insane. They have already tried to kick me out with no reasoning or because they have poor communication skills I moved in With worker that was not doing their job correctly. There is cockroaches in all apartments the maintenance lacks mold everywhere and they constantly tried to charge you for things that you shouldn’t be charged for and then try to kick you out
Very old apartments. Mold in every building. Horrible management. Poor maintenance. No matter who you talk to you can’t get anything fixed. Don’t waste your time and money here. Never have lived in such a horrible place.
I’ve never lived under more incompetent property management in my life. They don’t respond, they don’t fix MAJOR things (draining issues, standing water, flooding, pipes breaking etc). No one is ever in office no one ever answers the phone & the rare time you do it’s nothing but excuses. If you’re smart you’ll stay far away from these people
The ad is very deceiving. Went to look at these apartments, and only two apartments have been renovated to match the pictures. All the other apartments are still old, outdated and rundown. Called multiple times to get more information, and they never answered. She was there at the office when I showed up to look at them. Would highly recommend to pass these up, unless you literally have no other options!
I tried contacting in every way possible. I finally drove up there in person and had to wait nearly 30 minutes to talk to a person who was overwhelmed with texts, another person being moved in, with maintenance etc. apparently the ‘new management’ has no experience and no help. They tell some tenants that certain utilities are included and other tenants it is not. I spent over 2 months trying to contact them. This is ridiculous.

Due to the nature of your concerns, we think it would be best if we spoke with you directly. Please stop by our office at your earliest convenience so we can discuss these claims. We look forward to speaking with you soon.
I was baffled in the beginning as to why so many people were or had left the reviews they did. Now I understand some of the many complaints people have left. Answering phone calls or e-mails: they for whatever reason will not return anything (be it a phone call or e-mail) for the life of them despite that being a component of their job. You need to answer your tenants regardless of how little you personally feel about their situations (which to be honest, may be a sign this isn't the job for you). Be a professional and take your job seriously. If someone is saying there is a problem, it is your job to work that out, not run away or ignore it like you have no idea what you're doing. The other thing, when you are at one of the many places you go to and work, do NOT wait until after work hours to come and talk to tenants. Do that while you're on the clock (and at that particular location. If that proves too difficult for you, maybe you've gone in a little over your head). That is after all, a part of your job. I guess overall, my complaint would be the lack of competence the property managers seem to have, and the unwillingness to understand a tenants situation, and the unwillingness to hold not only other tenants, but themselves accountable when they do not follow through with what's required and guidelines. I would recommend they find more capable and more qualified property managers. Property managers that can do their job, and do it well. Especially one in particular. I will give this one star for poor property managers, because I feel like if they did their job, and took it seriously, this place would be amazing.

I wish I could give 0 star.. all my life I have been lived many apartments this is by far the worst management. I won’t recommend this to my worst enemy.. horrible. New management doesnot pick up maintenance call. Even after going to the office and logged complaints no one came to fix stuff at my place. After leaving the place. I cleaned the Appartment almost like new. Spend 1 week in cleaning and still they deducted $400+ From my security deposit bcoz I couldn’t show them the bill from professional cleaners. I hope people reads this and save themselves from renting house in this place.. you are never going to get your security deposit back. And those who live in this place now. I am sorry for them. They can relate to me.
Agree with the others who have tried to reach them. It is a WOT. They never have returned my multiple voicemails and none of my emails. It's been longer than 3 weeks!
It’s extremely hard to get ahold of the manager. I’ve been calling and emailing for a month now & leaving voicemails & no one has yet to call me back.
No return calls or emails for 3 weeks, finally drove 3 hours to the office to be told they are now affordable housing with a wait list for months. You have a voice-mail, at least let people know you have no vacancies!!!
I’ve lived here about 8 months and I’m so glad I made the choice to move here. The Staff are so friendly and I have amazing neighbors. I love having a pool in the community as well to cool off on those hot summer days. I highly recommend Greenbrier Gardens to anyone looking for a great community.

I've lived here for 1 year now and my experience has been a great one! Very family oriented and peaceful. Nancy has been very helpful and nothing but a blessing to myself and my family. What I love most is being in a great school district.
I have had a wonderful experience with this community. Nancy the manager made me feel welcome and at home. The community is clean and well kept and the pool is amazing. I would recommend this property highly.

Do not waste your time with this place. The management is completely unprofessional, inconsiderate, and inconsistent. Do not recommend.

Great management and maintenance team at Greenbrier Gardens - always prompt to fix any issues. Tamara the property manager at Greenbrier is very sweet, personal, and easy to deal with. I love my apartment; when I moved in, everything was extremely clean. The property itself is a little older, but maintenance seems to keep it up. The location is amazing; you are 5-10 minutes from everything in Charleston. I plan to stay here until I move out of state. Keep up the good work!
I have called for a month and sent emails, no one has returned a call or an email.

Hello, my name is Tamara, and I am the property manager at Greenbrier Gardens Apartments. I am sorry to hear that you did not receive a response. We try to the best of our ability to respond to everyone. We have recently just started using Apartments.com and have found it works somewhat differently than calling us directly; we are working through the idiosyncrasies of the new system. If you would like to call the office directly, you can call the office number: 304-346-7001. Hope to hear from you soon.
Moving to the Charleston area on short notice is difficult because very few complexes post anything online. Greenbrier Gardens is one of the few, and while it seemed nice enough at first, the past year and a half has proven it to be anything but. The positives: the apartment (mine is a large one bedroom) is quite spacious and has a TON of closets, including three in the bedroom, plus typically ample unassigned parking. It is also quite convenient to the nicest Kroger in town and plenty of shopping down Corridor G, and costs less than most other apartments that post online. The negatives (and there are plenty): the walls and floors are very thin, so you can hear and smell everything your neighbors do, sewer gas leaks into the utility closet when it rains, my unit faces the very loud highway, the appliances are quite old, the bedroom layout makes furniture placement nearly impossible, there are very few overhead lights, and the carpet is somewhat stained and smells quite bad. The complex maintenance crew is subpar at best, doing poor work on repairs and taking forever to get around to anything (it took three weeks for them to replace my broken oven). The area around the apartment does not drain well and becomes a swamp with any hint of rain. The common laundry facility is terrible; the machines do not work well, it smells bad, and people always leave their clothes in the machines. Another major downside for me is that the complex is located in an area that is not walkable/runnable in any way, positioned on a somewhat treacherous curve with no sidewalks. Overall, I would suggest that renters proceed with caution at Greenbrier Gardens, and definitely avoid buildings at the front of the complex because of the highway noise. If you are looking for something reasonably affordable with plenty of space and are not particular about location or quality, this might be the place for you. If I had to do it over, I would not rent here again.
